Understand the important fields in a Jefferson County appraisal record
| JCAD field | What it tells you | What it does not prove | Best next action |
|---|---|---|---|
| Property ID | The appraisal account identifier used by JCAD. | That every county system uses the same identifier. | Save it for JCAD calls, forms and protests. |
| CAD reference number | A reference useful for matching the appraisal account with the Tax Office portal. | The current tax balance or payment status. | Enter it in the official tax-payment search. |
| Geographic ID | A location or mapping identifier associated with the property. | A surveyed legal boundary. | Compare it with GIS, the deed and recorded plat. |
| Owner shown | The owner carried in JCAD’s appraisal record. | Complete legal ownership or lien status. | Search County Clerk records when title matters. |
| Situs address | The physical location used in the appraisal account. | The mailing address or full legal description. | Compare it with the map and legal documents. |
| Legal description | The subdivision, lot, block, tract, abstract or other abbreviated property description. | That the abbreviation is sufficient for a legal transaction. | Review the recorded deed, plat or survey. |
| Market value | JCAD’s opinion of market value as of January 1. | A guaranteed selling price or final tax bill. | Compare sales, condition and equal-appraisal evidence. |
| Appraised value | The value after an applicable appraisal limitation. | The taxable value for every taxing unit. | Review homestead or circuit-breaker limitation details. |
| Taxable value | The value remaining after applicable exemptions for a taxing unit. | The live amount due, penalties or payment status. | Open the Tax Office account. |
| Exemptions and taxing units | Which benefits and jurisdictions are attached to the account. | That every taxing unit grants the same exemption amount. | Review each taxing-unit line and tax-transparency record. |
Use JCAD GIS to confirm location—not as a legal survey
Choose the right search method for local property types
Search the street name or owner, then verify the subdivision, lot, school district, homestead exemption and current tax year.
Check the full address, legal description, map position and taxing units before estimating the bill.
Confirm city and school-district lines because nearby addresses can be connected to different taxing combinations.
Review real-property, improvement, personal-property and related accounts separately instead of relying on one total.
Search the Personal property type and verify business name, situs, asset account, rendition year and ownership.
Select the Mineral property type and compare the owner, operator, interest description and tax year carefully.
Search the Mobile Home type, park name, owner, serial or property identifier where available.
Try the property ID, geographic ID, owner, subdivision, abstract or legal description when no normal address appears.
Search the parent tract and recorded plat or deed when the new account has not yet appeared in the public search.
Understand why market, appraised and taxable values are different
JCAD’s opinion of what the property would sell for under normal market conditions as of January 1.
The value after an applicable homestead cap or non-homestead circuit-breaker limitation.
The value remaining after exemptions. It can differ by taxing unit.
Read the Notice of Appraised Value before filing a protest
Confirm the owner, mailing address, property ID, account type, situs address and legal description.
Compare current and prior values and separate the land amount from the improvement amount.
Verify that homestead, age, disability, veteran and other expected benefits appear.
Check square footage, year built, class, condition, use, inventory, equipment or other account details.
Keep any property-owner credentials, identification number or instructions needed to add the account online.
Use the exact date printed on the notice rather than assuming every owner has the same deadline.
Fix a missing, confusing or incorrect JCAD search result
| Problem | Likely reason | Best practical fix |
|---|---|---|
| Owner name returns nothing | The record may use a former owner, trust, estate, business or different name order. | Search only the first or last name, then try Advanced Search. |
| Address search fails | The portal may use a shorter street format or different situs address. | Search only the street name, then add the property type or subdivision. |
| Too many accounts appear | The search term is too broad. | Add the tax year, property type, subdivision, geographic ID or owner detail. |
| Business account is missing | The search may still be set to Real property. | Select Personal property and search the legal business or DBA name. |
| Mineral account is missing | Mineral records are separate from the surface real-property account. | Select Mineral and search the owner or account identifier. |
| Mobile home is not found | It may be indexed separately from the land or under a park or former owner. | Select Mobile Home and try owner, park, property ID or prior owner. |
| Recently purchased property shows seller | The recorded deed may not yet have completed JCAD processing. | Confirm the County Clerk instrument and send JCAD the requested ownership proof. |
| New parcel is missing | A split, combination or plat may not yet be reflected in the public search. | Search the parent parcel and contact JCAD with the recorded document. |
| JCAD and tax account differ | The systems have different purposes and update schedules. | Match the CAD reference number and contact the office controlling the disputed field. |
| Exemption or protest status is unclear | The filing may be pending, incomplete, attached to another year or missing proof. | Review the Taxpayer Portal and your submission confirmation before calling. |

Application checklist
Build a Jefferson County protest around a clear and provable issue
Evidence checklist
Format the evidence so the Jefferson County ARB can review it
JCAD generally allows about 15 minutes for a normal protest, with each party keeping its presentation focused.
The ARB is separate from JCAD and makes decisions based on evidence presented during the hearing.
An owner may participate in person, by telephone, by video or through a qualifying affidavit process.
| Evidence method | JCAD guidance | What to do |
|---|---|---|
| Paper evidence | Documents are scanned and should be no larger than 8½ by 14 inches. | Remove staples, folders and binders and label every page. |
| Online upload | Evidence can be uploaded through JCAD’s protest-upload service. | Upload before the hearing and keep a list or confirmation. |
| Mobile phone | Evidence displayed only on a phone cannot be retained for the permanent record. | Upload the files or bring printed copies. |
| Telephone or Zoom | Evidence must be submitted before the scheduled remote hearing. | Follow the hearing letter and test access early. |
| Affidavit | Written evidence must include a signed and sworn statement meeting the applicable requirements. | Use the recommended property-owner affidavit and submit it before the hearing. |
| Electronic media | JCAD lists commonly supported document, spreadsheet, presentation and image formats. | Use PDF when practical and avoid uncommon software formats. |
Review limited JCAD correction routes before assuming it is too late
A qualifying writing, copying, transcription, data-entry or mathematical error may be correctable under the Property Tax Code.
A parcel or item may qualify for correction when it was appraised more than once for the same year.
A correction may be available when the property did not exist in the form or location shown.
JCAD describes a possible correction route when the appraisal record shows the wrong January 1 owner.
A special motion may be available when the error exceeds the statutory threshold and other conditions are satisfied.
A Section 41.411 protest may apply when failure to receive a required notice prevented a normal hearing.
Some timely rendered personal-property accounts may qualify for a current or prior-year correction.
JCAD and the owner may be able to agree that a qualifying current-year error should be corrected.
Certain exemptions have statutory late-filing provisions. Ask JCAD which years and deadlines apply.
Read the written decision before choosing an appeal route
JCAD states that a court appeal generally must be filed no later than 60 days after receipt of the written ARB decision.
Available for qualifying market-value, appraised-value or equal-appraisal decisions when property and filing requirements are met.
Available only for certain qualifying properties and appraisal issues, with shorter notice and deposit requirements.
Move from the JCAD account to the Jefferson County tax ledger
JCAD determines appraisal values and exemptions, but the Tax Assessor-Collector manages property-tax collection. Use the official payment portal for the current balance, tax-year status and receipt.
| Portal feature | How it works | What to check |
|---|---|---|
| Owner search | Enter the owner in last-name-first format. | Match the address and CAD reference before paying. |
| Property-address search | The address field works as a starts-with search. | Begin with the street number and main street name. |
| CAD reference search | Use the reference taken from the JCAD account. | Confirm the property and tax year after opening the result. |
| Second search criterion | An optional second field can narrow broad results. | Combine owner and address only when necessary. |
| Multiple-account cart | The portal permits multiple accounts to be added before checkout. | Confirm each account because the cart is not preserved after moving to the payment website. |
| Certified statements by email | The portal provides registration for eligible emailed certified statements. | Verify the email and account information. |
Use the Jefferson County Clerk for deeds, liens and certified copies
| Copy type | Published charge | How to request it |
|---|---|---|
| Noncertified copy | $1 per page | Online, by phone, email, mail or in person. |
| Certified copy | $5 certificate fee per document plus $1 per printed page | Contact the Recording Division with the document number and names. |
| Credit-card payment | A 2.95% convenience fee is published for recording-copy payments | Do not send card details by email; provide a phone number for the clerk to call. |
| Mailed request | Copy and certification charges depend on the request | Mail to Jefferson County Clerk, P.O. Box 1151, Beaumont, Texas 77704-1151. |
Complete more than a JCAD search before relying on a property
Confirm the property ID, CAD reference, geographic ID, legal description, account type and map location.

Review deeds, deeds of trust, liens and releases, then obtain a title examination where needed.
The seller’s homestead exemption, cap, tax ceiling or other benefit may not transfer to the buyer.
Confirm the city, school, county, drainage and special-district combination attached to the account.
Compare JCAD square footage, year built, condition, use, improvements and land characteristics with reality.
Determine whether real, personal, inventory, mineral or other related accounts must be reviewed separately.
Ask whether agricultural, timber or wildlife appraisal applies and whether a change in use creates tax consequences.
Save the deed, title policy, survey, tax certificate, closing statement and exemption application confirmation.

How this Jefferson County guide was improved and reviewed
10 common Jefferson County appraisal and tax questions
1. What is the official Jefferson County Appraisal District website?
The official website is jcad.org. Use it for property records, GIS, forms, exemptions, protest guidance, taxpayer services and contact information.
2. How do I search Jefferson County Texas property records?
Open the official JCAD property search and choose Owner, Address, ID, ARB Search or Advanced Search. Confirm the property type, tax year, property ID, CAD reference, geographic ID, legal description and address.
3. Why does a JCAD owner or address search return no result?
The account may use a different name order, trust or business name, abbreviated address, former owner, mobile-home park, subdivision or legal description. Search with only the last name or street name, then try the property ID, geographic ID or Advanced Search.
4. Does the owner shown by JCAD prove legal ownership?
No. JCAD maintains ownership information for appraisal administration. Use the Jefferson County Clerk official records for deeds, deeds of trust, liens and releases.
5. Can I pay Jefferson County property taxes through JCAD?
No. Use the Jefferson County Tax Office payment portal for balances, payments and receipts. JCAD handles appraisal records, exemptions and protests.
6. How can I check a Jefferson County homestead exemption?
Open the full JCAD account and review its exemption and taxable-value information. If the exemption is missing, use the official JCAD forms page or Taxpayer Portal and preserve proof of filing.
7. What is the Jefferson County property-tax protest deadline?
Most protests are due by May 15 or no later than 30 days after JCAD delivered the Notice of Appraised Value, whichever date is later. Follow the exact deadline printed on the individual notice.
8. Can I submit JCAD protest evidence from my phone at the hearing?
JCAD states that evidence displayed only on a mobile phone cannot be accepted for its permanent hearing record. Upload the evidence before the hearing or bring properly formatted printed or electronic copies.
9. What can I do if I missed the normal JCAD protest deadline?
Post-deadline routes are limited. A clerical-error correction, substantial-error motion, rendition correction, joint motion, late exemption or failure-to-receive-notice protest may apply in certain situations. Contact JCAD promptly and keep taxes current where required.
10. Where can I obtain a Jefferson County deed or certified property document?
Search the County Clerk’s official records portal. Noncertified or certified copies can also be requested from the Recording Division by phone, email, mail or in person.
