New 2026 business-property rule: Johnson CAD states that House Bill 9 increased the exemption for qualifying income-producing tangible personal property to as much as $125,000. A business at or below the threshold still had to file its 2026 rendition and complete the required certification to establish eligibility.

This useful property-search image was already included in the current article and has been retained. Portal labels, tax years and result fields can change, so follow the current live portal when it differs from the saved image.
Search tabs

Use Owner, Address or ID for a direct search. Use Advanced when the name, street or subdivision produces too many accounts.

Property type

Confirm whether the record is real estate, business personal property, mineral, automobile or mobile home.

Tax year

Do not compare two values or exemption records until both pages display the same appraisal year.

Search-method planner

Use the field that removes the most uncertainty

1 Property ID

Best when copied from a Johnson CAD notice, verified prior record or matching tax account.

2 Owner or DBA

Use one name at a time and try the trust, estate, business or prior owner when needed.

3 Property address

Begin with the street number and main street name, then remove extra wording.

4 Advanced

Use subdivision, abstract, Geographic ID, neighborhood, mobile-home park or property type.

ARB Search is different: Hearing date and board-member fields are intended for Appraisal Review Board research. Most property searches should begin with Owner, Address, ID or Advanced.
Property-match confidence check

Confirm the account before using its value, exemption or tax bill

This tool does not verify ownership or value. It helps identify whether the search result contains enough matching details to justify the next official step.

Select the details that match the property.

Do not pay or file against a weak match. Return to Advanced Search, use the parcel map or call Johnson CAD when important identifiers conflict.
Appraisal-record decoder

Understand what the Johnson CAD record can prove

Use each field as a route to the correct appraisal, tax or legal record
Field What it helps identify What it does not prove Best next step
Property ID The Johnson CAD appraisal account. That the County Clerk uses the same instrument number. Save it for CAD, tax and protest communication.
Owner name The owner displayed for appraisal and tax administration. Complete legal ownership, liens or every ownership interest. Compare the recorded deed and related instruments.
Mailing address Where official correspondence may be sent. The property’s physical location. Request a correction when the mailing address is outdated.
Situs address The assigned physical or approximate property location. A complete legal description or surveyed boundary. Compare the legal description and interactive map.
Legal description Subdivision, lot, block, abstract, survey or tract. That abbreviated CAD text reproduces the entire deed. Match it with County Clerk records.
Market value Johnson CAD’s value estimate for the displayed appraisal year. The sale price, lender appraisal or final property-tax bill. Review property facts and protest evidence.
Appraised value Value after an applicable statutory appraisal limitation. That market value cannot be protested. Compare market value, appraised value and prior years.
Taxable value The amount remaining after exemptions for a taxing unit. The amount due without the adopted rate. Open the Tax Office account or estimator.
Exemptions Homestead, age, disability, veteran or another approved benefit. That each taxing unit applies the same exemption amount. Review taxable value separately for every entity.
Land and improvements Acreage, buildings, size, use, age and appraisal characteristics. That every measurement, feature or condition entry is correct. Document discrepancies with surveys, plans or photographs.
Taxing entities County, city, school, college, emergency and special districts. The current balance or final adopted rate. Use the Tax Office and Truth in Taxation resources.
No-result troubleshooting

Fix the most common Johnson CAD search problems

Change one search element at a time
Problem Likely reason Better next attempt
Full owner name returns nothing The record uses an initial, spouse, trust, estate or business entity. Search only the first name, surname or main business word.
Full address returns nothing The street direction, suffix, city or situs format differs. Use only the street name or number plus street name.
New subdivision lot is difficult to find The address, owner or parcel split is still being updated. Search subdivision, developer, prior parent tract or Geographic ID.
Rural acreage has no normal address The tract is indexed by abstract, survey, owner or legal description. Use Advanced Search and the interactive map.
Too many owner results The name is common or the owner has multiple accounts. Add the property type, subdivision, address, ID or tax year.
Recently purchased property shows the seller The recorded deed or ownership update may still be processing. Confirm the deed and provide the recording information to Johnson CAD.
Manufactured home is missing The home and land may be separate or indexed under a mobile-home park. Select Mobile Home and search the owner, park or Property ID.
Business account is missing The account uses a legal entity, DBA, former name or separate personal-property record. Search the DBA, business name, Owner ID and Personal property type.
CAD and tax accounts differ The systems have different purposes, identifiers or update dates. Match the owner, legal description, appraisal-district number and tax year.
Useful call script: “I am trying to identify a property using the owner, approximate address and legal description. Can you confirm the correct Property ID and tell me whether an ownership, parcel-split, mobile-home or property-type update is still processing?”

2026 business personal property change

The $125,000 exemption did not eliminate the 2026 rendition step

Johnson CAD’s published rule: A business with tangible income-producing personal property valued at $125,000 or less still had to file a 2026 rendition and complete the certification required for the exemption.
Possible exempt property

Qualifying tangible income-producing personal property with a total market value at or below the new statutory threshold.

2026 filing requirement

The business had to complete the rendition and certify that the total market value was $125,000 or less.

Future years

Johnson CAD notes that future filing requirements may differ when the value remains below the threshold.

What the 2026 rendition form added

Related-business-entity information
Under-$125,000 election or certification language
Prior-year rendition accuracy confirmation
Updated legal warning for false statements
The normal April 15, 2026 rendition deadline has passed. Contact Johnson CAD promptly when a required rendition or exemption certification was missed. Late filing can create penalties or delay the exemption review.
Informal review, online protest and ARB hearing

Check the deadline before choosing the protest route

Current 2026 deadline notice: Johnson CAD lists July 2, July 15 and August 6 deadlines for different account groups. At the time of this review, an August 6 deadline may still apply to some notices. Your own appraisal notice is the controlling document.
Informal request

Ask for an appraiser meeting and upload evidence before the formal hearing.

Owner protest portal

Register or log in to review property details, communications, documents and available protest actions.

Written protest

Use the official Notice of Protest when online filing is unavailable or unsuitable.

Request an informal meeting

Open the informal-request form Johnson CAD provides a dedicated form for value and property-record questions. Request an Informal Meeting
Enter the account number Use the account number exactly as shown in the Johnson CAD record or notice.
Add other related accounts when necessary List additional Property IDs and physical addresses when several parcels should be reviewed together.
Explain the issue briefly State whether the concern involves market value, unequal appraisal, condition, square footage, land, exemption or another factual problem.
Upload focused evidence The form accepts JPG, PNG and PDF files with a maximum listed file size of 10 MB.
Watch for the appointment email Johnson CAD states that staff will email the scheduled appointment date and time within one business day.

File and prepare the formal protest

Read the appraisal notice first Confirm the Property ID, proposed value, protest deadline, portal instructions and online access information.
Choose the correct protest reason Possible issues include market value, unequal appraisal, incorrect property facts, exemption denial, agricultural treatment or business personal property.
Use the official owner portal Register or log in, connect the correct property and follow the current protest instructions. Open Johnson CAD Owner Protest Portal
Keep proof of filing Save the confirmation, email, upload list, timestamp, certified-mail receipt or stamped copy.
Organise the evidence by issue Use comparable sales, unequal-appraisal examples, photographs, repair estimates, surveys, closing records, leases or asset schedules.
Review the district evidence Compare its sales, adjustments, property facts and appraisal method with your documentation.
Prepare a concise hearing statement State the requested value or correction first and connect every document to that request.
Save the ARB order Preserve the order and mailing date because further review options have separate deadlines.

Save the receipt Keep the account number, tax year, amount, payment date, method and confirmation number.
