Market value King CAD’s January 1 market-value estimate for the selected year. The sale price, capped value, taxable value or tax bill. Review land, improvements, depreciation and appraisal history.
Tax value A taxable-value result after applicable treatment. The final balance without entity rates, penalties or payments. Open the King County Tax Office account.
Lease name or number The mineral lease connected to an appraisal account. Complete mineral title, royalty ownership or current division orders. Compare mineral deeds, lease documents and ownership records.
A CAD owner field, map line, acreage figure or legal-description summary is a property-research aid. It is not a survey, title opinion or guarantee of ownership.
Search troubleshooting

What to do when King CAD returns no property result

Change one search element at a time
Search problem Likely reason What to try next
Full owner name returns nothing The portal uses surname-first order or a trust, estate or business variation. Search only the surname or main business word.
Guthrie address returns nothing Street spelling, directional or road suffix differs from the appraisal record. Enter only the street number and main street word.
Ranch has no street address The account is indexed by legal description, abstract, survey or Geo ID. Use All Criteria or Advanced Search and open the map.
Mineral interest is missing The search is limited to real property or the lease is indexed separately. Select mineral property and search the lease or owner.
Too many owner results The owner has several surface, mineral or business accounts. Compare property type, legal description, lease and Property ID.
New buyer is not displayed The deed or appraisal ownership update may still be processing. Confirm recording through the County Clerk, then give CAD the instrument information.
2026 value differs from the notice The record may have changed or may not yet represent a final certified roll. Confirm the year, notice date and certification status with King CAD.
CAD value and tax balance differ The Tax Office applies rates, payments, penalties and interest. Search kingcountytax.org using the correct Owner ID and tax year.

Local appraisal structure

King CAD divides the county into three market areas

King CAD’s appraisal-process page explains that local real property is organised into three market areas. This matters because a Guthrie town property should not automatically be compared with a remote ranch tract or a property in the Crowell ISD overlap.

Market Area 1

Rural property north of the Guthrie townsite, including the Dumont community and overlapping Crowell ISD property.

Search emphasis: owner, abstract, survey, legal description, acreage and school district.

Market Area 2

The Guthrie townsite, including town lots, homes, local business property and addressed parcels.

Search emphasis: street address, owner, lot, block, subdivision and improvement details.

Market Area 3

Rural property south of the Guthrie townsite, including ranch acreage and remote tracts.

Search emphasis: legal description, Geo ID, abstract, acreage, agricultural use and map location.

Local evidence tip: A protest comparable should compete with the subject in location, use, acreage, improvements and market appeal. A town residence, large ranch and mineral account require different evidence.
How King CAD develops values

Understand the local appraisal method before disputing the value

King CAD is required to appraise property at market value as of January 1. Its official process explains that limited local sales activity means cost schedules can play an important role in residential appraisal modelling.

24 residential classes

King CAD states that it uses 24 residential building classifications to organise construction quality and cost schedules.

Low-sales market

The district reports relatively little sale activity, making accurate property characteristics and cost schedules especially important.

Three-year inspections

The official process states that properties are physically inspected at least once every three years.

King CAD publishes residence homestead, disabled-veteran, business-personal-property rendition, agricultural-use and wildlife-related forms.

Find the correct property account Save the Property ID, owner name, legal description and situs address.
Open the official forms page Download the current application rather than using an old saved copy. Open King CAD Forms
Read the eligibility instructions Homestead, disabled-veteran, agricultural, wildlife and business-property forms require different facts and supporting records.
Attach required identification King CAD states that homestead applications must include a driver’s-licence copy or other information required by the Texas Property Tax Code. An affidavit can be required in certain circumstances.
Mail the completed application Send it to King County Appraisal District, P.O. Box 117, Guthrie, Texas 79236-0117, unless the live form provides another permitted submission method.

Prepare a King CAD protest for a low-sales rural market

Deadline: Most Texas appraisal protests are due May 15 or 30 days after the Notice of Appraised Value was mailed, whichever is later. The exact date printed on the notice controls. By July 28, 2026, the ordinary deadline has passed for many accounts.
Save the complete 2026 property record Record market value, taxable value, property type, acreage, category, land, improvements, exemptions and legal identifiers.
Confirm whether the value is preliminary or certified The live portal supports 2026, while the Data and Records section still identifies 2025 certified recaps as the latest certified recap files.
Identify the exact protest reason The issue may involve market value, unequal appraisal, building class, depreciation, acreage, property use, exemption, agricultural qualification, ownership or mineral data.
Review the correct market area Compare a north-rural, Guthrie-townsite or south-rural property with evidence appropriate to that area.
Gather property-specific evidence Use sale documents, photographs, repair estimates, measurements, surveys, access limitations, land-use records or mineral information.
