Understand what the DCAD record does and does not establish

Use the appraisal account to identify the property, then verify title and payment records separately
Account field What it helps identify What it does not prove Best next step
Account number The 17-character DCAD appraisal account. The County Clerk document number or successful tax payment. Use it when calling DCAD and the Tax Office.
Owner name The owner currently displayed for appraisal administration. Complete title, heirship, lien priority or every ownership interest. Search the County Clerk’s recorded documents.
Situs address The physical location assigned to the account. Legal boundaries, easements, access or the complete deed description. Compare the map, deed, plat and survey.
Legal description Lot, block, subdivision, abstract, tract or condominium information. That abbreviated CAD wording is complete enough for a legal filing. Match it with the recorded instrument.
Land and improvements How value and property characteristics are allocated. That size, condition, age, quality or improvements are correct. Document inaccurate property characteristics.
Market value DCAD’s January 1 estimate of open-market value. The sale price, mortgage value or final tax amount. Review evidence and comparable property.
Appraised value Value after an applicable appraisal limitation. That the market-value field is correct. Compare market and appraised values separately.
Exemptions Homestead, age, disability, veteran or another approved benefit. That each taxing unit grants the same reduction. Review each taxable-value line on the bill.
Taxing jurisdictions County, city, school, college, hospital or special-district entries. That Dallas County collects every possible line. Follow the collector shown on the tax statement.
uFile link Electronic protest access for the selected account and year. That a protest was successfully submitted. Save the final confirmation and email.
DCAD specifically directs title research to the County Clerk. Treat the appraisal account as a tax-administration record, not a title report or legal survey.
No-result troubleshooting

Fix common Dallas CAD search problems

Change one search field at a time before assuming the property is missing
Problem Likely reason What to try next
Owner name returns nothing The property may be under a spouse, trust, estate, LLC, corporation or prior owner. Search the property address or account number.
Address returns nothing The street suffix, suite, punctuation or excessive information may block the result. Enter the number and street name without Street, Drive or Lane.
Street name is uncertain The official record may use a different spelling or direction. Use a partial name or the % wildcard.
Condo or unit is missing The unit, building and common area can use different account structures. Search the base street address and open every plausible result.
Business is not found The BPP record may use the legal name, DBA, parent company or a former name. Search the first part of the business name or use % as a wildcard.
Recent buyer is not displayed Deed recording and DCAD ownership maintenance occur through separate processes. Verify the deed, then submit a DCAD support request.
uFile link is missing You may still be on the results screen or the filing period may not be available. Open the blue property-address link and review the account detail.
Tax payment is not shown on DCAD Tax payments are maintained by the Tax Office, not DCAD. Use the Dallas County payment lookup.
Map and deed appear different GIS boundaries are approximate or the parcel configuration changed. Use the recorded deed, plat and licensed survey.
Useful DCAD support request: Include the account number, property address, owner shown online, requested correction, relevant tax year and a concise explanation with supporting documents.
Parcel, subdivision and comparison research

Use the DCAD map to locate a parcel and review nearby accounts

Open the official DCAD Property Map Accept the map terms before using its search and parcel tools. Open DCAD Property Map
Select a search feature The map supports account number, property address and owner-name searches.
Use DCAD’s map formats Enter a 17-character account, an address such as “2949 N Stemmons Fwy,” or an owner in last-name-first-name order.
Click the likely parcel Compare the parcel result with the account number, owner, address and legal description.
Review nearby properties carefully For appraisal research, compare property type, neighbourhood, age, size, condition, land and improvement quality.
Create a map or property report The DCAD map provides printable property-map and property-report options.
Use the feedback tool for map issues Draw the area of concern, add detailed comments and request contact when appropriate.
Use legal documents for boundary decisions Obtain the deed, recorded plat, easement documents and licensed survey before relying on a parcel line.
Comparison warning: A nearby property is not automatically comparable. Major differences in use, location, school district, construction, condition, lot size or improvement quality can make the comparison weak.
Appraisal value and final tax bill

Follow the Dallas County value from DCAD to the collector

Market value January 1 appraisal estimate
Appraised value Applicable appraisal limitation
Taxable value Unit-specific exemptions applied
Tax bill Taxable value multiplied by adopted rates
DCAD appraises

DCAD establishes and maintains property values for 61 local governing bodies in Dallas County.

Taxing units adopt rates

Cities, school districts, the county, Dallas College and special districts independently adopt tax rates.

Collectors issue bills

The Dallas County Tax Office and other authorised collectors calculate and receive the final tax payments.

Texas school districts currently provide a $140,000 general residence-homestead exemption. Qualifying owners who are age 65 or older or disabled can receive an additional $60,000 school exemption.
Cross-county city warning: A Dallas-area mailing address can lie in another county. Cities such as Carrollton, Coppell, Grand Prairie, Richardson, Rowlett, Sachse and Wylie can cross county lines. Verify the appraisal district and collector for the exact parcel.
Homestead, age, disability and veteran exemptions

Use the property account to generate the correct DCAD homestead form

Homestead filing is free through DCAD. DCAD states that property owners do not need to pay a company to file the residence-homestead application.
Search the correct property Use the owner, account or address search and open the blue property-address link.
Select “Print Homestead Exemption Form” DCAD makes the residence-homestead application available from the property-detail page.
Confirm the account information Check the owner, address, account number and appraisal year before completing the form.
Complete the qualifying sections The residence form includes homestead, age 65 or older, qualifying surviving-spouse and disabled-person provisions.
Prepare required identification Follow the current form’s driver-licence, state-ID and address-document requirements.
Add situation-specific evidence Trust, heir-property, manufactured-home, veteran, disability and transferred-tax-ceiling applications may require additional documents.
Use the official forms library for specialised filings Download current agricultural, veteran, deferral, charitable, historic, child-care and other applications. Open official DCAD forms
Save proof of filing Keep the signed application, attachments, submission date and mail or delivery record.
Verify the exemption later Reopen the account and check the exemption and taxable values for the relevant year.
Prepare the application and evidence matching the owner’s situation
Situation Official starting point What to prepare
Primary residence Residence Homestead Exemption Application Account number, ownership, occupancy information and required ID.
Age 65 or disabled owner Residence application plus qualifying section Age or disability evidence and homestead information.
Transferred tax ceiling Tax Ceiling Transfer Request Prior residence, prior exemption and new-property details.
Disabled veteran or survivor Disabled Veteran or Survivor Application VA or military documentation and ownership information.
Heir property Residence application and homestead affidavits Death certificate, heirship evidence, utility record and ownership facts.
Destroyed residence Temporary Exemption for Residence Destroyed by Fire Damage date, ownership, occupancy and supporting loss information.
2026 Dallas CAD filing calendar

Use the individual notice when its date differs from the standard calendar

Major 2026 DCAD dates and the appropriate action after a missed standard deadline
Filing or notice Published 2026 date Current next step
Business-personal-property rendition April 15, 2026 Contact DCAD about late filing, penalties, exemption treatment or correction options.
Total exemptions, agriculture, Freeport and other listed applications April 30, 2026 Check whether a late, prorated or account-specific filing route applies.
Residential and commercial protest May 15, 2026 for notices mailed April 14 Use a later notice date when applicable and review correction remedies.
Business-personal-property protest June 11, 2026 for notices mailed May 12 Check the individual BPP notice and current protest status.
Miscellaneous-property protest July 1, 2026 for notices mailed June 1 Use the date shown on a later or supplemental notice.
Chief Appraiser certification July 24, 2026 Review certified 2026 values and active protest status separately.
Do not assume every right ended with a standard date. A later appraisal notice, exemption denial, ownership change, supplemental record or statutory correction issue can have a different deadline. Use the date and instructions connected with the exact account.
uFile, evidence, informal review and ARB hearing

Access the DCAD protest system from the property-detail page

As of the July 28, 2026 review, the Dallas County ARB had received more than 250,000 protests, and DCAD expected hearings to continue through September. Owners with an outstanding timely protest may request an informal review before the scheduled hearing.
Do not email or fax the original protest filing. DCAD states that uFile is its electronic filing method and that protest filings by ordinary email or fax are not accepted.
Search and open the account Use owner, account or address search and click the blue property-address link.
Select “uFile Online Protest” The uFile entry appears on the account-detail page rather than on the general TaxRep login.
Enter the account PIN and security code The current-year PIN may appear on the appraisal notice. uFile can also provide a PIN-request process.
Select the precise protest reason Separate market value, unequal appraisal, incorrect property facts, exemption, ownership or business-property issues.
Enter a supportable opinion of value A value-related settlement review requires a specific requested value supported by evidence.
Upload evidence during the initial filing DCAD’s guide warns that the initial uFile filing is the time to attach documents through the upload screen.
Stay within the upload limits The current uFile guide describes a maximum of 8 MB per file and 15 MB total.
Save the completed protest confirmation Print or save the confirmation page and retain the email, account number and uploaded-document list.
Review any settlement offer carefully Compare the proposed value with the evidence and understand that declining the offer can move the case toward the ARB hearing.
Attend the scheduled ARB hearing unless resolved Do not assume that filing online, submitting evidence or discussing the property informally cancels the hearing.

Business-personal-property and commercial accounts

Search, render and protest the correct Dallas business account

The commercial real-estate account for a building is separate from the business-personal-property account for inventory, furniture, machinery, equipment, leased assets or other income-producing personal property.

Business personal property

Search by business name and review the location, owner, asset account, rendition and proposed value.

Multiple locations

Use the current leased-equipment and multiple-location procedures and spreadsheet templates when applicable.

Tax lookup, payment fees, partial payments and receipts

Use the Dallas County Tax Office—not DCAD—to pay a bill

DCAD does not collect property-tax payments. Begin with the Dallas County Tax Office payment page and verify that the office collects for every jurisdiction shown on the account.
Save the DCAD account information Record the 17-character account, owner, address, legal description and tax year.
Open the official payment application Avoid sponsored links, copied payment pages and links received through unsolicited messages. Open Dallas County Property Tax Payment
Search the correct tax account Compare the owner, account, property address, legal description, billed year and amount due.
Check every jurisdiction and collector Dallas County collects for many—but not necessarily every—taxing unit connected with every parcel.
Review current online fees ACH eCheck currently has no convenience fee. Credit cards and digital wallets are charged 2.05% with a $2.85 minimum; debit cards are $2.85 per transaction.
Decide whether to pay all or part Dallas County allows partial payments, but unpaid balances continue to accrue applicable penalty, interest and collection charges.
Submit payment and save the confirmation Keep the account, tax year, amount, method, date and confirmation number.
Confirm the financial transaction completed Dallas County warns that a confirmation number confirms the payment attempt; verify completion with the financial institution.
Check that the payment posted Reopen the official tax account and obtain a receipt after processing.
Call when the balance remains incorrect Provide the account, tax year, payment date, confirmation and bank information to the Customer Care Center.
Current Dallas County online payment charges
Payment method Published fee Important check
ACH eCheck $0.00 per transaction Verify bank routing, account number and available funds.
Credit card 2.05%, minimum $2.85 Review the non-refundable processor fee before submitting.
Debit card $2.85 per transaction Confirm the card is processed under the expected method.
Digital wallet 2.05%, minimum $2.85 Supported options include PayPal, Apple Pay, Google Pay and Venmo.
Phone payment Card-processing fee applies Use the official number: 1-877-253-0150.
Tax timing: Dallas County states that taxes are due and payable October 1 and become delinquent when unpaid after January 31. Not receiving a statement does not eliminate the tax obligation.
Payment arrangements: Dallas County accepts payment amounts toward current taxes. Its collection firm handles formal delinquent payment arrangements, while penalty and interest continue to accrue.
Deeds, liens, UCC records and recorded documents

Use the Dallas County Clerk Official Records Search for title-history research

The Dallas County Clerk’s public system provides Quick Search and Advanced Search for deeds, liens, UCC records and other recorded property documents. It also offers index-only and full-text OCR search options.

Save the DCAD owner and legal description Use these as search clues rather than proof of title.
Open the Dallas County online-record page Select “UCC / Personal Property / Deeds.” Open Dallas County Online Record Search
Open Official Records Search The county-linked search is hosted at dallas.tx.publicsearch.us. Open Official Records Search
Select Property Records Choose the correct department before entering the search term.
Search the grantor or grantee Try buyer, seller, current owner, previous owner, trust, estate, spouse or company.
Search additional identifiers The system supports subdivision, document type and document number searches.
Use a recorded-date range Narrow the results around the purchase, refinance, lien, release or ownership-change date.
Choose index-only or full-text search Full-text OCR can help locate words inside scanned documents that were not included in the clerk’s index.
Match the legal description Confirm the lot, block, subdivision, abstract, tract or condominium unit matches the DCAD account.
Register a property alert The official-record system provides a Property Alert option for potentially matching new recordings.

County Clerk: John F. Warren

Do not confuse a deed with a deed of trust. A deed transfers an ownership interest. A deed of trust generally secures a loan. Liens, releases, easements, plats and affidavits each serve different purposes.
Purchase, inheritance and ownership updates

What to do after acquiring Dallas County property

Confirm the recorded ownership document Search the County Clerk system for the deed, probate, heirship or other instrument.
Find the exact DCAD account Use the property address and account number and verify the legal description.
Check whether the prior owner is still displayed Allow processing time, then submit a DCAD support request when a recorded transfer remains unreflected.
Update the mailing address Use DCAD’s support process or official mailing-address-change form rather than changing only the Tax Office record.
File the buyer’s exemption application Do not assume the seller’s homestead, senior, disability or veteran treatment transfers.
Review the appraisal cap carefully A buyer may see a different appraised value after a change of ownership and exemption status.
Check every property account in the transaction A condominium, parking space, commercial suite, business account or adjoining parcel may have a separate account.
Monitor the next tax statement Verify the account, owner, mailing address, jurisdictions, escrow status, amount and collector.
New-construction caution: A prior tax bill may reflect vacant land, partial construction or an unfinished project. Review the current DCAD improvement record rather than relying only on the seller’s old bill.
