Account-field decoder

Understand what the Angelina CAD property record does and does not prove

Use every field as a route to the next controlling record
Field What it helps identify What it does not prove Best next step
Property ID The appraisal account used by Angelina CAD. That the Tax Office uses the identical account number. Save it and compare it with the collection record.
Geographic ID A parcel or geographic reference associated with the property. A surveyed boundary, access route or legal acreage. Compare the map, deed, plat and survey.
Owner shown The owner carried for appraisal administration. Clear legal title, lien status or complete ownership history. Search County Clerk real-property records.
Situs address The physical location used in the appraisal record when assigned. A mailing address or complete legal description. Compare it with the map and legal description.
Legal description The abstract, tract, subdivision, lot, block or other property reference. That the abbreviated CAD description is suitable for a deed or survey. Open the recorded deed or plat.
Market value CAD’s opinion of market value as of January 1. A guaranteed sale price or final tax bill. Compare sales, condition and equal-appraisal evidence.
Appraised value Value after an applicable appraisal limitation or special appraisal. The final taxable value for every taxing unit. Review cap loss, circuit breaker and exemption lines.
HS cap loss The reduction caused by an applicable residence-homestead appraisal limitation. That the exemption, ceiling or tax bill is otherwise correct. Check homestead status and each taxing unit.
Circuit breaker A qualifying non-homestead appraisal limitation when applicable. Permanent eligibility or the final tax amount. Confirm property type, qualification and current law.
Assessed or taxable value Value after applicable limitations or exemptions. The live balance after payments, penalties or credits. Use the Tax Office collection portal.
Deed history Recorded-document references imported into the appraisal account. Complete title history or clear ownership. Verify the document through the County Clerk.
Value explanation

Follow the value from preliminary appraisal to the actual tax bill

STEP 1 Market value

Angelina CAD’s estimate of market value as of January 1 for the selected tax year.

STEP 2 Appraised or assessed value

The value after an applicable homestead limitation, circuit breaker or productivity appraisal.

STEP 3 Taxable value and bill

Exemptions reduce taxable value. Taxing-unit rates and collection adjustments produce the bill.

Do not calculate the tax bill from market value alone. Exemptions, appraisal limitations, productivity value, tax ceilings, individual taxing-unit rates, payments and penalties can change the amount due.
Angelina CAD appraises property but does not set tax rates or collect taxes. Cities, school districts, the county, college and special districts adopt their own rates.
Parcel and location research

Use Angelina CAD map context for rural property, timberland and mobile-home accounts

Rural acreage

Use Geographic ID, abstract, legal description and adjoining parcels when a normal address is missing.

Timberland

Compare tract location, acreage, surrounding use and the account’s productivity-appraisal information.

Mobile-home property

Search the owner and mobile-home park, then confirm whether the home and land appear on one or separate accounts.

Mineral-related property

Check the property type and account identifiers rather than assuming a surface address finds every interest.

Neighbour comparison

Open nearby accounts to compare land type, building details, neighbourhood and appraisal treatment.

Boundary questions

Use a survey, recorded plat and deed before fencing, building or resolving access and encroachment issues.

An appraisal map is not an on-the-ground survey. It represents approximate property location and should not replace legal or engineering work.
Search troubleshooting

Fix common Angelina CAD search problems

Try another official search method before assuming the record is missing
Problem Likely reason Practical fix
Owner search returns nothing The account may use a middle initial, former name, estate, trust, company or different name order. Search only the first or last name, then try DBA or Property ID.
Address is not recognised The situs may use an abbreviation, highway, county-road format or different city name. Use only the street name and narrow the results later.
Too many results appear The search is too broad. Use Advanced Search with neighbourhood, abstract, subdivision, property type or ID.
Rural tract has no street address The account may be indexed by owner, abstract, legal description or Geographic ID. Use ID, owner, legal description and map context.
Mobile home is difficult to locate The home, land and park may appear under different owners or accounts. Search owner, mobile-home park, Property ID and property type.
Recently purchased property shows the seller The deed may not yet have completed processing into the CAD database. Confirm the recording with the County Clerk and save the instrument reference.
2026 value looks incomplete The official portal currently identifies 2026 values as preliminary. Save the preliminary record and confirm the certified value later.
Tax account number does not match CAD The Tax Office and CAD may use different identifiers. Match the owner, address, legal description and CAD reference number.
Online appeal portal does not recognise the property Account registration, ownership, access credentials or eligibility may be involved. Review the eFile instructions and contact CAD before the filing deadline.

Record corrections

Correct the system that owns the inaccurate information

Incorrect appraisal owner Confirm the recorded deed or probate document, save the recording reference and contact CAD with the documentation it requests.
Incorrect mailing address Use the Angelina CAD Address Change Form and check whether the Tax Office also requires a separate update.
Incorrect situs address Determine whether the issue belongs to CAD, emergency addressing, a city or another county department.
Incorrect square footage or improvement Prepare measurements, plans, photographs, permits or contractor evidence showing the specific difference.
Missing exemption Confirm the filing date, eligibility, ownership, identity documents and submission proof.
Incorrect tax payment Contact the Tax Office with the receipt, confirmation, account number, year and payment amount.
A record correction and a value protest are not always the same. File a timely protest when the issue involves a protestable appraisal-district action and the deadline is approaching.
Forms and exemptions

Choose the correct Angelina CAD filing and prepare the evidence first

Common official forms and supporting information
Situation Starting resource What to prepare
Principal residence Residence homestead exemption application Ownership, occupancy, Property ID and required Texas identification.
Age 65, disability or surviving spouse Applicable exemption application or transfer information Qualification date, identification and supporting disability or age documents.
Disabled veteran Disabled-veteran exemption application VA documentation, ownership and residence information.

Value or appraisal dispute Property Owner’s Notice of Protest or online appeal Notice, protest reason, requested correction and evidence.
Electronic communications Online appeal agreements and electronic-delivery information Owner, property, email and authorised-representative information.
Homestead filing is free. Angelina CAD warns homeowners about private solicitations that charge unnecessary fees to file a homestead exemption or obtain a deed copy.
Timber, farm and ranch property

Review productivity appraisal separately from ordinary market value

Market value

Check what the land would be worth under ordinary market conditions without productivity appraisal.

Productivity value

Review the lower value based on qualifying agricultural or timber production.

Use history

For common 1-d-1 qualification, the official guidance describes agricultural or timber use during at least five of the preceding seven years.

Local intensity

The activity must meet the degree of intensity generally accepted for the type of use in the local area.

Wildlife management

Maintain the plan, activity records, maps and evidence supporting continued qualification.

Change of use

Ask about rollback-tax exposure before converting qualified land to a nonqualifying use.

Evidence worth organising

Prior applications and approval notices
Deed, survey and legal description
Acreage and land-use maps
Timber-management or harvest records
Agricultural leases and receipts
Livestock, crop or production records
Dated photographs of qualifying use
Wildlife plan and activity log
Business personal property

Prepare a complete rendition instead of relying on the real-estate account

Find the correct account

Search the business name, Doing Business As, owner and property type.

Build the asset list

Record description, acquisition year, original cost, location and current use.

Check inventory

Separate inventory, equipment, furniture, machinery and other taxable personal property.

Use 2026 depreciation tables

Compare the district’s current schedule with the asset age and category.

Document obsolescence

Keep photographs, repair records, replacement information or evidence that an asset is no longer usable.

Save proof of filing

Keep the online confirmation, certified-mail receipt or stamped rendition copy.

General rendition deadline: taxable business personal property is generally rendered by April 15. A written request filed on time can provide an automatic extension to May 15, and additional time may be available for good cause. Late, incomplete or omitted renditions can result in penalties.
Appraisal dispute

File an Angelina CAD protest around one clear and supportable issue

General deadline: file by May 15 or within 30 days after the appraisal district delivers the Notice of Appraised Value, whichever applicable date is later. The date printed on the individual notice controls.
Read the appraisal notice Confirm the Property ID, proposed value, property description, exemptions, reason for notice, appeal instructions and deadline.
Save the full online account Keep values, cap information, land, improvements, deed history, exemptions and prior-year data.
Select the correct protest ground Common issues include market value, unequal appraisal, incorrect property details, exemption denial, productivity-appraisal denial or ownership determination.
Open the official appeals portal Angelina CAD now uses a separate portal for online appeals and protests. Open Angelina CAD Online Appeals
Follow the eFile instructions Connect the correct property, accept the applicable user agreement and confirm that the filing was submitted rather than merely saved as a draft.
Keep proof of timely filing Save the confirmation number, timestamp, email, certified-mail receipt, fax confirmation or stamped copy.
Request and review CAD evidence Compare each comparable, property characteristic, adjustment and value assumption with the subject property.
Present focused owner evidence Use sales, unequal-appraisal examples, photographs, repair estimates, surveys, closing documents, income data or business asset evidence.
Attempt an informal resolution Explain the exact correction requested and review any proposed agreement carefully.
Prepare for the ARB hearing Organise the strongest evidence first and preserve the written final order afterward.

Evidence packet checklist

Notice of Appraised Value
Saved CAD account and map view
One-page explanation of requested correction
Comparable-sales or unequal-appraisal table
Dated condition photographs
Repair estimates or professional reports
Survey, deed or acreage evidence
Timber, income or business records when relevant
Saying “my taxes are too high” does not directly challenge the appraisal. Explain why the value, equal treatment, property description, exemption or classification is incorrect.
Appraisal Review Board

Use the Angelina ARB hearing material before your appointment

Angelina CAD publishes formal-hearing guidance, protest and appeal procedures, an owner affidavit, evidence information and the Appraisal Review Board manual through its forms page.

Review the hearing notice

Confirm the date, time, format, evidence deadline and check-in instructions.

Mark the CAD packet

Identify incorrect comparable properties, characteristics, adjustments or assumptions.

Practise a short presentation

State the issue, evidence and requested correction without unrelated background.

Bring complete copies

Keep a copy of every document submitted and arrange it in the order you will discuss it.

Use an affidavit when appropriate

Follow the official form and deadline when presenting evidence by affidavit instead of appearing normally.

Preserve the final order

Review arbitration, court or other appeal options promptly after receiving the written order.

Angelina CAD’s public information states that ARB hearings normally begin around the middle of June and conclude before appraisal-roll approval, but the hearing notice controls your appointment.
Tax bills and payments

Search the Angelina County tax account and verify payment availability

Angelina CAD does not collect property taxes. Use the Angelina County Tax Assessor-Collector for county collection questions, payment receipts, balances and delinquent-tax issues.

Begin on the official Tax Office page Confirm the current main-office and satellite-office details before travelling. Open Angelina County Tax Office
Continue to the official ACT portal Search for accounts collected by the Angelina County Tax Office. Open Angelina County Property Tax Search
Search by owner, address or account number Enter owner names last-name-first, simplify the address or use the Tax Office account number.
Try the CAD reference number The tax portal accepts a CAD reference or owner ID, but warns that the CAD and Tax Office account numbers may differ.
Confirm the correct property and year Match the owner, address, legal description and account before relying on a balance.
Check current payment availability At the July 2026 review, the official portal displayed that online payments were temporarily unavailable. Recheck the live page or call the Tax Office before attempting payment.
Ask for another payment method when necessary Confirm in-person, mail, eCheck, card or other available methods directly with the Tax Office.
Save and verify the receipt Keep the account, tax year, amount, payment method, confirmation number and processing date.
Payment safety: never submit payment from an unsolicited email, text message, advertisement or copied tax page. Start with the official county website and verify the live account.

Buyer, seller and new owner

Complete these checks before relying on an Angelina County property record

Confirm parcel identity

Match Property ID, Geographic ID, legal description, acreage, map and physical location.

Review tax status

Check current and delinquent years, payments, penalties and the correct Tax Office account.

Search deed history

Review deeds, deeds of trust, liens and releases through the County Clerk.

Recalculate exemptions

The seller’s homestead, age, disability, veteran or local exemptions may not transfer.

Review timber or agricultural status

Confirm qualification history and possible rollback exposure before changing use.

Check improvements

Compare CAD square footage, year built, condition, additions and outbuildings with the property.

Look for separate accounts

Land, mobile homes, minerals and business personal property may not always appear in one record.

Review taxing units

Check school, city, county, college, water and other district lines affecting taxable value.

Save closing evidence

Keep the deed, survey, title policy, closing statement, tax certificate and exemption confirmation.

The seller’s current tax bill may understate the buyer’s future tax burden because exemptions, appraisal limitations, productivity appraisal and ownership can change after closing.
2026 action calendar

Important Angelina County appraisal and tax dates

Appraisal and exemption-status date Ownership, use, condition, taxable status and market value are generally determined as of January 1.
Business personal property rendition Renditions are generally due April 15, and a timely written extension request can move the deadline to May 15.
Many exemption and productivity applications Homestead, non-profit and many agricultural or timber filings commonly use an April 30 application date, subject to applicable late-filing rules.
General protest deadline File by May 15 or within 30 days after the appraisal notice is delivered when the later-date rule applies.
Typical ARB hearing period Angelina CAD states that hearings generally begin around the middle of June and conclude before appraisal-roll approval.
Estimated-tax and proposed-rate information Local Truth-in-Taxation data is updated as taxing units propose and adopt rates.
Tax bills are usually mailed Check the collector and tax year because not every local entity necessarily uses the same collection office.
Normal payment deadline Property taxes are generally payable without penalty through January 31, subject to the bill date and next-business-day rules.
Always follow the date printed on the appraisal notice, hearing notice, application, tax bill or final order. General calendar dates do not override a special or later statutory deadline.
