Randall County Appraisal District CAD 2026

Randall County, Texas · Canyon, south Amarillo, rural acreage, exemptions, protests and tax payments

Trace a Randall County Property From PRAD Search to the Correct Official Record

Randall County does not have a separate one-county appraisal website. Its appraisal records are maintained by Potter-Randall Appraisal District, commonly called PRAD, which serves properties in both Potter and Randall counties.

Use PRAD for appraisal values, property characteristics, exemptions, forms and protests. Use Randall County Tax Office for tax statements, payments, receipts and delinquent balances. Use Randall County Clerk for deeds, liens, plats and recorded ownership documents.

The most important Randall County search check is the county itself. PRAD serves both Potter and Randall counties. A similar owner name, Amarillo address or business name can produce records from either county, so confirm the county, taxing units, account number and legal description before filing, paying or comparing values.

Original interface guide

Recognize the important PRAD search controls

The existing article did not contain a dedicated PRAD search screenshot. This lightweight visual guide shows the fields and checks that matter without adding a large external image or slowing the page.

PRAD Property Search
Search by: Account
Account, owner, address or DBA
Search
Account Owner Property County
P-Example Similar Owner Amarillo address Potter
R-Example Correct Owner Canyon address Randall
1. Search type Choose the field that matches the information you already have. An exact account identifier is normally the cleanest route.
2. Search text Use fewer words first. Long addresses and complete entity names can fail when the stored format differs.
3. Result identity Do not select a result merely because the owner name looks correct. Compare the property and account.
4. County confirmation Confirm Randall County before reviewing exemptions, filing a protest or continuing to the county tax portal.
Two-county verification

Complete these four checks before trusting a PRAD result

1 County Confirm that the account is identified as Randall County rather than Potter County.
2 Taxing units Look for the appropriate county, city, school district and special-district entries.
3 Legal description Match the lot, block, subdivision, survey, abstract or tract information.
4 Account number Compare the PRAD account with the notice, deed, closing documents or tax statement.
An Amarillo mailing address does not determine the county. Parts of Amarillo are in Randall County and parts are in Potter County. Use the legal parcel and taxing-unit information rather than the city name alone.
Search-method selector

Use the PRAD search detail that is most likely to produce one correct result

Start with the strongest identifier and broaden only when necessary
What you have Try first If the search fails
Account number Enter the complete account number exactly as printed. Remove spaces or punctuation and confirm that it is a PRAD rather than Tax Office identifier.
Appraisal district number Use the exact appraisal identifier from the tax account or notice. Compare the number with the owner and legal description in both systems.
Owner name Search the last name or one distinctive entity word. Try spouse, trust, estate, LLC, DBA, initials or prior owner.
Property address Use the street number and main street name. Remove direction, suffix, city, ZIP code and unit wording.
Business name Use the legal business name or DBA keyword. Search the owner, mailing address or appraisal district number.
Closing document Search the buyer, seller, address and legal-description keywords. Use County Clerk records because the appraisal owner may not be updated yet.
Tax statement Use the account or appraisal district number. Search the Tax Office portal first, then copy the matching property identifier into PRAD.
Rural acreage Use owner name, account number or legal-description terms. Ask PRAD for help matching the tract, survey, abstract or parent account.
Property-account decoder

Understand what the PRAD account does and does not prove

Use appraisal fields as research tools, not substitutes for every official record
Field What it identifies What it does not prove Best next action
Account number The account in PRAD’s appraisal system. That the Tax Office or Clerk uses the same identifier. Use it when contacting PRAD and compare it with the tax account.
Owner shown The owner maintained for appraisal administration. Complete title, lien status or deed history. Search Randall County Clerk records when legal ownership matters.
Situs address The physical property location carried in the appraisal record. The owner’s mailing address or legal boundary. Compare it with the legal description and map.
Legal description The abbreviated lot, block, subdivision, survey, abstract or tract reference. A complete legal description suitable for a deed. Open the recorded deed or plat.
Land area The lot size or acreage carried for appraisal. Surveyed boundaries or guaranteed acreage. Use the deed, plat and professional survey.
Improvement details PRAD’s record of structures, area, age, class, use and condition. That every measurement or characteristic is correct. Document errors with plans, measurements, photos and estimates.
Market value PRAD’s opinion of market value as of January 1. A guaranteed selling price or final tax bill. Compare sales, property condition and equal-appraisal evidence.
Appraised value Value after an applicable appraisal limitation or special appraisal. The value after every exemption. Continue to taxable value by taxing unit.
Taxable value The value remaining after exemptions for a taxing unit. The live balance, payment, penalty or receipt. Open the Randall County tax portal.
Exemption codes Homestead, age, disability, veteran or other benefits applied. That every taxing unit grants an identical amount. Review the taxable value for each listed unit.
Parcel and location research

Use PRAD map information without treating it as a survey

Open the official PRAD property-search route Use the map or location option offered through the official property-search page. Open PRAD Property Search
Locate the account with a known identifier Use the account number, address, owner or legal-description information where supported.
Compare nearby parcels Review roads, subdivision layout, approximate parcel shape and neighbouring appraisal accounts.
Verify the county line This is especially important for Amarillo-area property and parcels near Potter County.
Use legal evidence for legal questions Obtain the deed, recorded plat, title evidence and professional survey before relying on boundaries, access or acreage.
An appraisal map is not a survey, title commitment or proof of legal access. Do not use it by itself to install a fence, divide land, resolve an encroachment, guarantee acreage or prepare a deed.
Local property scenarios

Randall County search tips for Canyon, Amarillo, villages and rural land

Canyon residence

Confirm City of Canyon, Canyon ISD, Randall County and any other listed taxing units, then verify the homestead exemption.

South Amarillo home

Do not assume that an Amarillo address is in Potter County. Verify Randall County and the correct school district.

Timbercreek Canyon

Check the village, school district, county and special-district entries, along with irregular lots or terrain-related property differences.

Village of Palisades

Match the legal lot, road, village taxing unit and improvement details rather than relying on a mailing address alone.

Happy-area property

Confirm the county and school district because a Happy mailing address can involve more than one jurisdictional pattern.

Rural acreage

Use the account number, owner, legal description and appraisal map, then verify acreage through recorded documents and a survey.

New subdivision home

Search the lot and builder or parent account when the final address or ownership has not yet appeared.

Business property

Search both the real-estate account and any separate business personal-property account for equipment, inventory and fixtures.

Manufactured home

Determine whether the home and land are assessed together or whether the mobile home has a separate personal-property account.

Randall County’s active taxing units can include Randall County, Amarillo ISD, Bushland ISD, Canyon ISD, Wildorado ISD, Happy ISD, City of Amarillo, City of Canyon, Village of Timbercreek Canyon, Village of Palisades, water, road and hospital districts.
Builders and new homeowners

Check new construction before comparing the first full-year tax bill

January 1 construction status

Confirm whether the structure was complete, partially complete or absent on January 1 of the appraisal year.

Land and improvement accounts

A builder or parent land account may later be divided into individual lots and completed-home accounts.

Address and ownership timing

The deed, postal address, PRAD owner and tax statement can update on different schedules.

First full-year value

A prior tax estimate may reflect vacant land or partial construction rather than the completed residence.

Homestead application

File after qualification and confirm that the exemption appears on the correct completed-home account.

Escrow review

Ask the mortgage servicer whether the escrow analysis uses the completed value and current exemptions.

A seller, builder or lender estimate is not the final property-tax bill. Check the completed PRAD account, the applicable exemptions, current taxing units and the Randall County tax ledger.
Value explanation

Separate market value, appraised value and taxable value

STEP 1 Market value

PRAD’s opinion of the property’s market value as of January 1 for the tax year.

STEP 2 Appraised value

The value after an applicable appraisal limitation or qualifying special appraisal.

STEP 3 Taxable value

The value remaining after exemptions. It may differ among the county, city, school and special districts.

Review the components before challenging the total
Record item What to check Useful evidence
Land value Lot size, acreage, frontage, location, access, topography and land class. Survey, plat, comparable land sales and access information.
Improvement value Building area, age, quality, condition, use, additions and removed structures. Plans, measurements, dated photos, inspection reports and repair estimates.
Market value Recent sales, location, property type and condition differences. Closing documents, adjusted comparable sales and professional reports.
Appraised value Homestead limitation, new construction, ownership changes and prior-year value. Prior account records, exemption status and construction timeline.
Taxable value Exemption amount and taxable value for each taxing unit. Exemption approval, qualification proof and corrected PRAD account.
PRAD does not set local tax rates. PRAD determines appraisal values. Randall County, cities, school districts and other taxing units adopt their own rates.
Search troubleshooting

Fix common PRAD search problems before calling

Change one search element at a time
Problem Likely reason Practical fix
Owner name returns no result The record may use a spouse, trust, estate, LLC, DBA, initials or former owner. Search the last name or one distinctive entity word.
Too many owner matches PRAD covers two counties or the owner has multiple accounts. Add the account number, property address, DBA or Randall County identifiers.
Address search fails The stored situs address may omit a direction, suffix, unit or city. Use only the street number and main street name.
New home is missing The property may remain under the builder, parent tract or incomplete account. Search the builder, subdivision, lot, prior owner and legal description.
Recently purchased home shows seller The recorded deed may not yet be reflected in PRAD. Confirm the deed recording and ask PRAD which ownership document it needs.
Amarillo result is in the wrong county PRAD serves Potter and Randall counties. Compare the county, taxing units, account number and legal description.
Mobile home is not on the land account The home may have a separate personal-property account. Search the owner, serial-related records and mobile-home tax statement information.
Tax portal and PRAD values differ The systems may display different years or update at different times. Match the account, year and effective date, then contact the controlling office.
Exemption is missing The filing may be unsubmitted, pending, denied or attached to another account. Locate filing proof and contact PRAD with the correct account number.

Account corrections

Correct the Randall County record that owns the inaccurate field

Incorrect appraisal owner Confirm the recorded deed, probate order or transfer document and ask PRAD what proof is required.
Incorrect mailing address Contact PRAD for the appraisal record and the Tax Office if a tax statement also needs attention.
Incorrect county Compare the legal description, taxing units and county line, then ask PRAD to explain the account assignment.
Incorrect square footage Prepare measurements, plans, appraisal reports or prior correction documents.
Incorrect improvement or condition Use dated photographs, inspection findings, contractor estimates and removal records.
Incorrect tax balance or payment Contact the Tax Office with the account, year, amount, confirmation and receipt.
A correction request and an appraisal protest are different. A correction addresses inaccurate record information. A protest challenges an appraisal-district action such as value, unequal appraisal, exemption denial or classification.
Exemption center

Verify Randall County exemptions on the complete PRAD account

Residence homestead

Confirm that the home is the owner’s principal residence and that the exemption appears for the correct account and year.

Age 65 or older

Review the additional school exemption, tax ceiling and possible installment, payment-plan or deferral options.

Disabled person

Check the qualification evidence, additional exemption and any applicable school-tax ceiling.

Disabled veteran

Use the correct veteran or surviving-spouse application and attach the required VA documentation.

Heir property

Prepare affidavits, a death certificate, utility evidence and available court or ownership records when required.

Special exemptions

Use PRAD forms for charitable, religious, Freeport, solar or wind-powered devices and other qualifying property.

What to prepare before filing

PRAD account and property address
Owner name exactly as recorded
Ownership and occupancy date
Texas driver licence or acceptable identification
Age, disability or VA documentation
Deed, probate or heirship evidence
Current mailing address
Submission confirmation or delivery proof
Texas currently requires school districts to provide a $140,000 residence-homestead exemption. A qualifying owner who is age 65 or older or disabled receives an additional $60,000 school-district exemption. Local-option exemptions can differ by taxing unit.
New owners may qualify after January 1. Texas allows a qualifying owner to receive a residence-homestead exemption for the applicable portion of the year after acquiring and occupying the home when the prior owner did not receive the same exemption for that year.
Open-space and rural land

Review Randall County agricultural land beyond the market value

Match the exact tract

Confirm the account, legal description, acreage, survey, map and recorded deed.

Separate market and productivity value

Qualifying open-space land may have a productivity value substantially below market value.

Review qualifying use

Prepare evidence of grazing, cultivation, livestock, wildlife management or another qualifying use.

Check all acreage

Determine whether homesites, commercial portions, unused sections or new subdivisions are treated separately.

Keep annual evidence

Save leases, receipts, photographs, production records, stocking information and management documentation.

Ask about change of use

Changing qualifying use may create additional taxes. Obtain current written guidance before changing use or closing a sale.

Account number and legal description
Acreage map and survey
Land-use history
Grazing or agricultural leases
Livestock or production records
Wildlife-management plan when applicable
Dated photographs and receipts
Prior PRAD approval and correspondence
Business assets and mobile homes

Search separate accounts that may not appear with the real estate

Business personal property

Businesses can be taxed on inventory, furniture, fixtures, machinery, equipment and other income-producing personal property even when the business leases its building.

Match the legal owner or DBA, business location, account number, tax year and asset list. The general rendition deadline is April 15, with a May 15 extension available upon a timely written request.

Manufactured and mobile homes

A mobile home can be taxed separately from the land. The Randall County Tax Office provides mobile-home tax statements showing applicable paid-tax information for a sale or transfer.

Search the owner, land account and any separate mobile-home account before buying, moving, titling or transferring the home.

A real-estate tax statement does not prove that no business or mobile-home tax account exists. Search all applicable account types and tax years.
2026 appraisal protests

File a PRAD protest that identifies one specific appraisal problem

Deadline rule: most 2026 protests are due by May 15 or the 30th day after PRAD mails the Notice of Appraised Value, whichever date is later. Use the deadline printed on the individual notice.
Save the complete PRAD account Keep the account number, owner, county, legal description, land, improvements, values, exemptions and property characteristics.
Read the Notice of Appraised Value Confirm the tax year, mailing date, proposed value, protest deadline and portal instructions.
Select the correct protest reason Possible issues include market value, unequal appraisal, incorrect building data, exemption denial, agricultural denial or business personal-property value.
File through the current official route Use the PRAD public portal or the filing instructions on the notice. Save the confirmation before closing the browser. Open the PRAD Public Portal
Request PRAD’s evidence Ask for the appraisal information the district intends to introduce at the hearing.
Build evidence around the selected issue Use comparable sales, equal-appraisal records, photographs, repair estimates, measurements, closing documents, agricultural records or asset information.
Attempt an informal resolution Present a short requested correction and review any proposed agreement before accepting it.
Prepare for the formal ARB hearing Lead with the result you are requesting and explain the strongest evidence first.
Preserve the written ARB order The decision applies to the protested year and starts the timeline for any further appeal option.

Evidence packet checklist

Notice of Appraised Value
Saved PRAD property account
One-page requested correction
Comparable sales or appraisal accounts
Dated photographs
Repair estimates or inspection reports
Measurements, plans or survey
Exemption, agricultural or business records
“My tax bill increased” is not a complete appraisal argument. PRAD controls appraisal matters. Taxing units set rates, and the Tax Office calculates and collects the bill.
Appraisal Review Board

Prepare a short Randall County property presentation for the ARB

Match the evidence to the issue being decided
Protest issue Useful evidence Weak approach to avoid
Market value Adjusted comparable sales, closing evidence, location and condition differences. Only objecting to the percentage increase.
Unequal appraisal Similar PRAD accounts with comparable characteristics and lower adjusted values. Comparing unrelated property classes or different markets.
Building condition Dated photographs, inspection findings, repair estimates and contractor bids. A general statement that the property needs work.
Square footage or improvements Plans, measurements, surveys, permits and proof of removal. Unverified numbers from a listing website.
Exemption or special appraisal Application, eligibility evidence, use history and filing confirmation. Assuming the lender, title company or agent filed it.
Business personal property Asset list, acquisition dates, disposal proof, inventory and depreciation support. One unsupported total value.
Follow the written hearing notice. The notice controls the date, time, location or remote-hearing instructions, evidence deadlines and participation method.

Use Randall County Clerk records when appraisal ownership is not enough

Randall County Clerk describes its online index as a guide similar to a library card catalogue. The index should not be treated as a certified conclusion about the underlying document, and users should search all possible spelling variations.

Request a certified copy when required Contact the Clerk when a lender, title company, court, appraisal district or government office requires certification.
Use professional title help for legal conclusions A public index search does not identify every title defect, easement, restriction, lien, probate issue or ownership interest.
Do not pay a private deed-copy company before checking the County Clerk. Verify the official copy type, page count, certification need and current fee directly with the Clerk.
Buyer and owner due diligence

Complete these checks before buying Randall County property

Confirm Randall County

Do not rely on an Amarillo, Canyon or Happy mailing address to establish the county.

Match the parcel

Compare the PRAD account, legal description, recorded deed, plat, map and survey.

Review tax balances

Check current and delinquent years, payment status, penalties and the live payoff.

Search deeds and liens

Use County Clerk records and professional title review rather than the PRAD owner field alone.

Recalculate exemptions

The seller’s homestead exemption, appraisal limitation and tax ceiling may not transfer.

Check taxing units

Confirm the county, city, school, water, road, hospital and college districts connected to the parcel.

Review improvements

Compare PRAD’s building area, year, class, condition and structures with the physical property.

Check new construction

Determine whether the current tax estimate reflects vacant land, partial construction or a completed structure.

Obtain a survey

Verify boundaries, access, easements and acreage before relying on the appraisal map.

The seller’s current tax bill may understate the buyer’s future bill. A change in ownership, exemption, completed construction, special appraisal or property use can change future taxable value.

Normal 2026 tax-year payment timing January 31, 2027 is Sunday, so a normal timely-payment deadline generally extends to Monday, February 1, 2027.
The individual notice, application, hearing order or tax statement controls. General dates do not replace a later mailing date, extension, postponed delinquency date or property-specific instruction.
