Separate market value, appraised value and taxable value

STEP 1 Market value

ECAD’s opinion of what the property would sell for under normal market conditions as of January 1.

STEP 2 Appraised value

The value after an applicable appraisal limitation, such as a qualifying residence-homestead cap.

STEP 3 Taxable value

The value remaining after exemptions. It can differ for the county, city, school district, MUD and ESD.
