Conroe home

Confirm Conroe ISD or another school district, City of Conroe, hospital, college, ESD and possible MUD lines.

The Woodlands property

Review The Woodlands Township, school, college, county and applicable MUD or utility-district lines separately.

Magnolia property

Check Magnolia ISD, city status, subdivision, MUD, road and emergency-service taxing units.

Montgomery or Lake Conroe property

Use the subdivision, section, block, lot and map. Similar lake-area addresses can lead to the wrong parcel.

Value explanation

Separate market value, net appraised value and taxable value

STEP 1 Market value

MCAD’s opinion of the property’s market value as of January 1 for the appraisal year.

STEP 2 Net appraised value

The appraised value after an applicable value-limitation adjustment or special-use exclusion.

STEP 3 Taxable value

The amount remaining after exemptions for each individual taxing unit.

Do not calculate the bill from market value alone. The final amount depends on the taxable value, exemption, tax rate and payment ledger for each county, city, school, college, hospital, MUD, ESD or other unit.
Two nearby Montgomery County homes can have the same market value but very different total taxes because one may be inside a city or high-debt MUD while the other is not.
2026 appraisal limits

Check whether a homestead cap or circuit-breaker limitation applies

Residence-homestead cap

A qualifying residence homestead’s appraised value generally cannot increase by more than 10% per year, plus qualifying new improvements.

2026 circuit breaker

Qualifying non-homestead real property valued at $5,320,000 or less may receive the temporary 20% annual appraisal limitation.

Limitations are not exemptions

A limitation affects appraised value. An exemption reduces taxable value and may vary between taxing units.

The non-homestead circuit-breaker limitation expires after the 2026 tax year unless the law changes. It does not apply to every property and excludes land receiving certain special appraisals.
New improvements are generally added outside an appraisal limitation. Verify whether MCAD correctly identified the construction, completion date and value of the new improvement.
New subdivision and construction review

Check a new Montgomery County home before trusting the first tax estimate

Search the lot and completed home separately A newly built home may initially appear as land only, builder inventory or a parent account.
Check the January 1 construction status MCAD values the property according to its condition and completion status on January 1.
Review the improvement details Compare main area, gross building area, effective year, class, exterior, garage, porch, pool and additional structures.
Confirm the legal lot Match the subdivision, section, block and lot with the deed, survey and closing documents.
Check exemptions after the ownership update The builder’s inventory treatment does not transfer to the homeowner, and the prior owner’s homestead does not automatically become the buyer’s exemption.
Estimate all taxing units Include the county, school, college, hospital, ESD, city and MUD or utility district rather than using a countywide average.
Save the closing and construction evidence Keep the settlement statement, contract price, completion certificate, inspection, photographs, plans and builder information.
A lender’s first escrow estimate may be based on the land-only bill or the seller’s exemptions. Recalculate after the completed improvement and buyer’s exemption status appear in the official accounts.

Residence homestead

Confirm ownership, principal-residence use, property address and the year the exemption should begin.

Age 65 or older

Review the additional exemption, school-tax ceiling, possible ceiling transfer and instalment options.

Disabled person

Prepare qualifying disability evidence and review the possible school-tax ceiling.

Disabled veteran

Use the correct veteran or surviving-spouse application and include the required VA documents.

Heir property

Prepare death, utility, ownership-interest and heirship documents when the occupant is not named in a recorded deed.

Texas school districts must currently provide a $140,000 residence-homestead exemption. An eligible person age 65 or older or disabled receives an additional mandatory $60,000 school-district exemption. Local-option benefits can differ by taxing unit.
Do not assume an agent, lender, title company or builder filed the homestead application. Search the current account and keep your own proof of filing.
Rural, agricultural and timber land

Review homesite acreage and productivity appraisal separately

Qualifying use

Document the agricultural, timber or wildlife-management activity and its degree of intensity.

Homesite acreage

The residence and surrounding homesite may be valued differently from qualifying open-space land.

Use history

Prepare evidence showing the land’s qualifying use during the required historical period.

Productivity value

Compare market value with the lower special-use value applied to qualifying acreage.

Every tract matters

Separate accounts, roads, easements and non-qualifying acreage may receive different treatment.

Change of use

A change from qualifying use can create additional-tax consequences under current Texas law.

For 2026, appraisal districts use a 10.00% capitalization rate for agricultural or open-space land and a 7.77% rate for timberland productivity calculations. These are valuation inputs, not tax rates.
A buyer should not assume the seller’s agricultural or timber appraisal automatically continues. Confirm qualification, intended use and possible additional-tax exposure before closing.
Business personal property

Search and prepare a Montgomery County business-property account

Search the legal company and DBA Try the corporation, LLC, partnership, owner and assumed business name.
Confirm the business situs Determine where the taxable assets were located or used on January 1.
Separate real estate from business assets The building, equipment, inventory, vehicles and leased assets may not appear in one account.
Prepare the rendition Organise asset descriptions, original costs, acquisition years, condition, location and disposal records.
File by the applicable deadline The normal Texas rendition deadline is April 15. A timely written request generally extends it to May 15.
Preserve proof of filing Save the completed form, schedules and email, portal or postal confirmation.
For 2026, income-producing tangible personal property with a total taxable value of $125,000 or less in a taxing unit is exempt in that unit. Account and filing obligations can still depend on the property and circumstances.

General deadline: most Texas protests are due by May 15 or within 30 days after the appraisal district mailed the notice, whichever is later. The date printed on the MCAD notice controls.

The Montgomery County Tax Office collects for the county and many consolidated taxing units. Montgomery County also contains numerous active MUDs, utility districts, management districts and defined areas. Some may use a different collector.
