2026 search-year warning

Use the correct document when the public search still shows 2025

At the July 28, 2026 review, Upton CAD’s public search displayed 2025 as the newest selectable tax year. This does not mean that a 2026 value, notice or protest does not exist. It means the public certified-year display may not yet include the current appraisal cycle.
For a 2026 value protest

Use the 2026 Notice of Appraised Value, online protest account, PIN and current JCAD instructions rather than a 2025 value alone.

For historical comparison

Use the 2025 certified property account, appraisal roll and tax roll as the prior-year baseline.

For a 2026 tax bill

The bill generally follows appraisal-roll certification and adopted tax rates. Verify the live statement before paying.

Do not replace a current notice with an old online value. Save both documents and label the year clearly when preparing evidence or calculating a change.

Separate market value, taxable value and the actual property-tax payment

STEP 1 Market value

The district’s appraisal of the property as of January 1 for the applicable tax year.

STEP 2 Taxable value

The value remaining after applicable appraisal limitations, exemptions or special appraisal.

STEP 3 Tax statement

The collection document based on taxable values and the rates adopted by the local taxing entities.

Upton CAD appraises property and collects taxes, but it does not independently choose every local tax rate. The governing body of each county, city, school, hospital, water or emergency-service entity adopts its rate.

Use Upton CAD’s exact ACI payment identifiers and safety steps

Upton CAD does not accept property-tax payments over the phone. The district also states that credit and debit cards are accepted online rather than in person. Stop and call the official office if someone asks for an unexpected telephone card payment.
Search the property and print a statement Confirm the owner ID, property ID, tax year, amount due and properties attached to the owner.

Important Upton County appraisal, filing and payment dates
