Scurry County Appraisal District property search showing owner, address, property ID and account result options
1. Search method Select Owner, Address, ID or Advanced before entering the search detail.
2. Owner-name field Try both “Last First” and “Last, First.” Mineral records may use a different format.
3. Address or property ID Use only the road name when a complete address fails, or use the property ID for the strongest match.
4. Tax year Confirm that the selected year matches the notice, protest, exemption or value question.
5. Result verification Compare property ID, owner, geographic ID, address, property type and legal description before opening the account.
A saved screenshot is not a certified appraisal roll. Reopen the official account before filing a protest, buying property or estimating the final tax bill.
Advanced-search routes

Use the Scurry CAD filter that matches the account type

Advanced filters are especially useful for rural, mineral and business records
Search field Best use Verification step
Owner name Person, trust, estate, company or mineral-interest owner. Try with and without a comma and use shorter variations.
Doing Business As Business, lease, operator or trade-name accounts. Compare the legal owner and physical situs.
Property ID Opening the exact account from a notice or previous record. Tax year, property type and legal description.
Owner ID Locating several accounts associated with one owner identifier. Each result may represent a different parcel or interest.
Geographic ID Matching appraisal and map information. It is not a legal survey or title identifier.
Abstract Rural acreage, ranch land and survey-based legal descriptions. Owner, acreage, tract and geographic ID.
Subdivision Residential additions and grouped lots. Lot, block, phase and property ID.
Property type Separating Real, Personal, Mineral, Auto and Mobile Home accounts. The surface parcel and mineral interest may be separate.
Mobile-home park Finding manufactured homes associated with a named park. Whether the home and land are separate accounts.
Neighborhood Researching equal-appraisal comparison groups. A CAD neighborhood is not automatically a sales-market boundary.
ARB fields Reviewing protest status, hearing dates and formal or informal dates. The written hearing notice and ARB order control.
Account-field decoder

Understand what the Scurry CAD record does and does not prove

Use each field as a route to the controlling record
Field What it identifies What it does not prove Best next action

Geographic ID A geographic or parcel reference. A surveyed boundary or guaranteed acreage. Compare the deed, plat and survey.
Owner shown The owner maintained for appraisal administration. Clear title, mineral ownership or the absence of liens. Search County Clerk records.
Situs address The physical location carried in the appraisal system. The mailing address or a complete legal description. Compare the map, assigned address and deed.
Legal description The abbreviated lot, block, tract, survey or abstract reference. A complete legal description suitable for a deed. Open the recorded deed or plat.
Acreage Acreage used for appraisal purposes. Surveyed or legally guaranteed acreage. Use title records and a professional survey.
Market value CAD’s opinion of market value as of January 1. A guaranteed sales price or final tax bill. Compare sales, property facts and equal-appraisal evidence.
Appraised value Value after an applicable appraisal limitation. Taxable value after every exemption. Review each taxing-unit taxable-value line.
Agricultural value Productivity value applied to qualifying open-space land. That qualification continues after a use or ownership change. Verify filing, use history and rollback exposure.
Mineral account An appraisal interest related to mineral property. Complete mineral title, royalty ownership or lease terms. Review recorded instruments and professional title evidence.
Taxable value Value remaining after applicable exemptions. The live balance, payment, penalty or receipt. Open the Tax Office search.
Parcel-map verification

Use the Scurry CAD map without treating the parcel line as a survey

Open the official interactive map Open Scurry CAD Interactive Map
Locate the property with a known identifier Use the property ID, geographic ID, owner, address, abstract or legal description where available.
Compare surrounding parcels Check county roads, section patterns, nearby tracts, subdivisions and approximate parcel shape.
Return to the appraisal account Confirm that the selected map parcel and property account share the correct identifiers.
Use legal records for legal decisions Obtain the recorded deed, plat, easement, title evidence and professional survey before resolving boundaries or access.
Scurry CAD’s disclaimer is explicit: legal descriptions and acreage are provided for appraisal-district use and should be verified before being used for legal purposes or documents.
2026 field-appraiser notice

Know what to expect when Scurry CAD appraisers visit property

Scurry CAD announced that field appraisers will be driving throughout the county for the 2026 appraisal year. Their vehicles should display “Scurry County Appraisal District” signs, and the appraisers should carry personal identification.
Verify identification

Look for the district vehicle sign and ask to see official identification before discussing the property.

Expect exterior review

Appraisers may measure improvements, verify condition or update property characteristics.

Protect private information

Do not provide bank details, payment credentials or unnecessary personal documents to a field appraiser.

Document the visit

Record the date, appraiser’s name, reason for the visit and any property details discussed.

Correct inaccurate facts

Provide photos, plans, measurements or other evidence when the account shows incorrect improvements.

Call the office when uncertain

Use the published CAD number to verify that the visitor is working for the district.

Pre-certification guidance

How to use Scurry CAD’s preliminary 2026 values safely

Save the viewing date

A preliminary account can change. Add the date to every screenshot, PDF and comparison table.

Use the mailed notice

The Notice of Appraised Value provides the proposed value, protest instructions and deadline.

Track later changes

Property splits, new improvements, exemption decisions and ownership processing can alter the account.

Do not use it as a tax bill

Preliminary appraisal data does not include final adopted rates, penalties or payment history.

Preserve protest evidence

Keep the earlier account when a displayed value or property characteristic changes.

Recheck before closing

Buyers should compare preliminary records with the latest certified roll, tax ledger and title documents.

Value explanation

Separate market value, appraised value and taxable value

STEP 1 Market value

Scurry CAD’s opinion of what the property would sell for under normal market conditions as of January 1.

STEP 2 Appraised value

The value after an applicable residence-homestead or circuit-breaker appraisal limitation.

STEP 3 Taxable value

The value remaining after exemptions. It can differ for each county, school, city, hospital or college district.

For 2026, qualifying non-homestead real property with a value not exceeding $5,320,000 may be eligible for the temporary 20% circuit-breaker appraisal limitation. The statewide limitation expires after the 2026 tax year unless the law changes.
Scurry County taxing units can vary by location. Common units include Scurry County, Snyder ISD, Hermleigh ISD, Ira ISD, City of Snyder, Scurry County Hospital District and Western Texas College. Parts of Roscoe ISD or Colorado ISD may also extend into the county.
Do not estimate the bill from market value alone. The final amount depends on each unit’s taxable value, adopted rate, exemption, ceiling, discount, payment history and penalty status.
Appraisal-notice review

Read the Notice of Appraised Value before choosing a protest reason

Property identity

Confirm the owner, property ID, mailing address, situs location, property type and legal description.

Land and improvements

Review land value and improvement value separately to identify where the increase occurred.

Previous-year comparison

Compare prior and proposed values and identify new structures, acreage or classification changes.

Exemptions

Verify homestead, age, disability, veteran and other expected benefits.

Agricultural appraisal

Check qualifying acreage, market value, productivity value and land-use classification.

Deadline and hearing information

Use the deadline printed on the individual notice and preserve all filing instructions.

Search troubleshooting

Fix common Scurry CAD search failures before calling the office

Change one search detail at a time
Problem Likely reason Practical fix
Owner name shows no result The account may use another name order, comma format, initials, spouse, trust or estate. Try “Last First,” “Last, First,” first name only and last name only.
Mineral owner cannot be found Some mineral accounts do not use the comma used by normal owner records. Search without the comma, use a shorter name and select Mineral property type.
Too many owner matches The name is common or connected to several parcels or interests. Add DBA, property type, owner ID, geographic ID, abstract or street.
Complete address fails The account may use another suffix, direction, county-road style or situs format. Search only the street or road name.
Ranch tract has no normal address The account may be indexed by survey, abstract or geographic ID. Use Advanced Search and the interactive map.
Business account is missing The business property may use a DBA or separate Personal account. Search the DBA, owner ID, situs and Personal property type.
Mobile home is missing The home may be separate from the land or indexed by a park. Use Mobile Home property type and mobile-home-park filters.
Recently purchased property shows seller The recorded deed may still be processing into the appraisal system. Confirm the deed in County Clerk records and save the instrument reference.
Value changed after saving it The 2026 value is preliminary before certification. Keep the dated account and recheck the live record and mailed notice.
CAD and tax account differ The appraisal and collection systems have different purposes and update schedules. Match the property identifiers and contact the office controlling the disputed field.

Local search tips for Snyder, Hermleigh, Ira, ranch land and oilfield property

Snyder residence

Review City of Snyder, Snyder ISD, county, hospital and Western Texas College taxable values separately.

Hermleigh property

Confirm Hermleigh ISD and do not assume the Snyder city or school combination applies.

Ira-area property

Use owner, property ID, abstract and geographic ID for rural land without a standard situs address.

Dunn-area or remote acreage

Compare the abstract, survey, tract, acreage and map location with the recorded deed.

Farm or ranch land

Review market value, agricultural productivity value, qualifying acreage and actual land use.

Oil or mineral interest

Search with and without a comma, select Mineral property type and do not confuse the mineral account with the surface parcel.

Industrial or utility property

Use the correct property type and verify whether a specialized appraisal account exists.

Manufactured home

Determine whether the home and land are assessed together or under separate accounts.

Business personal property

Search by business owner, DBA, owner ID, situs and Personal property type.

Record corrections

Correct the source of the inaccurate Scurry County information

Incorrect appraisal owner Confirm the recorded deed, probate document or ownership evidence and ask Scurry CAD what proof it requires.
Incorrect mailing address Update the appraisal record with Scurry CAD and contact the Tax Office separately when its statement address also needs correction.
Incorrect situs or rural address Compare the assigned address, parcel map and deed before requesting a correction.
Incorrect acreage or boundary Prepare the deed, plat and survey. The public CAD map does not resolve legal boundary disputes.
Incorrect improvement details Prepare measurements, photographs, construction plans, repair estimates and condition evidence.
Incorrect mineral ownership Review recorded mineral deeds, reservations, leases, probate documents and professional title evidence.
Incorrect tax balance or payment Contact the Tax Office with the account, year, receipt, amount and confirmation number.
Incorrect exemption or agricultural status Contact Scurry CAD with the application, qualification evidence and filing confirmation.
A correction and a protest are different. A correction fixes inaccurate account facts. A protest challenges a district action such as value, unequal appraisal, exemption denial or agricultural-appraisal denial.
Exemption review

Verify Scurry County exemptions before estimating the tax bill

Exemptions generally reduce taxable value rather than market value. Review each taxing-unit line because the county, city, school, hospital and college districts may apply different amounts.

Residence homestead

Confirm the home is the owner’s principal residence and that the exemption appears on the correct account.

Age 65 or older

Review the additional exemption, school-tax ceiling and possible installment or deferral options.

Disabled person

Check qualification documents, additional exemption and any applicable school-tax ceiling.

Disabled veteran

Use the correct application and attach VA documentation for the claimed category.

Disaster-damaged property

Scurry CAD publishes temporary-disaster-exemption information for qualifying declared disasters.

Other exemptions

Use the official forms page for charitable, religious, Freeport, vehicle and other qualifying property.

Prepare these items before filing

Property ID and geographic ID
Owner name exactly as recorded
Property and mailing addresses
Texas driver license or ID where required
Occupancy or qualification date
Age, disability or VA documentation
Deed, heirship or probate evidence
Submission confirmation or mailing proof
The state-mandated school-district residence-homestead exemption is currently $140,000. Local exemptions and taxable values can differ, so review each taxing-unit line rather than applying one amount to the entire bill.
Homestead verification

Respond carefully to a Scurry CAD homestead audit request

Scurry CAD has published information about the newer Texas requirement for appraisal districts to verify residence-homestead eligibility. Receiving a verification request does not automatically mean that the exemption has been cancelled.
Read the letter and deadline Identify the property, requested documents, response method and due date.
Confirm principal-residence status Answer occupancy and ownership questions accurately for the period under review.
Provide only the requested documentation Use the official address, portal or submission instructions printed by Scurry CAD.
Keep proof of response Save the completed form, attachments and delivery confirmation.
Recheck the account Confirm that the exemption remains active after the district completes its review.
Verify suspicious requests before sending identification. Call Scurry CAD using the phone number published on its official website rather than a number printed in an unexpected text or email.
Open-space appraisal

Prepare agricultural evidence before Scurry CAD’s May 1 deadline

Local deadline: Scurry CAD publishes May 1 as the deadline for agricultural applications to be received or postmarked. Use the current application and confirm any late-filing penalty or final-roll limitation with the district.
Farm or ranch use

Prepare acreage, crops, livestock, leases, expenses, sales and management history.

Grazing or pasture

Document stocking, fencing, water, feed, veterinary expenses and actual agricultural use.

Wildlife management

Confirm prior qualification and prepare a current plan and evidence of qualifying practices.

Evidence that can support agricultural qualification
Evidence What it helps establish Practical preparation
Acreage map Qualifying, homesite and nonqualifying acreage. Label pasture, cultivated, wildlife and excluded areas.
Production records Actual agricultural activity and intensity. Keep sales, expense, seed, feed and livestock records.
Lease Who performs the agricultural activity and for what period. Identify the parcel, acreage and qualifying use.
Photographs Fencing, crops, livestock, equipment and land condition. Use dated photographs with short captions.
Wildlife plan Qualifying wildlife-management activities. Document actions, dates, locations and results.
Special appraisal may not transfer automatically. Buyers and heirs should verify filing requirements, use history and possible rollback-tax exposure before changing the property’s use.
Business personal property

File the correct Scurry CAD rendition by April 15

Identify taxable business property owned on January 1 Review furniture, fixtures, machinery, equipment, inventory, supplies, vehicles and other income-producing tangible property.
Use the current official rendition form Select the form that matches the business, special inventory or property category. Open Scurry CAD forms
File by April 15 Scurry CAD publishes April 15 as the normal deadline, or May 15 when a valid extension is granted.
Keep filing proof Save the signed rendition, asset schedules, extension request and delivery confirmation.
Review the resulting account Confirm business name, DBA, situs, property type, value, exemption treatment and tax year.
For 2026, income-producing tangible personal property with a total taxable value of $125,000 or less in a taxing unit may qualify for the statutory exemption. Verify the current rendition and exemption instructions with Scurry CAD.
Surface, mineral and business accounts can be separate. Do not assume that opening the real-property parcel will display every business, industrial, utility or mineral interest.
Value and appraisal disputes

File a Scurry CAD protest around one specific problem

2026 filing rule: the usual protest deadline is May 15 or 30 days after Scurry CAD mails the Notice of Appraised Value, whichever is later. The deadline on the individual notice controls.
Save the complete property account Keep the property ID, legal description, land, improvements, values, exemptions, agricultural information and property characteristics.
Choose the correct protest reason Possible issues include market value, unequal appraisal, incorrect property data, exemption denial, agricultural-appraisal denial or another CAD action.
File before the deadline Use Scurry CAD’s official form or Taxpayer Portal and preserve proof of submission. Open Scurry CAD Taxpayer Portal
Request the district’s evidence Review property characteristics, comparable sales, land schedules, depreciation and valuation methods.
Build evidence around the protest reason Use sales, equal-appraisal comparisons, photographs, repair estimates, measurements, closing records, leases or agricultural records.
Attempt an informal resolution Present a short written summary and review any proposed adjustment before the formal hearing.
Prepare a concise ARB presentation State the requested value or correction, explain the strongest evidence and respond directly to the district’s evidence.
Preserve the written ARB order The order applies to the protested year and starts any further appeal deadline.

Evidence packet checklist

“My tax bill is too high” is not a complete appraisal protest argument. Scurry CAD determines values and exemptions. Local taxing units adopt tax rates.
Appraisal Review Board

Prepare for Scurry County’s 2026 ARB hearing procedures

Scurry CAD publishes adopted 2026 ARB hearing procedures, a protest form for counties with populations under 120,000 and appointment-of-agent information on its Taxpayer Information page.
Read the hearing notice completely Confirm the date, time, place, hearing method, property and protest issues.
Review the current hearing procedures Do not rely on another county’s process or an older Scurry County procedure. Open 2026 ARB documents
Submit evidence using the stated method Follow the notice for electronic, mailed, in-person, telephone or affidavit procedures.
Organize a short presentation Lead with the requested value or correction and the strongest supporting evidence.
Respond to the CAD evidence Identify inaccurate characteristics, weak comparables, condition differences or classification problems.
Read the written order promptly Further appeal options may include district court, binding arbitration or another route depending on the property and issue.

Currently published early-payment discounts: Scurry County, Western Texas College and Scurry County Hospital District offer 3% in October, 2% in November and 1% in December. Verify the discount on the current bill because not every taxing unit participates.
Failure to receive a tax bill does not normally remove the tax, penalty or interest. Search the account or request a statement when a bill has not arrived.
Tax-rate transparency

Use Truth in Taxation for proposed rates, not the amount currently owed

The property-tax postcard website is informational. The Scurry County Tax Office explains that the Truth-in-Taxation site shows how taxes are calculated but does not display the live amount owed. The annual tax statement and Tax Office ledger control the balance.

Search the property Use the available owner, address or property information.
Review every taxing unit Confirm the county, city, school, hospital, college and other units associated with the property.
Watch proposed and adopted rates Local governing bodies normally consider rates during the late-summer budget process.
Return to the Tax Office for the live bill Use tax.scurrytax.us when you need the amount owed, payment or receipt.

Recorded property documents

Use Scurry County Clerk records for deeds, liens, releases and plats

Scurry County Clerk’s EagleWeb system provides public access to official-record searches. The online index is a research tool and does not replace a certified copy, legal advice, a title examination or a professional survey.

Request the correct copy type Ask whether a plain, certified or plat copy is required for the transaction.
Use a title professional for title conclusions A public name search cannot confirm clear title, complete mineral ownership or every lien and easement.
Photo identification is required for certain in-person real-property filings. Effective September 1, 2025, the County Clerk must require a person presenting a property-transfer document in person to show photo identification under the cited Texas filing law.
Courthouse phone change: Scurry County began routing courthouse departments through the main number 325-573-9316 in April 2026. The Clerk’s online recorder system also lists 325-573-5332 as a direct record-search contact.

Historical tax rates

Compare published tax-rate history without assuming a past rate applies to 2026.

Large datasets still require verification. A downloaded roll or shapefile may represent a particular certification date and should not replace a current account, deed, survey or tax ledger.
Buyer, heir and owner checks

Complete these checks before relying on a Scurry County property record

Confirm the parcel

Match property ID, geographic ID, legal description, abstract, location and acreage.

Review tax balances

Check every year, partial payment, delinquent balance, penalty and current payoff.

Search title records

Review property characteristics

Compare class, square footage, age, condition, acreage, land type and improvements with the actual property.

Verify agricultural use

Confirm productivity value, qualifying acreage, use history and rollback-tax exposure.

Separate mineral and surface rights

Do not assume that purchasing the surface automatically includes every mineral or royalty interest.

Save transaction evidence

Keep the deed, title policy, survey, closing statement, tax certificate and exemption filing proof.

The seller’s current tax bill may understate the buyer’s future taxes. Exemptions, appraisal limitations, agricultural qualification and ownership changes can alter future taxable values.

How this Scurry County guide was improved

Mahesh Kumar, editor of AppraisalDistrict.org

Independent review of appraisal, collection and recorded-property systems

This version preserves the existing property-search and editor images while rebuilding the article around complete user tasks: finding a parcel, handling mineral-name formats, understanding preliminary 2026 values, verifying field-appraiser visits, checking exemptions, applying for agricultural appraisal, preparing a protest, paying taxes and researching recorded documents.

Official resources reviewed include Scurry County Appraisal District, Scurry County Tax Assessor-Collector, Scurry County Clerk and Texas Comptroller property-tax guidance.

AppraisalDistrict.org is an independent informational website and is not operated by Scurry County Appraisal District or Scurry County.

10 common Scurry County appraisal and property-search questions

The official website is scurrytex.com. Use it for property search, maps, forms, exemptions, preliminary values, protest information and district notices.

2. How do I search Scurry County property records?

Use the official Scurry CAD property search. Choose Owner, Address, ID or Advanced Search and confirm the property ID, geographic ID, legal description and tax year.

Try both “Last First” and “Last, First.” Some mineral accounts do not use a comma. You can also search only one name, DBA, owner ID, property ID, geographic ID or abstract.

4. Are Scurry CAD’s 2026 values final?

No. The official search states that 2026 values are preliminary and subject to change before certification. Save a dated copy and recheck the live account and mailed notice.

5. Does a Scurry CAD property record prove legal ownership?

No. It is an appraisal record. Use Scurry County Clerk’s land-record search for deeds, liens, releases, easements, plats and legal document history.

6. How do I pay Scurry County property taxes online?

Use the official Scurry County Tax Office portal. Confirm the account, year, balance and fee, then save the confirmation and receipt.

7. What is the Scurry County property-tax protest deadline for 2026?

The usual deadline is May 15 or 30 days after Scurry CAD mails the Notice of Appraised Value, whichever is later. The date printed on the individual notice controls.

8. How do I verify a Scurry County homestead exemption?

Open the complete CAD account and review exemption and taxable-value information for each taxing unit. Use Scurry CAD’s official forms or Taxpayer Portal when an expected exemption is missing.

9. Can I use the Scurry CAD map or acreage as a legal survey?

No. Scurry CAD states that legal descriptions and acreage are for appraisal use and should be verified before legal use. Obtain the deed, plat, title evidence and a professional survey.
