Switch a Grimes County Parcel From Appraisal Search to Tax Receipt Without Changing Offices
Grimes Central Appraisal District performs two major jobs: it maintains appraisal records and it provides property-tax collection services. That makes the correct workflow different from counties where the elected Tax Assessor-Collector receives property-tax payments.
Begin with the official Grimes CAD account. Verify the QuickRef or property identifier, owner, legal description, tax year, values, exemptions and taxing units. Use the Bills area for taxes and the County Clerk for deeds, liens and recorded legal documents.

Choose the strongest search route for the Grimes County property
| Search detail | Best use | What to verify |
|---|---|---|
| QuickRef or property ID | Identifier copied from the property page, appraisal notice or bill. | Tax year, property type, owner and legal description. |
| Owner name | Person, spouse, trust, estate, company or DBA. | Try the surname alone and reasonable name variations. |
| Street address | City homes, commercial sites and rural parcels with assigned addresses. | Street direction, suffix, unit and county-road formatting. |
| Street number range | Finding an account when the exact number or road format is uncertain. | Open each plausible result and match the legal description. |
| City or ZIP code | Narrowing a common street or owner search. | A mailing city does not always identify the taxing jurisdiction. |
| Legal description | Abstract, survey, subdivision, lot, block, tract and rural acreage research. | Recorded deed, plat, acreage and GIS location. |
| Map number | Connecting a property record with the GIS or archived map system. | The map is not a legal boundary survey. |
| Related properties | Multiple tracts, land plus mobile home or several accounts under one ownership. | Each account, value and tax balance separately. |
Understand what a Grimes CAD property page does and does not establish
| Field | What it identifies | What it does not prove | Next action |
|---|---|---|---|
| QuickRef | The public Grimes CAD property reference. | That the County Clerk uses the same identifier. | Use it for CAD searches, calls, forms and payment matching. |
| Account number | An appraisal or tax-account reference within the district system. | That every related tract is included. | Check related-property links and tax years. |
| Owner shown | The owner carried for appraisal and collection administration. | Complete legal title, every heir, lien or ownership interest. | Use County Clerk records or a title professional. |
| Situs address | The physical location when the account has an assigned address. | The mailing address or complete legal description. | Compare GIS, deed and 911 address information. |
| Legal description | Abstract, survey, tract, lot, block, subdivision and acreage references. | A complete deed-ready description. | Verify the recorded deed, plat and survey. |
| Neighborhood | The appraisal grouping used for valuation analysis. | A recorded subdivision or homeowners association boundary. | Use it for comparable and equal-appraisal research. |
| Market value | CAD’s opinion of market value as of January 1. | A guaranteed selling price or tax balance. | Compare sales, equal appraisal and property condition. |
| Appraised value | Value after an applicable appraisal limitation. | Taxable value for every taxing unit. | Review exemptions and unit-level taxable values. |
| Taxable value | Value remaining after applicable exemptions. | The current amount due, penalties or payment status. | Open the Bills and tax-detail sections. |
| Total due | The amount displayed for the selected effective date. | A tax-sale payoff or future-date payoff. | Contact Grimes CAD for restricted or delinquent accounts. |
Fix a Grimes CAD search that returns nothing or the wrong parcel
| Problem | Likely reason | Practical fix |
|---|---|---|
| Owner search returns nothing | The account may use a spouse, trust, estate, company, former owner or different initials. | Search only the surname or one distinctive entity word. |
| Too many owner results | The name is common or the query is too broad. | Add the street, QuickRef, city, ZIP code or property type. |
| Complete address fails | The account may use a different county-road, direction or street-suffix format. | Search only the main road name or use a number range. |
| Rural tract has no useful address | The property may be indexed by abstract, survey or legal description. | Use owner, QuickRef, legal description and GIS map. |
| Mobile home is missing | The improvement may have a separate mobile-home account. | Search related properties and the mobile-home owner separately. |
| Recently purchased property shows seller | The recorded deed may still be processing into the appraisal roll. | Confirm the deed with the County Clerk and give CAD the instrument details. |
| Paid account is missing from a tax-due list | A filter may show only accounts with tax due. | Return to the normal property search and search without the tax-due filter. |
| Payment is not showing | The official site says online transactions can take 3–5 business days to appear. | Keep the receipt and call collections before paying again. |

Local search tips for Navasota, Anderson and rural Grimes County property
Confirm City of Navasota, Navasota ISD, county and any special-district lines and review homestead status.
Check City of Anderson, Anderson-Shiro CISD, county and related accounts rather than relying only on the mailing address.
Verify the city, school district and county combination shown on the account.
A Plantersville mailing address does not by itself identify the school, city or special-district boundaries.
Search by owner, abstract, QuickRef or legal description when the street address is incomplete.
Some Grimes County parcels are served by a school district associated with another county. Match the parcel and taxing-unit list.
Review market value, productivity value, qualifying use and the annual evidence separately.
Determine whether the home is an improvement-only account or is combined with the land.
Open each related-property link because one owner can have separate tracts, values, legal descriptions and tax balances.
Separate market value, appraised value and taxable value
Grimes CAD’s opinion of what the property would sell for under normal market conditions as of January 1.
The value after an applicable residence-homestead cap, circuit breaker or other appraisal limitation.
The value remaining after exemptions. It can differ for each taxing unit.
Check the residence-homestead cap and temporary circuit breaker
An eligible residence homestead generally receives a 10% annual appraisal limitation after the owner qualified for the homestead in the preceding tax year. Qualifying new improvements can be added outside the cap.
Qualifying non-homestead real property valued at $5,320,000 or less may receive a 20% appraisal limitation for 2026. Agricultural and certain other specially appraised property is excluded.
Review the entire appraisal notice before choosing a protest reason
Confirm the QuickRef, owner, mailing address, situs address, legal description and property type.
Review land value, building value and total market value separately.
Check acreage, square footage, age, class, condition, mobile-home details and other improvements.
Verify homestead, age, disability, veteran and other expected exemptions.
Check whether a homestead cap or temporary non-homestead limitation appears correctly.
Preserve the notice mailing date, protest deadline and online-filing instructions.
Use Grimes CAD’s 2026 forms and keep proof of delivery
The state-mandated school-district exemption is currently $140,000 for a qualifying principal residence.
School districts currently provide an additional $60,000 exemption and a qualifying school-tax ceiling.
Use the applicable veteran or surviving-spouse form and attach the required VA documentation.
Grimes CAD publishes the temporary exemption application for qualifying disaster-damaged property.
A residence-homestead application can have extended late-filing rights. Contact CAD about the affected tax years.
Charitable, religious, cemetery, Freeport and other exemptions have separate qualifications and forms.
Application checklist
Prepare extra evidence when an inherited property still shows the prior owner
The appraisal owner can remain unchanged while a deed, probate case or heirship document is being completed. The CAD owner field should not be treated as final proof of legal title.
Separate qualifying land use from the market value of the property
Prepare leases, livestock records, fencing, water, stocking and management evidence.
Keep production records, receipts, maps, photographs and land-use history.
Review timber qualification, stand information, management activity and the separate timber cap rate.
Confirm prior open-space qualification and prepare the wildlife plan and annual report.
Verify acreage, intensity, colony placement and local qualifying requirements before applying.
Ask about rollback taxes before converting qualified land to residential, commercial or another nonqualifying use.
Evidence to keep
Build a Grimes CAD protest around one specific issue
Evidence that fits common Grimes County disputes
The normal protest deadline has passed—check limited remedies immediately
Prepare a short, property-specific presentation for the ARB
Use the individual hearing notice for date, time, location and remote or affidavit instructions.
Number every page and keep your own copy in the same order as the board’s copy.
The order controls the protested year and starts any further appeal deadline.
Search and render taxable business assets separately from real estate
Business personal property can include furniture, fixtures, computers, machinery, equipment, vehicles, inventory and other assets used to produce income.

| Problem | Likely reason | Best next action |
|---|---|---|
| Online payment is not visible yet | Posting can take 3–5 business days. | Keep the confirmation and wait through the stated processing window. |
| Receipt email is missing | The email may be delayed, filtered or entered incorrectly. | Check the account before attempting a second payment. |
| Amount differs from mailed bill | A payment, correction, penalty, interest charge or later bill changed the balance. | Use the live effective-date total or request a current payoff. |
| Wrong property selected | A similar owner name or address produced another account. | Stop before payment and compare QuickRef and legal description. |
| Tax-sale account rejects card | Credit-card payment is legally restricted for posted tax-sale property. | Call Grimes CAD for approved certified-funds or transfer instructions. |
| Mailed check has not cleared | The payment may still be processing or may lack an account identifier. | Call before sending a replacement that could create duplicate payment. |
