Account-field decoder

Understand what the Karnes CAD result is actually showing

Use each field as a route to the next controlling record
Field What it identifies What it does not prove Best next action
Parcel ID The primary parcel or appraisal-account identifier displayed in search results. That every tax, deed or mineral system uses the same identifier. Save it for calls, tax matching and protests.
Geographic ID An additional parcel identifier connected to location or legal mapping. A surveyed boundary. Use it with the map and legal description.
Owner ID The owner entry within the appraisal database. Legal title or that all interests are held by one person. Compare the owner name and County Clerk instruments.
Property type Real estate, mineral property or another account category. That the surface and mineral estates are owned together. Search both categories when the property has oil or gas activity.
Legal description The abstract, subdivision, lot, block, tract or lease reference carried by CAD. A complete legal description suitable for a deed or survey. Compare it with the recorded deed, plat or lease documents.
Category code How CAD classifies the property, such as a residence, land or another appraisal category. That every physical characteristic is correct. Review land, improvements and actual property use.
Acres The acreage carried for appraisal purposes. Surveyed acreage or legal boundaries. Verify with the deed, plat and survey.
Market value CAD’s opinion of market value as of January 1. A guaranteed sale price or final tax bill. Compare value evidence and property characteristics.
Base tax due A tax-related figure displayed in the result system. The complete live balance, penalties, fees or payment status. Open the official Tax Office account before paying.
Exemptions Homestead, veteran or other approved appraisal benefits shown on the account. The same benefit applies equally to every taxing unit. Review the taxable-value lines and current tax bill.
Karnes CAD’s property-detail pages warn that legal descriptions and acreage are maintained for appraisal purposes and should be independently verified before use in legal documents.
Parcel-location check

Use the Karnes CAD interactive map without treating it as a survey

Open the official interactive map Open Karnes CAD Interactive Map
Locate the property with a known identifier Use the parcel ID, geographic ID, owner, address or legal information where available.
Compare adjacent parcels Check road frontage, tract shape, neighbouring owners, subdivision placement and apparent acreage.
Return to the full appraisal account Confirm that the map selection matches the parcel ID, legal description and property type.
Use recorded documents for legal decisions Obtain the deed, plat and survey before building, fencing, dividing, buying or resolving a boundary issue.
A CAD map is not proof of a fence line, easement, mineral boundary or ownership interest. Use a registered surveyor, title company or qualified Texas attorney when legal boundaries or title are disputed.
Value explanation

Separate market value, appraised value and taxable value

VALUE 1 Market value

CAD’s opinion of what the property would sell for under normal conditions as of January 1.

VALUE 2 Appraised value

The value after an applicable appraisal limitation, such as a qualifying homestead cap.

VALUE 3 Taxable value

The amount remaining after exemptions for each taxing unit.

Do not calculate a property-tax bill from market value alone. Tax depends on the taxable value for each unit, adopted rates, exemptions, ceilings, prior balances, penalties, credits and payments.
2026 tax rates were not final when this guide was reviewed. The Karnes County Tax Assessor-Collector stated that certified values would be released by July 27, 2026 and taxing entities would adopt 2026 rates by September 29, 2026. Verify the adopted rate before estimating a final bill.
Search troubleshooting

What to do when Karnes CAD returns no property result

Try the next search method before assuming the account is missing
Problem Likely reason Practical fix
Owner search returns nothing The account may use a middle initial, trust, estate, company or different name order. Search only the surname or one distinctive entity word.
Address does not match The situs address may use a rural route, county road, highway or abbreviated street. Use street number and street name separately, then switch to parcel or owner.
Ranch or acreage is missing The tract may be indexed by abstract, legal description, subdivision or geographic ID. Use advanced criteria or the map.
Mineral interest is missing The search may still be limited to real property or the interest may use a lease name. Select Mineral Property and search the owner, abstract, lease name or lease number.
Too many mineral results A lease can have many owners and separate decimal interests. Add owner name, lease number, abstract or parcel identifier.
Prior owner still appears The deed may not yet have completed processing into CAD records. Confirm County Clerk recording and save the instrument number.
New tract is not visible A division, combination or new legal description may not yet be reflected publicly. Search the parent tract and provide the recorded deed or plat to CAD.
Value looks outdated The wrong tax year may be selected. Change the year before comparing notices or accounts.
Tax balance differs from CAD The appraisal and tax systems serve different purposes or update separately. Use the Tax Office portal as the controlling payment record.
Call script for a missing or incorrect account
I am researching parcel or property ID [number] for tax year [year]. The property is located at [address or legal description] and may be classified as [real, mineral, personal or mobile home]. The public account is missing or shows [specific error]. Which document or department controls this correction?
Karnes County scenarios

Local search tips for homes, ranches, mineral interests and businesses

Karnes City residence

Search the street address, then confirm the parcel ID, Karnes City ISD, exemptions and improvement details.

Kenedy property

Match the city, legal description and account because similar street names can appear in more than one community.

Runge or Falls City home

Verify the school district, city, county and special districts before estimating the combined tax burden.

Ranch or agricultural tract

Review market acreage, productivity value, land classes, qualifying use and any change-of-use consequences.

Mineral or royalty interest

Search Mineral Property separately and compare lease name, lease number, owner, abstract and interest details.

Inherited surface or mineral interest

Search the deceased owner, estate, heirs and recorded probate or conveyance documents.

Manufactured home

Confirm whether the account is treated as real property or a separate mobile-home account and prepare ownership documentation.

Business personal property

Review the business situs, rendered assets, owner name and tax year rather than relying on the real-estate parcel.

Industrial or utility account

Karnes CAD states that Pritchard & Abbott appraises mineral, utility and industrial accounts.

Office routing

Appraisal, tax collection and legal records follow different routes
Your question Correct office What to prepare
Why did market value change? Karnes County Appraisal District Parcel ID, notice, selected year and value evidence.
Why is an exemption missing? Karnes County Appraisal District Application, identification, qualification date and filing proof.
How much tax is due? Karnes County Tax Office or listed collector Property ID, year, owner and taxing-unit information.
Did my payment post? The collecting tax office Receipt, confirmation, amount, date and payment method.
Who legally owns the land? Karnes County Clerk or title professional Grantor, grantee, legal description, date and instrument number.
Who owns the mineral interest? Deed, probate, lease and title records Owner names, legal description, lease, division order and conveyances.
Is the map boundary correct? Surveyor and recorded land records Deed, plat, survey and neighbouring legal descriptions.
Who sets the tax rate? Each taxing unit The taxing-unit list from the appraisal account.
Not every school district or taxing unit necessarily uses the same collector. Check every taxing-unit line and bill rather than assuming one Tax Office payment covers all accounts.
Forms and exemptions

Use the current Karnes CAD form and preserve proof of filing

Karnes CAD’s forms page currently includes electronic-delivery requests, ARB applications, homestead information, residence-homestead applications, disabled-veteran forms, business renditions, 1-d-1 agricultural applications, wildlife plans and wildlife annual reports.
Residence homestead

Prepare ownership, principal-residence, identification and address information. A driver licence or other required evidence must accompany the application.

Age 65 or disabled

Review the additional school exemption, tax ceiling and any local-option exemption or payment benefit.

Disabled veteran

Use the correct application and VA documentation for the qualifying disability category.

Business rendition

Report taxable income-producing personal property owned or managed on January 1.

Agricultural appraisal

Prepare land-use history, acreage, management and intensity evidence rather than relying on acreage alone.

Wildlife management

Prepare the management plan, qualifying prior use, annual activities and documentation.

Application checklist

Parcel or property ID
Correct tax year
Owner name as shown by CAD
Property and mailing addresses
Texas identification when required
Ownership or deed documentation
Qualification or occupancy date
Supporting exemption or land-use evidence
Signature and all required pages
Online, email, hand-delivery or mailing proof
Current Texas school exemptions: the mandatory school-district residence-homestead exemption is $140,000. The additional school exemption for an owner who is age 65 or older or disabled is $60,000. Local exemptions can differ.
Late filing may still be possible. Certain residence-homestead, age, disability and veteran applications have statutory late-filing periods. Contact Karnes CAD instead of assuming the benefit is permanently lost.
Agricultural and wildlife appraisal

Document qualifying land use before applying for 1-d-1 appraisal

Agricultural appraisal is based on qualifying use and productivity rather than simply owning rural acreage. The land must satisfy legal and local qualification requirements.

Prior agricultural-use history
Maps showing acreage and use areas
Livestock, crop or hay-production records
Leases, receipts and operating expenses
Photographs of active land management
Stocking, fencing, water and pasture evidence
Wildlife-management plan and activities
Explanation of any change in use
Buying land with agricultural appraisal does not guarantee continued qualification. A change in ownership, intensity or use can require a new application and may create additional tax consequences.
Surface and mineral records

Search mineral property separately from the surface parcel

Surface real-estate account

Usually identifies the land, structures, acreage, situs address, surface owner and real-property value.

  • Search under Real Property.
  • Match the parcel and geographic IDs.
  • Review land and improvement details.
  • Verify the deed and survey separately.

Mineral or royalty account

May identify a mineral owner, lease, abstract, mineral interest or value that is separate from the surface account.

  • Search under Mineral Property.
  • Try owner, lease name and lease number.
  • Compare the abstract and legal location.
  • Use conveyance, probate and division-order records for ownership questions.
Select Mineral Property Do not assume an owner-name search is automatically checking both the surface and mineral databases.
Try the lease fields Enter the lease name or lease number when the owner name returns too many results.
Compare the abstract and location Make sure the mineral account relates to the intended tract rather than another property with a similar owner or lease name.
Check ownership percentage or interest records A mineral account may represent only one fractional interest.
Use Pritchard & Abbott for appraisal inquiries Karnes CAD links mineral inquiries to Pritchard & Abbott, which appraises mineral, utility and industrial accounts for the district.
Use legal documents for mineral-title conclusions CAD values and owner entries do not replace mineral deeds, reservations, probate orders, leases, division orders or title opinions.
Appraisal protest

Build a Karnes County protest around one specific appraisal issue

Deadline rule: most protests are due by May 15 or 30 days after the appraisal district mails the Notice of Appraised Value, whichever is later. Use the date printed on the individual notice.
Save the complete account Keep the selected year, parcel ID, geographic ID, owner, legal description, category, values, exemptions and property details.
Identify the exact disputed action Examples include market value, unequal appraisal, incorrect acreage, incorrect improvements, denied exemption, agricultural denial or mineral-account error.
Open the official filing route Use File a Protest from the property account or Karnes CAD’s online-protest service. Open Karnes CAD Online Protest
Request an account PIN when required Karnes CAD provides a unique online account PIN. Create or sign in to an account and submit the requested property information. Request an online account PIN
Keep proof of filing Save the portal confirmation, timestamp, email, certified-mail receipt or stamped copy.
Organise focused evidence Use comparable sales, equal-appraisal accounts, photographs, estimates, surveys, measurements, leases, production evidence or ownership documents.
Review the district evidence Compare every property characteristic and comparable used by the district with your property.
Attempt an informal resolution Present a short, organised explanation and ask the appraiser to address the specific error.
Prepare for the ARB Label every exhibit and lead with the strongest evidence because hearing time is limited.

Evidence packet

One-page statement of requested relief
Notice of Appraised Value
Saved Karnes CAD account
Comparable-property table
Dated condition photographs
Repair estimates or reports
Survey, acreage or improvement evidence
Agricultural or wildlife-use evidence
Mineral, lease or ownership documents
Copy of CAD evidence with disputed items marked
Do not wait for an informal discussion to protect the deadline. File the written protest on time, keep proof and then continue with evidence exchange or informal review.
ARB preparation

Prepare for the Karnes County Appraisal Review Board hearing

Read the hearing notice

Confirm the date, time, place, hearing method, property, protest reason and evidence instructions.

Search scheduled hearings

Karnes CAD provides a protest-hearing search for past, future, open and scheduled matters.

Prepare a short presentation

State the requested result, explain the strongest evidence and answer the panel’s questions directly.

Hearing-day checklist
Before the hearing During the hearing After the hearing
Confirm attendance method and submit evidence by the required time. Identify the property and requested value or correction. Save the written ARB order.
Arrange exhibits in the order you will discuss them. Explain why each comparable or document is relevant. Review arbitration, court or other appeal deadlines.
Prepare copies for yourself and the hearing process. Avoid unrelated complaints about tax rates or the tax bill. Verify any resulting change in the tax record.
Bills, balances and payments

Use the Karnes County Tax Office for the live property-tax account

The Karnes County Tax Office provides a separate property-search system with owner, address, parcel, geographic ID, legal, abstract, subdivision, lease and property-type search fields. It also includes a filter for properties with tax due.
Open the official tax-property search Open Karnes County Tax Search
Select the correct year Review every year displayed rather than assuming the first balance is the only amount due.
Use Show Only Properties with Tax Due when helpful This can reduce the result list when researching unpaid accounts.
Match the tax account to the CAD account Compare the parcel ID, owner, property type, address, legal description and acreage.
Review every collecting entity Determine whether the displayed collector covers all county, city, school and special-district taxes attached to the property.
Confirm the live amount before paying Check current taxes, delinquent years, penalty, interest, attorney fees and payment-plan status.
Read the payment fee Compare electronic check, card, mail and in-person options before submitting.
Save and verify the receipt Keep the parcel, year, amount, fee, payment date and confirmation, then recheck posting.
