Separate market value, appraised value and taxable value

VALUE 1 Market value

Waller CAD’s opinion of the property’s market value as of January 1 for the tax year.

VALUE 2 Appraised value

The value after an applicable appraisal limitation or special valuation rule is considered.

VALUE 3 Taxable value

The value remaining after exemptions. It can differ among taxing units.

Local agricultural standards

Understand Waller CAD agricultural and wildlife appraisal requirements

Waller CAD states that ag or wildlife applications received on May 1 or later are considered late and may receive a 10% late-filing penalty. The district also states that no ag or wildlife applications can be accepted after certification.

Agricultural appraisal values qualifying land according to productivity rather than ordinary market value. Owning acreage, mowing land, keeping pets or planning a future agricultural use does not automatically qualify the property.

Use history

The land generally must have a qualifying agricultural history under Texas law and local review standards.

Degree of intensity

The operation must resemble a typically prudent agricultural operation in Waller County.

Substantial tract

Waller CAD publishes a general substantial-tract guideline of at least 10 acres, but specific uses have separate requirements.

Commercial purpose

The land should produce an agricultural product for consumption or commercial trade rather than serve only a recreational purpose.

Owner evidence

The new owner must provide the information, records and supporting evidence requested with the application.

Prepare for a Waller County ARB hearing and preserve appeal options
