Value explanation

Separate market value, productivity value and taxable value

STEP 1 Market value

Panola CAD’s opinion of ordinary market value as of January 1 for the selected appraisal year.

STEP 2 Appraised or productivity value

The value after an applicable appraisal limitation or qualifying agricultural or timber appraisal.

STEP 3 Taxable value

The amount remaining after exemptions for each county, city, school or special district.

Do not estimate the final tax bill from market value alone. The bill depends on taxable value for each jurisdiction, adopted tax rates, exemptions, ceilings, credits, penalties and payment history.
A qualifying timber or agricultural tract can show a high market value and a much lower productivity value. That difference does not mean the market value disappeared; it reflects a special appraisal applied to qualifying land.
2026 appraisal limits

Check the homestead cap and temporary circuit-breaker limitation

Residence-homestead cap

A qualifying residence homestead’s appraised value generally cannot increase by more than 10% per year, plus qualifying new improvements.

2026 circuit breaker

Qualifying non-homestead real property with a 2026 value of $5,320,000 or less may receive the temporary 20% appraisal limitation.

Special appraisal is different

Agricultural and timber productivity appraisal is not the same as a homestead cap or non-homestead circuit breaker.

The temporary circuit-breaker limitation expires after the 2026 tax year unless Texas law changes. It does not apply to every property and excludes several special-appraisal categories.
New improvements can increase a limited value. Check whether CAD correctly identified new structures, additions, completion percentage or a change in use.
Timber, agriculture and wildlife

Review Panola County productivity appraisal tract by tract

Panola County’s timber and rural-land accounts require a different review from a city home. Qualified land is appraised according to its capacity to produce agricultural or timber products rather than ordinary market value.

Timberland classification

Check whether the account shows qualified timber use, restricted-use timber or another land category.

Qualifying acreage

Confirm that the correct acres receive productivity appraisal and that homesite or non-qualifying land is separated.

Use history

Prepare documentation of agricultural or timber production during the required historical period.

Search Panola County mineral property without using a normal address

Panola CAD states that mineral, utility and industrial accounts are appraised for the district by Pritchard & Abbott in Tyler. Real estate and ordinary personal-property accounts are appraised locally by Panola CAD.
Select Mineral as the property type A mineral interest may not appear when the result is restricted to real property.
Use the Property ID or Geo ID These identifiers are more precise than an owner name when one person has several interests.
Search the lease name or lease number Lease information can locate an account with no useful street address.
Use the legal description or abstract Compare the survey, abstract, tract, operator and county information shown on related records.
Try owner and agent variations Search the individual, estate, trust, company, operator or tax agent connected to the account.
Save every separate interest One owner can have several leases, mineral interests or producing-property accounts.
Compare outside ownership records Match the appraisal account with deeds, assignments, probate records, division orders and royalty statements.
A mineral appraisal account is not a mineral-title opinion. Use recorded deeds, leases, assignments, probate documents and qualified land or legal professionals when ownership or royalty interest must be established.

Residence homestead

Confirm ownership, principal-residence use, address and the year the exemption should begin.

Age 65 or older

Review the additional school exemption, school-tax ceiling and possible instalment options.

Disabled person

School districts must currently provide a $140,000 residence-homestead exemption. An eligible person age 65 or older or disabled receives an additional mandatory $60,000 school-district exemption. Local-option exemptions can differ by taxing entity.
Panola CAD states that homestead applications must include a driver licence showing the homestead address or other information required by the Texas Property Tax Code. An affidavit may be required in certain situations.
Business personal property
