Longview residence

Confirm whether the parcel is in Longview ISD, Pine Tree ISD, Spring Hill ISD, White Oak ISD or another district before paying.

Pine Tree ISD property

Gladewater property

Market, appraised and taxable value answer different questions

VALUE 1 Market value

Gregg CAD’s opinion of normal market value as the property existed on January 1.

VALUE 2 Appraised value

The value after an applicable homestead cap, non-homestead limitation or special appraisal.

VALUE 3 Taxable value

The amount remaining after exemptions for each individual taxing unit.

Do not calculate a final bill from market value alone. The amount due depends on taxable value, exemptions, appraisal limitations, adopted rates, collector assignments, penalties and payment history.

2026 appraisal limitations to check

Residence-homestead cap

An eligible homestead’s appraised value is generally limited to the lesser of market value or the previous appraised value plus 10 percent and qualifying new improvements.

Non-homestead circuit breaker

Eligible non-homestead real property valued at $5.32 million or less can receive a 20 percent appraisal limitation for 2026, subject to statutory exclusions and qualification rules.

Gregg CAD states that, effective January 1, 2026, an owner whose residence homestead is completely destroyed by fire must submit the required application no later than 180 days after the fire to receive the available prorated exemption.
