Understand what the Lampasas CAD account fields mean

Use several fields together before identifying a property
Field What it helps identify What it does not prove Best next action
Property ID The appraisal and collection account used by Lampasas CAD. That it is a County Clerk document number. Save it for exemption, protest and payment questions.
Owner ID Accounts associated with the displayed appraisal owner. That every legal or beneficial owner is listed. Compare the recorded deed or probate instrument.
Situs address The assigned physical location of the property. A surveyed boundary or complete legal description. Compare the legal description and parcel map.
Geographic ID A parcel or location reference used within the appraisal system. The Clerk’s recording or clear title. Match it with the deed and map.
Legal description An abstract, survey, subdivision, lot, block or tract. That abbreviated CAD text is suitable for a deed. Verify the full recorded description.
Market value The district’s January 1 estimate for the selected year. The sale price, taxable value or tax owed. Review land, improvements and appraisal evidence.
Appraised or limited value Value after an applicable homestead or circuit-breaker limitation. That market value cannot be protested. Compare market, limited and taxable values.
Exemptions Homestead, senior, disability, veteran or another exemption. The same deduction applies to every taxing unit. Review taxable values by entity.
Land details Acreage, land class, market value and possible agricultural treatment. Surveyed acreage or qualification for special appraisal. Compare the deed, survey and land-use records.
Taxing units The county, city and school-district jurisdictions attached to the account. The final tax without taxable values and adopted rates. Open Truth in Taxation and the tax statement.
Tax due The balance shown for the selected account and year. A recent payment has already posted. Review payment history before paying again.
The CAD owner field is not a title report. Use the County Clerk, recorded documents, a surveyor, title professionals or qualified legal help when ownership, liens, boundaries or easements require legal certainty.
Search troubleshooting

Fix a missing or confusing Lampasas County property result

Change one search element at a time to locate the account
Problem Likely reason What to try next
Full owner name returns nothing The account may use initials, a spouse, trust, estate, business or previous owner. Search only the surname or main business word.
Complete address returns nothing The situs may use a road abbreviation, rural route or different suffix. Search only the street number and main street name.
Ranch has no normal address The tract may be indexed by abstract, survey, owner or Geographic ID. Use Advanced Search and the interactive map.
Too many owner results The owner has several parcels, business accounts or divided tracts. Compare Property ID, situs, legal description and acreage.
Mobile home is missing The home and land may have separate owners or appraisal accounts. Search the owner, mobile-home location and underlying land separately.
New deed still shows the seller The deed or CAD ownership update may still be processing. Confirm recording with the County Clerk and give CAD the instrument details.
Exemption is missing The application is pending, incomplete, on the wrong account or not effective for that year. Provide filing proof and ask for the application status.
Account still shows unpaid Wrong year, wrong property, processing delay or returned payment. Check the receipt and payment history before submitting another payment.
Useful call script: “I am trying to locate Property ID [number] for owner [name]. I have the address or legal description [details]. Can you confirm the correct account and whether an ownership, exemption, acreage, split or payment update is pending?”
2026 appraisal notice help

Compare the property facts before arguing only about the total value

2026 notice deadline: Lampasas CAD announced that it mailed 9,400 notices to owners whose values increased by more than $1,000 and set May 29, 2026 as the related protest deadline.

By July 28, 2026, that announced deadline has passed. A later correction, exemption decision or separately mailed notice can carry another deadline, so use the date printed on the document affecting your property.

January 1 property status The district appraises taxable property based on its condition and use as of January 1.
Notice and review The owner compares prior value, current value, exemptions and property characteristics.
Protest and certification Unresolved issues can proceed from informal review to the Appraisal Review Board.
Rates and tax bill Local units adopt rates and the contracted assessor prepares the property-tax amount.

Check these details before selecting comparables

Living area and improvement measurements
Construction age, quality and class
Condition, unfinished work and structural problems
Garages, barns, sheds, pools and accessory improvements
Land acreage, frontage, access and topography
Agricultural, wildlife or other land-use category
Homestead and other exemption status
Location, subdivision and neighborhood assignment
The district’s appraisal guidance explains that an appraisal notice includes the prior-year value, current-year value, exemptions applied and protest-deadline information. Save all four items before contacting the appraiser.
Homestead, senior and veteran exemptions

File through an accepted method and verify the account afterwards

No application fee: Lampasas CAD states that there is no charge for receiving or filing an exemption application.
Locate the correct Property ID Confirm the owner, residence address, legal description and tax year before starting.
Open the official exemption page Download the current homestead, over-65 or disabled-veteran form. Open Lampasas CAD Exemptions
Use the online homestead application when appropriate The CAD homepage links to an official electronic residence-homestead application. Open the linked homestead application
Read the eligibility instructions Ownership alone does not automatically establish a residence homestead, senior, disability, veteran or surviving-spouse exemption.
Attach identification and supporting evidence Follow the form instructions for Texas identification, occupancy, disability, veteran status or inherited ownership.
Choose an accepted delivery method Mail the form, email a legible PDF to the exemption department or use the drop box at 109 E. 5th Street.
Do not email photographs of the form Lampasas CAD states that photo imagery is not accepted; a legible PDF is preferred.
Keep proof of filing Save the portal confirmation, sent email, postal tracking or stamped copy.
Verify the result Reopen the property account and check the exemption code and taxable values for the correct year.
Homestead audit: Lampasas CAD periodically reviews each residence-homestead exemption at least once every five years. Owners do not need to reapply unless the district requests a new application by mail.
Agricultural, beekeeping and wildlife land

Use Lampasas County’s current land values and intensity standards

Lampasas CAD publishes 2026 land values, local agricultural-intensity standards, special-valuation guidance, a 1-d-1 application, wildlife-management plan and wildlife annual report.

Property ID and map of the qualifying acreage
History of qualifying agricultural use
Livestock, grazing, crop or orchard records
Lease agreements, receipts and production records
Photographs of fencing, water, forage and improvements
Beekeeping records, hive locations and management activity
Wildlife-management plan and annual activity report
Explanation of drought, interruption or change in use
Local acreage context: Lampasas CAD’s 2026 policy material lists beekeeping operations from 5 to 20 acres. Its wildlife guidance describes the county as part of the Cross Timbers ecological region and currently applies a 20-acre local wildlife threshold. The complete policy and property history still control qualification.
Find the real-property account Confirm the acreage, land category, owner and legal description.
Open the current agricultural page Use the 2026 standards rather than an old application saved from another county. Open Agriculture, Wildlife and Land
Select the correct application Use the 1-d-1 form for qualifying open-space agricultural land and the wildlife documents when transitioning eligible land.
Document intensity and history Acreage alone does not establish qualification. Show the actual operation and its history.
Email a legible PDF or deliver the filing Agricultural applications can be mailed, placed in the CAD drop box or emailed to the dedicated agriculture department.
Verify market and productivity values Reopen the account and confirm that the correct land category and special-appraisal treatment appear.
Change-of-use warning: land that stops qualifying for open-space appraisal can create rollback-tax consequences. Review a planned sale, development, subdivision or use change before altering the property.
Business personal property

Search and support the business account with a complete asset file

Business personal property can include inventory, furniture, fixtures, machinery, equipment, leased assets, vehicles, aircraft and multi-location property used to produce income.

The ordinary 2026 rendition deadline was April 15. A timely written extension generally moves the deadline to May 15. Contact Lampasas CAD promptly when a rendition, penalty or account correction remains unresolved.
Search the business account Use owner, DBA, Property ID, Owner ID or property location.
Open the official business-personal-property page Use the current rendition and local guidance. Open Business Personal Property
Prepare a complete asset schedule Include description, original cost, acquisition year, quantity, location and disposal information.
Separate inventory and fixed assets Keep the categories consistent with financial statements, invoices and depreciation schedules.
Identify closed, moved or sold assets Provide documentation when equipment is no longer owned or located in Lampasas County.
Compare the resulting appraisal Review asset classification, age, condition, depreciation and business location.

Use the Lampasas CAD map to locate a parcel—not to settle a boundary

Find the likely account first Save the Property ID, Geographic ID, owner, legal description and acreage.
Open the official interactive map Use the GIS link supplied by Lampasas CAD. Open Lampasas CAD Interactive Map
Locate the road, community, abstract or subdivision This is useful for Hill Country acreage and properties without an ordinary street address.
Select the likely parcel Compare the Property ID, owner, legal description and acreage with the appraisal search.
Check adjoining accounts A residence, pasture, road strip, mobile home and business account can be separate.
Use a survey for legal precision Do not use appraisal-map lines to settle a fence, easement, encroachment, access or acreage dispute.
Informal review and Appraisal Review Board

Build the protest around a specific value or record error

Lampasas CAD’s published protest material directs owners to email the protest form and evidence to protest@lampasascad.com for informal review.
Save the complete property account Record the Property ID, value, exemptions, acreage, improvements, property type and tax year.
Read the appraisal notice Confirm the notice date, protest deadline, prior value, current value and exemption status.
Choose the exact protest reason Possible issues include market value, unequal appraisal, ownership, exemption, agricultural qualification, taxing units or property characteristics.
Use the taxpayer portal when available Sign in through the official Lampasas CAD taxpayer portal for protest access and account communication. Open Taxpayer Portal
Use a written protest when needed Download the Notice of Protest and save proof of delivery. Open Lampasas CAD Protests
Send evidence for informal review Provide a clear PDF packet rather than an unorganised collection of phone photographs.
Request the district’s evidence Compare its property characteristics, sales, schedules and valuation method with your own evidence.
Prepare for the ARB hearing Evidence can be presented in person, by telephone or video when properly requested, or through a qualifying affidavit process.
Do not bring evidence only on a phone Lampasas CAD’s published procedures warn that hearing evidence should not be submitted solely on a smartphone.
Save the written ARB order Further appeal and payment requirements can depend on the written order and delivery date.

Lampasas CAD states that online payment fees have decreased. Its property-search system directs taxpayers to locate the account and select the green Pay Taxes button.
Search the correct property Verify the owner, Property ID, legal description, account type and tax year.

Select the green Pay Taxes button Start from the official account instead of a search advertisement, text message or copied payment page. Search account and pay taxes
Review every account in the cart The payment system can handle multiple properties. Remove any account or year you do not intend to pay.
Confirm the convenience fee Review the amount added for the selected card or electronic-payment method before authorising.
Save the confirmation Keep the Property ID, account, tax year, payment amount, date and confirmation number.
Recheck the official account Confirm that the payment posts to the correct property and year.
Contact Lampasas CAD before paying twice Use the first confirmation when a recent payment is not yet visible.
Normal payment deadline

Most Texas property taxes must be paid by January 31 and become delinquent February 1 unless the bill shows a postponed date.

Mortgage escrow

Compare the CAD account with the servicer’s disbursement before making a possible duplicate payment.

Several properties

Create a worksheet listing each Property ID, tax year and amount before adding several accounts to the payment cart.

Do not take property-tax payments to the county vehicle-title counter. The elected Lampasas County Tax Assessor-Collector handles vehicle and title services, while Lampasas CAD provides the local property-tax collection route.
Tax rates and Truth in Taxation

Use only the taxing units attached to the exact property

The Texas Comptroller directory lists Lampasas County, Lampasas ISD, Lometa ISD, the City of Lampasas, the City of Lometa and the City of Kempner as active local taxing units in the county.

Lampasas County
Lampasas Independent School District
Lometa Independent School District
City of Lampasas where applicable
City of Lometa where applicable
City of Kempner where applicable
Do not add every county rate to every parcel. A property can be outside a city or in a different school district from a nearby property. Use the taxing-unit list displayed on the exact account.
Appraisal notices and protests

The final current-year adopted tax rates usually are not available when appraisal notices are mailed.

Values move toward certification

Taxing units receive taxable-value information for budget and tax-rate calculations.

Local rate proposals and adoption

Lampasas CAD states that the local property-tax database is updated as officials propose and adopt rates.

Tax statements are prepared

Final bills use certified taxable values and adopted local rates, subject to later corrections.

Texas formula: taxable value ÷ 100 × adopted tax rate = estimated tax for one taxing unit.
Deeds, liens and ownership records

Use the Lampasas County Clerk for recorded property documents

The Lampasas County Clerk maintains deeds, deeds of trust, federal and state tax liens, hospital liens, judgments, mechanic’s liens, materialman’s liens, lis pendens and other official property records.

Save the CAD property identifiers Record the Property ID, owner, situs, Geographic ID and legal description.
Select the record period Use the current public-record portal for records from June 26, 2023 forward. Search current Lampasas public records
Use QuickLink for many earlier records The Clerk’s page provides access to many deed, lien, judgment and index records covering earlier years. Open the County Clerk record links
Search grantor and grantee names Try the buyer, seller, prior owner, estate, trust or business name.
Match the recorded legal description Compare the abstract, survey, lot, block, subdivision or acreage with the CAD account.
Review liens and releases separately A deed search alone does not prove that every lien or judgment has been released.
Order the correct copy The Clerk does not perform public searches. Identify the document before requesting a plain or certified copy.
Provide recording details to CAD When appraisal ownership has not updated, send the document reference, recording date, legal description and Property ID.
Clerk visit rules: the office is closed during the noon hour. Documents received after 4:30 PM are processed the next business day, and photo identification is required when recording documents in the official public records.
Free property-notification service: the County Clerk offers a fraud-alert service that can notify subscribers by email or telephone when a document containing a registered name is recorded.
