La Salle County Appraisal District CAD 2026

La Salle County, Texas · CAD search, ranch land, minerals, taxes, exemptions and deeds

Match the La Salle Property Account Before You Pay, Protest or Research Minerals

Start with La Salle County Appraisal District for appraisal values, property characteristics, exemptions, ranch and agricultural records, mineral accounts, maps and protests.

Tax collection is more complicated: the county tax office collects the La Salle County taxing-unit bill, while school districts, cities and the water district may use separate collectors. This guide helps you identify the correct account and payment office before money is submitted.

2 · SEARCH TEXT Use fewer words

Try the account, owner surname, street, abstract or subdivision.

3 · PROPERTY TYPE Real or mineral

A mineral account can be separate from the surface or ranch account.

4 · TAX YEAR Verify the year

Do not compare an older appraisal record with a newer tax bill without noting the year.

Understand what each La Salle CAD field can confirm

Use each field as a verification clue—not as a substitute for a deed or survey
Field What it helps identify What it does not prove Best next action
Property ID The appraisal account maintained by La Salle CAD. A deed instrument, payment confirmation or mineral lease number. Save it for CAD forms, calls and protests.
Geographic ID A geographic or parcel-related identifier. A surveyed boundary or exact acreage. Compare it with the map, deed and legal description.
Property type Real, personal, mineral, auto or mobile-home classification. That every interest connected to the location is on one account. Search other property-type filters when necessary.
Owner name The person or entity displayed for appraisal administration. Complete legal title, royalty ownership or the absence of liens. Search County Clerk recorded documents.
Situs address The assigned physical location when one exists. The complete legal description, access rights or parcel boundary. Compare the map, abstract and deed.
Legal description The abstract, survey, tract, subdivision, lot or block. That abbreviated CAD text is sufficient for a conveyance. Open the recorded deed, lease, assignment or plat.
Market value The district’s January 1 estimate of market value. The sale price, royalty payment, reserve estimate or final tax bill. Review appraisal evidence and property characteristics.
Appraised value The value after an applicable cap or special appraisal. That market value is correct or cannot be protested. Compare market, appraised and taxable values.
Taxable value The amount remaining after exemptions for a taxing unit. The amount due without the unit’s adopted rate. Match it with the correct collector’s tax statement.
Exemptions Homestead, age, disability, veteran or other approved treatment. That every taxing unit grants the same amount. Review taxable values unit by unit.
ARB information Protest status, informal date, hearing date or formal date. That a deadline or appointment has not changed. Confirm the current notice with La Salle CAD.
Search troubleshooting

Fix a property, ranch or mineral search that returns nothing

Change the search method before assuming the account is missing
Problem Likely reason Best correction
Full owner name fails The account may use surname-first order, initials, an estate, trust or company. Search only the first or last name.
Address search fails Rural land, highway tracts and ranch property may not use a normal address. Search only the street or highway name, then use ID, abstract or map.
Mineral interest is missing The search is filtered to Real property or the account uses an operator, lease or prior owner. Select Mineral and search owner, operator, abstract, lease information or ID.
Too many results appear The owner controls several surface, mineral or personal-property accounts. Add property type, abstract, subdivision, ID or neighbourhood.
New owner is not displayed The recorded deed or CAD ownership update may still be processing. Confirm recording with the Clerk and give CAD the instrument details.
Mobile home is not on the land account The home and underlying real estate can be separate accounts. Select Mobile Home and search owner, park, ID and land account separately.
Tax bill is not in county portal The bill may belong to an ISD, city or water district using another collector. Read the collector printed on the statement.
Payment still appears unpaid The county tax website currently warns that payment statuses may not update correctly. Call before paying again and provide the confirmation number.
Wrong year is displayed The visible selector currently begins with 2025, not 2026. Select the intended year and confirm current-year data directly with CAD.
Useful CAD call script: “I am trying to locate account [Property ID if known] for [owner, operator or estate] in [abstract, subdivision or location]. Can you confirm the property type and explain whether an ownership, mineral, exemption or parcel update is still processing?”
Critical local collector split

Identify which office issued each La Salle County tax bill

Do not assume one payment covers every taxing unit. The Texas Comptroller lists the La Salle County Tax Assessor-Collector as collecting for La Salle County. La Salle CAD also appraises property for Cotulla ISD, Dilley ISD, the cities of Cotulla and Encinal and Wintergarden Underground Water District.
Use the collector shown on the actual statement
Taxing unit Appraisal office Likely payment starting point What to verify
La Salle County La Salle CAD La Salle County Tax Office Property ID, owner/taxpayer ID, statement number, year and payment status.
Cotulla ISD La Salle CAD Cotulla ISD Tax Office or the collector printed on the bill Do not send an ISD bill to the county portal without confirming the collector.
Dilley ISD La Salle CAD for property in La Salle County Collector printed on the Dilley ISD statement Dilley ISD crosses county lines, so use the exact account and bill.
City of Cotulla La Salle CAD Collector shown on the city tax statement Confirm whether the city bill is separate from the county bill.
City of Encinal La Salle CAD Collector shown on the city tax statement Use the correct city account and tax year.
Wintergarden Underground Water District La Salle CAD Collector or instructions shown on the district statement Do not confuse the water-district rate with a water utility bill.
Fast collector check: look near the top and payment coupon of each statement for the collector name, mailing address, account number and payment portal. Matching only the property owner is not enough.
County tax payment and duplicate-payment protection

Call first, verify the county account, then submit payment

Current system issue: the county tax office states that payment statuses are not updating properly and asks taxpayers to contact the office before making an online payment.
Confirm that the bill is for La Salle County The county payment portal may not be the collector for an ISD, city or water-district statement.
Call the Tax Office before paying Ask whether the account is already paid or has a payment pending. Call 830-483-5134
Prepare the identifying information Have the Property ID, owner/taxpayer ID, statement number, tax year and telephone number ready.
Open the official payment route Begin from the county tax-office website or direct payment application. Open county tax payment
Verify every account in the transaction Compare owner, Property ID, tax year, current balance, delinquent balance and total payment.
Review the live fee The county FAQ currently lists a 2.35% card charge and a $2 electronic-check fee. The checkout amount controls, so confirm it before authorising payment.
Save the confirmation number Keep the payment date, amount, tax year, method, account and confirmation.
Do not rely only on the online status The office states that payments are posted or updated weekly and the website may temporarily show an incorrect unpaid status.
Call before paying a second time Provide the first confirmation number and ask staff to verify receipt.
Pay in person

101 Courthouse Square, Suite 114, Cotulla. The office publishes Monday–Friday hours of 8:00 AM–5:00 PM and remains open at lunch.

Pay by mail

La Salle County Tax Office, P.O. Box 737, Cotulla, TX 78014. Include the tax-statement copy when possible.

Payment arrangement

The county FAQ states that monthly arrangements may be available for delinquent taxes, but they must be arranged with the office.

Appraisal-to-tax workflow

Follow the value from La Salle CAD to the correct collector

La Salle County property appraisal and collection flow Market value flows through special appraisal and exemptions, then local rates and separate tax collectors. MARKET VALUE January 1 estimate Review or protest SPECIAL APPRAISAL Homestead cap, ag or wildlife use EXEMPTIONS Homestead, age, disability or veteran SEPARATE BILLS County, school, city or water collector La Salle CAD determines values; taxing units adopt rates; the named collector calculates and receives each bill.
Market value

The district’s estimate of value as of January 1.

Appraised value

The value after a cap, limitation or special appraisal.

Taxable value

The value remaining after exemptions for a specific taxing unit.

Tax statement

The collector applies the unit’s adopted rate to its certified taxable value.

Do not compare only total bills. First check the property type, taxable value, missing exemption, special-appraisal status, taxing-unit list, adopted rate and collector.
Homestead and exemption workflow

File with La Salle CAD and verify the exemption on the account

Texas school districts currently provide a $140,000 general residence-homestead exemption. Other local exemption amounts can differ by taxing unit.
Find the exact appraisal account Save the Property ID, Geographic ID, owner, address, legal description and current exemption display.
Open La Salle CAD forms Use official forms for homestead, age, disability, veteran, agricultural, wildlife, rendition and protest matters. Open La Salle CAD forms
Select the correct application Do not use a general homestead application when the situation requires a senior, disability, veteran, agricultural or business-personal-property form.
Prepare the requested evidence Read the form for identification, ownership, occupancy, disability, veteran or land-use requirements.
Use the taxpayer portal when appropriate The portal supports property details, electronic communications, documents and available applications. Open La Salle CAD Taxpayer Portal
Keep proof of filing Save the portal confirmation, email, fax report, certified-mail receipt or stamped copy.
Recheck the property record Confirm that the exemption appears for the intended property and tax year.
Check every resulting tax statement A corrected appraisal record may require the collector to issue an adjusted bill or refund.
New homeowner

Do not assume the seller’s exemption, appraisal cap or tax ceiling transfers automatically.

Heir property

Prepare inheritance, death-certificate, utility and ownership documents required by the applicable homestead rules.

Ag or wildlife land

Qualification depends on land use, history and evidence—not simply acreage or rural location.

Appraisal protest and ARB preparation

Build the La Salle CAD protest around a specific property issue

General Texas deadline: most protests are due May 15 or 30 days after the appraisal district mails the Notice of Appraised Value, whichever is later. The deadline associated with the official La Salle CAD notice controls.

Because it is now July 2026, the ordinary deadline has passed for many accounts. Limited late-protest, failure-to-receive-notice, clerical-error, ownership-error or joint-correction procedures may still apply in specific circumstances.

Save the complete appraisal record Capture values, property type, legal description, acreage, land, improvements, exemptions and ownership.
Read the official notice Confirm the mailing date, protest deadline, Property ID, appraised value and available filing methods.
Identify the precise disagreement Examples include market value, unequal appraisal, incorrect acreage, property type, improvement data, mineral interest, ownership, exemption or agricultural qualification.
Use the official protest resources Follow La Salle CAD’s protest-process page and current form instructions. Open La Salle CAD Protest Process
Collect evidence tied to the issue Use photographs, repair estimates, surveys, closing documents, comparable sales, unequal-appraisal records, lease data or production-related evidence.
Request the district’s evidence Compare the CAD appraisal data, comparable accounts, valuation method and property characteristics with your own evidence.
Prepare a one-page presentation State the account, issue, strongest evidence and requested value or correction.
Save filing and hearing records Keep proof of submission, hearing notice, evidence, settlement correspondence and the ARB order.

Mineral, oil-and-gas and industrial accounts

Separate the surface parcel from the mineral or business account

La Salle County’s Eagle Ford activity means one location can involve a ranch or surface account, one or more mineral-interest accounts, operator-related property, pipelines, industrial improvements and business personal property.

Select Mineral property type Do not search only the Real property category. Open La Salle CAD search
Search several possible names Try the mineral owner, operator, company, estate, trust, prior owner or lease-related name.
Use the abstract and legal information Mineral accounts may be easier to identify by abstract, survey, tract, lease or Geographic ID than by street address.
Compare the ownership decimal or interest evidence Appraisal information should be checked against division orders, deeds, assignments and probate records.
Review the correct tax year Production, price, reserve and ownership information can change between years.
Use the official mineral contact The county tax office’s contact page currently routes mineral inquiries to Wardlaw Appraisal Group.

  • Lease, well, abstract or survey information
  • Tax year and appraisal notice

Ownership warning: the mineral owner shown in an appraisal record does not replace a title examination. Mineral title can involve severances, assignments, probate, pooled units and multiple recorded interests.
Property-tax and protest estimator

Estimate tax only after combining the correct local bills

Enter a taxable value and the combined rate from all applicable statements. Rates should be entered per $100 of taxable value—for example, enter 1.850000 for a combined rate of $1.85 per $100.

Different taxing units may use different taxable values.
Estimated taxable value $0
Estimated annual tax $0
Monthly reserve $0
Possible net protest saving $0

Estimate only: separate county, school, city and water-district bills can apply different exemptions, taxable values or rates. Mineral, industrial, business-personal-property and delinquent accounts may require different calculations.
Deeds, liens, leases and recorded ownership

Use the County Clerk when the CAD owner field is not enough

The La Salle County Clerk maintains deeds and other recorded instruments. The public deed-record search is particularly useful for surface deeds, liens, easements, oil-and-gas leases, assignments, releases and ownership research.

Save the appraisal identifiers Record the owner, Property ID, Geographic ID, legal description, abstract and acreage.
Open the official county-clerk page Use the Deed Record Public Search linked by the county. Open County and District Clerk

Search grantor and grantee names Try current and prior owners, companies, estates, trustees, operators and related parties.
Search instrument and legal information Use the instrument number, recording date, document type, abstract, subdivision, tract or legal description.
Match the recorded document with CAD Compare the parties, legal description, acreage and recording date with the appraisal account.
Request an official copy when needed Contact the Clerk when a court, lender, title company or legal matter requires a certified copy.
Provide the recording information to CAD For a delayed owner update, supply the instrument number, recording date, parties, legal description and Property ID.

Local property situations

Adjust the lookup to the La Salle County property type

Cotulla residence

Verify City of Cotulla, Cotulla ISD and county-related accounts instead of assuming one combined payment.

Encinal property

Confirm the City of Encinal and school-district entries, then use the collector printed on each statement.

Ranch or open-space land

Search by owner, abstract, Geographic ID and map. Review productivity value separately from market value.

Oil-and-gas interest

Use the Mineral filter and compare appraisal ownership with leases, assignments and division orders.

Dilley ISD split property

Confirm the exact county portion and collector because Dilley ISD crosses county boundaries.

Artesia Wells or Fowlerton-area tract

A conventional address may not work. Use owner, abstract, legal description, Property ID and map location.

Pipeline or industrial account

Search real, personal and mineral categories because infrastructure and equipment can be separate accounts.

Mobile home

Select Mobile Home and search the owner, ID and park. The land and home can be separately appraised.

Inherited property

Search the deceased owner, estate, heirs and prior account, then verify probate or deed documents with the Clerk.
