Understand what the Collin County appraisal record does—and does not—prove
| Field | What it helps identify | What it does not prove | Best next action |
|---|---|---|---|
| Property ID | The CCAD account connected to the displayed property. | That the Clerk uses the same number as a document identifier. | Save it for CAD, tax and protest questions. |
| Geographic ID | A parcel-oriented identifier associated with the land record. | A surveyed boundary or complete legal description. | Compare it with the parcel map and deed. |
| Owner name | The owner displayed for appraisal administration. | Complete legal title, lien status or every ownership interest. | Open the recorded deed through the County Clerk. |
| Situs address | The physical or assigned property location. | The full legal description or surveyed parcel line. | Compare the legal description and map. |
| Legal description | Subdivision, abstract, block, lot, tract or unit information. | That the abbreviated CAD text reproduces the complete deed. | Match it to the recorded instrument or plat. |
| Market value | The district’s estimate of market value for the displayed appraisal year. | The sale price, mortgage appraisal or final tax bill. | Review characteristics and comparable evidence. |
| Appraised value | The value after an applicable statutory appraisal limitation. | That market value cannot be challenged. | Compare market value, cap information and prior years. |
| Taxable value | The amount remaining after applicable exemptions for a taxing entity. | The amount owed without the adopted tax rate. | Check the official tax statement. |
| Exemptions | Homestead, over-65, disabled, veteran or other approved treatment. | That every exemption applies to every taxing entity equally. | Review each entity’s taxable-value line. |
| Improvement details | Building area, age, class, use and appraisal characteristics. | That every measurement, feature or condition code is correct. | Document errors before an informal review or protest. |
| Taxing entities | County, city, school and special districts connected to the account. | The final current rate or balance. | Use tax transparency and the Tax Office record. |
Fix the most common Collin County property search failures
| Problem | Likely reason | Better search action |
|---|---|---|
| Main search will not load | Maintenance, heavy traffic or a temporary portal interruption. | Use the alternate official search or Open Data Portal. |
| Full owner name returns nothing | The record uses Last First order, initials, a trust, estate or business name. | Search the surname or main business word and add an asterisk wildcard. |
| Full address returns nothing | Street suffix, direction, unit, city or punctuation differs. | Enter only the street number and main street name. |
| Too many address matches | The street crosses several cities or contains repeated unit numbers. | Add owner, Property ID, city or property type after the first broad search. |
| New construction is missing | The parcel, address or improvement record is still being created or updated. | Search the land account, subdivision, builder or prior legal description. |
| Seller still appears after closing | The deed or CCAD ownership update is still processing. | Confirm the recorded instrument, then contact CCAD with its number and date. |
| Vacant land has no address | The tract is indexed primarily by owner, abstract, subdivision or legal description. | Use owner, Geographic ID, abstract, block, lot or tract. |
| Tax and CAD account appear different | The systems serve different purposes or format identifiers differently. | Match the address, legal description, owner and tax year before paying. |
Use the Collin CAD map to locate the parcel and retrieve an available plat
Follow the number from market value to the final tax statement
The district’s opinion of market value for the appraisal date and tax year.
The value after an applicable statutory limitation, such as the residence-homestead cap.
The value remaining for a particular taxing entity after its applicable exemptions.
Submit the exemption to CCAD and verify that it reached the correct account
Collin CAD administers residence homestead, over-65, disabled-person, disabled-veteran, surviving-spouse and other eligible exemption applications. The Tax Office cannot approve an exemption.
Do not use the previous owner’s eFile PIN. CCAD states that PINs are unique to each owner.
After the exemption is granted, ask the Tax Office about eligible four-installment payment treatment.
Special appraisal requires qualifying use and supporting evidence. Acreage ownership by itself is not enough.
Build a Collin County protest around evidence, not only the percentage increase
The statutory deadline is generally May 15 or 30 days after the appraisal notice was sent, whichever is later. If the deadline falls on a weekend or legal holiday, it moves to the next business day.
Evidence checklist
Use the Collin County Tax Office after confirming the CCAD account
The Collin County Tax Assessor-Collector collects ad valorem property taxes for 43 taxing jurisdictions. The Tax Office—not CCAD—controls tax statements, balances, receipts, payment posting and delinquent-tax questions.
Taxes are due upon receipt and generally must be paid by January 31 to avoid penalty and interest.
The Tax Office allows partial payments, but an unpaid balance begins accruing penalty and interest after January 31.
Eligible over-65 or disabled-person homesteads may pay one quarter by January 31, March 31, May 31 and July 31.
Use the Collin County Clerk when the appraisal owner field is not enough
Search recorded documents by grantor or grantee name, subdivision, document type, instrument number or volume and page. The County Clerk warns that its online database is not the official repository and that some information may be redacted.
McKinney, Texas 75071
The Clerk’s FAQ states that recorded documents may appear on public search stations in approximately 7–10 business days.
The County Clerk currently states that its Plano office is closed until further notice. Land recordings are handled at McKinney.
Adjust the search for fast-growth, multi-city and new-construction records
Search the subdivision, lot and block when the street address is new or builder records have not fully updated.
Check the current exemptions, appraised-value cap, school district and seller tax history before estimating the buyer’s future bill.
Compare the land account, improvement year, building area and new-construction value. New improvement value can affect the capped account differently.
A city name does not guarantee the property is in Collin County. Confirm the appraisal district, county and Property ID before paying.
Use owner, abstract, Geographic ID and legal description. Review market value separately from agricultural-use appraisal.
Match the unit, legal description and Property ID because several units can share a street address or building name.
Search the deceased owner and estate-related names, then review probate and deed instruments before requesting a CCAD ownership update.
Do not confuse equipment, inventory or business accounts with the real-estate parcel. Select the correct property type in the search.
Create an account list containing Property ID, legal description, acreage, exemption and tax status for every separate parcel.

Collin County Texas property search FAQs
Where can I search Collin County Texas property records?
Use Collin Central Appraisal District for appraisal records, values, exemptions and parcel information. Use the Tax Office for bills and payments, and the County Clerk for deeds, liens, plats and recorded documents.
Can I search Collin CAD by owner name?
Yes. The alternate search stores owner names in Last First format and supports an asterisk wildcard. Begin with the surname or main business name, then confirm the Property ID, situs address and legal description.
Why is the Collin CAD property search not loading?
Maintenance or high traffic can temporarily slow the primary portal. Use the official alternate property search or the CCAD Open Data Portal while the main search is unavailable.
How do I find a Collin County Property ID?
Search CCAD by owner or street address, open the correct account and save the Property ID. Verify the address, legal description and parcel location before using it for a tax payment, exemption or protest.
Where can I find Collin County property-tax bills and receipts?
Use the Collin County Tax Office property-tax lookup. It is the correct source for statements, balances, payment history, receipts and delinquent amounts.
How do I apply for a Collin County homestead exemption?
Submit the official residence-homestead application to Collin CAD. Prepare the correct Property ID, ownership and occupancy information and required identification. There is no CCAD filing fee for an exemption application.
What was the Collin County property-tax protest deadline for 2026?
The published deadline for most real property was May 15, 2026. A later notice may create a later deadline because the usual rule is May 15 or 30 days after the notice was sent, whichever is later. Use the date on the notice.
How do I find a subdivision plat in Collin County?
Locate the property in CCAD, open the property details, choose View Map and then Interactive Map. Select the parcel and use the plat-download link when available. You can also search the subdivision under the Plats department in the County Clerk record portal.
Does a Collin CAD owner name prove legal ownership?
No. The owner field is useful for appraisal administration and research but is not a title opinion. Search the recorded deed and related instruments through the Collin County Clerk when legal ownership matters.
What should a Collin County homebuyer check before estimating taxes?
Review the Property ID, market and appraised values, exemptions, improvement details, school district, city, special districts, tax history and recorded deed. Do not assume the seller’s homestead cap, senior ceiling or exemption will continue.
