Upshur CAD mailed new-owner homestead and agricultural or timber applications in February 2026 when the previous owner had qualifying treatment.
Use the matching exemption application and verify taxable values and any applicable tax ceiling.
Prepare the required VA rating, ownership and residency documents for the applicable exemption.
Build the Upshur CAD protest around a specific, provable issue
Because it is now late July 2026, the ordinary protest deadline has passed for many accounts. Upshur’s ARB guidance explains that certain late protests, failure-to-receive-notice claims and limited appraisal-roll corrections can depend on the facts and timing.

Review special appraisal separately from the land’s market value
Upshur County includes pasture, timber, wooded acreage, farms, wildlife-use land and mixed rural property. Qualifying open-space or timber appraisal can produce an appraised value based on productivity rather than the land’s full market value.
Separate the commercial timber acreage from the homesite, road, pond or other non-qualifying area.
Keep the written lease, stocking evidence, photographs and management records.
Do not assume the prior owner’s agricultural or timber appraisal automatically continues after closing.
