Search the Property ID or street number and name, then verify the subdivision, building details, homestead and taxing entities.

Greenwood-area property

The surface owner, mineral owner, royalty owner and operator may all be different. An MCAD mineral account does not replace a professional mineral-title examination.
Manufactured housing

Determine whether the mobile home is personal or real property

MCAD states that newly discovered mobile homes are classified as personal property. A mobile home classified as real property by the Texas Department of Housing and Community Affairs is listed as an improvement on the real-property account.
Search the owner and property location Also search the land owner when the mobile home sits on leased or separately owned land.
Check for a separate personal-property account Mobile homes in parks and on detached land parcels can be carried as personal property.
Compare HUD and serial information MCAD field staff collect HUD and serial numbers when discovering mobile homes.
Check the TDHCA ownership record Compare state manufactured-housing classification and ownership with the appraisal account.

Review market value and productivity value separately

MCAD maintains market value on qualifying agricultural property while calculating productivity value using land classes, net-to-land information and the state-provided capitalisation rate.

Open the real-property account Confirm the acreage, homesite, land class, improvements, market value and agricultural-use value.
Match the tract to the deed and map Verify that the application covers the intended parcel rather than an adjacent or parent account.
