All Criteria: combine owner and property fields for a difficult account.

Value explanation

Separate market value, appraised value and taxable value

VALUE 1 Market value

Gonzales CAD’s opinion of what the property would sell for under normal conditions as of January 1.

VALUE 2 Appraised value

The value after an applicable homestead cap, circuit-breaker limit or agricultural productivity calculation.

VALUE 3 Taxable value

The value remaining after exemptions applicable to each taxing unit are deducted.

Common reasons a Gonzales County value or tax bill changes
Change What to inspect Evidence to prepare
Land market value increased Acreage, access, location, river influence, subdivision, land class and sales. Survey, deed, land sales, access and flooding information.
Home or improvement value increased Area, construction, age, class, condition, additions and completion. Measurements, photographs, plans and repair estimates.
Taxable value increased Homestead, cap status, ownership change, new improvements and exemptions. Exemption approval, deed date and prior-year account.
Agricultural value disappeared Application, current use, qualifying history, ownership and local intensity. Leases, livestock, crop, hay, wildlife, timber and expense records.
Mineral value changed Lease, ownership interest, production, operator information and price assumptions. Division orders, royalty statements, production and recorded conveyances.
Tax bill increased Taxable value, adopted rates, prior balance, penalties and payments. CAD account, tax statement and payment history.
2026 school-district exemption amounts: a qualifying residence homestead receives a $140,000 school-district exemption. A qualifying homeowner who is age 65 or older or disabled receives an additional $60,000 school exemption.
2026 circuit-breaker limitation: qualifying non-homestead real property valued at $5,320,000 or less may receive the temporary 20% appraisal limit. It does not apply to residence homesteads or specified special-appraisal land and expires after 2026 unless the law changes.
A cap or productivity appraisal does not freeze market value. One account can show a higher market value and a lower appraised or taxable value at the same time.

Local search tips for Gonzales, Nixon, Smiley, Waelder and rural property

City of Gonzales residence

Verify the city, Gonzales ISD, county, hospital, underground-water and emergency-service jurisdictions shown on the exact account.

Nixon-area property

Check City of Nixon, Nixon-Smiley CISD, Nixon Hospital District and the correct emergency-service unit separately.

Smiley property

Confirm whether the parcel is inside city limits and whether the mailing address matches the physical taxing jurisdiction.

Waelder property

Use the address, subdivision or legal description and verify Waelder ISD and city status before estimating taxes.

Cross-county school district

Cuero, Yoakum, Moulton and Shiner districts can appear on Gonzales County parcels. Verify the collector printed on the bill.

Ranch or grazing property

Separate the residence and improvements from land receiving open-space appraisal and document the current operator and use.

Guadalupe River or creek property

Review access, flooding, topography, easements and usable acreage rather than comparing only gross acreage.

Mineral-producing property

Search MINERAL records by owner, lease number and lease name in addition to the surface-land account.

Inherited family land

Search the deceased owner, estate, trust, heirs and prior owners, then compare the deed and probate records.

Buyer and new-owner preparation

Review surface, mineral, exemption and tax records before closing

Search all relevant account types Review REAL, PERSONAL and MINERAL records connected with the owner, address or legal description.
Compare the CAD owner with the deed Resolve estate, trust, company, former-owner or recording differences before closing.
Review market value—not only taxable value The seller’s homestead cap, age exemption or special appraisal may not continue for the buyer.
Confirm agricultural acreage Determine whether the entire tract or only a portion receives productivity appraisal.
Read mineral reservations and easements The CAD search does not replace the mineral, pipeline, utility, access and surface-use provisions in recorded documents.
Check every open tax year Confirm payments, delinquent balances, installment agreements and the collector for each taxing unit.
Do not estimate future taxes from the seller’s current bill alone. Use a realistic post-sale value, the buyer’s own exemptions and the complete taxing-unit list.
Homestead and other exemptions

Use the official form, include the required identification and preserve delivery proof

Residence homestead

For a qualifying owner’s principal residence. A sale, deed or mortgage does not automatically file the application.

Age 65 or older

Can provide an additional exemption, school-tax ceiling and qualifying installment or deferral options.

Disabled person

Can provide an additional exemption and school-tax ceiling when statutory requirements are met.

Disabled veteran

Use the correct veteran or surviving-spouse application with current VA documentation.

Heir-property homestead

An inherited residence can require death, heirship, utility, occupancy and available court documents.

Disaster or special exemption

Gonzales CAD publishes forms for damaged property and other qualifying property uses.

Residence-homestead filing workflow

Search the property first Confirm the Property ID, owner, site address and exemptions already shown.
Open the official forms page Select the current Homestead Exemption Form. Open Gonzales CAD Forms
Prepare the required identification Gonzales CAD states that homestead applications must include a copy of the applicant’s driver license or other information required by the Texas Property Tax Code.
Complete ownership and occupancy details Enter the acquisition date, occupancy date, ownership percentage and residence information accurately.
Attach special supporting documents Include age, disability, veteran, surviving-spouse, trust, mobile-home or heirship evidence when required.
Mail or deliver the complete application The forms page directs completed forms to Gonzales Central Appraisal District, P.O. Box 867, Gonzales, Texas 78629-0867.
Preserve proof of delivery Keep certified-mail tracking, office acknowledgment or a stamped copy.
Verify the result Reopen the property account and later compare the exemption with the Tax Office statement.
Late residence-homestead filing: Texas law generally permits a qualifying application up to two years after the taxes become delinquent. Other exemption types use different late-filing rules.
Agricultural and timber appraisal

Use Gonzales CAD’s local agricultural, fencing and land-use documents

The district’s forms page provides Agricultural Use Guidelines, a 1-d-1 Open-Space Application, an additional agricultural-information form, timber forms and local fencing guidance. Review the live documents before relying on an acreage or stocking assumption.
Qualifying history

Most 1-d-1 land must have qualifying agricultural use during five of the preceding seven years.

Current principal use

Agriculture must be an active primary use rather than a token, future or recreational activity.

Local intensity

The operation must meet the management and production level generally accepted for a similar Gonzales County use.

Ranching and grazing

Document livestock, fencing, water, pasture, feeding, veterinary care, leases and sales.

Hay, crop or orchard use

Preserve planting, fertiliser, cutting, harvest, equipment, expense and marketing records.

Timberland

Prepare management, planting, thinning, harvest, income intent and productive-acreage evidence.

Application evidence checklist

Five-of-seven-year use history
Map of total and qualifying acreage
Written farm, grazing or hunting lease
Livestock inventory and sale records
Feed, veterinary and fencing records
Water source and pasture information
Planting, harvest or bale records
Equipment, expense and income records
Timber or land-management plan
Dated photographs of current activity
A large tract or rural address does not automatically qualify. The chief appraiser evaluates the specific property’s current use, qualifying history, intensity and supporting evidence.
2026 filing status: the normal April 30 deadline has passed. A late application may be possible only within the statutory late-filing period and generally carries a 10% penalty. Contact the district immediately.
Wildlife, beekeeping and fencing

Submit the correct plan, annual report and local qualification evidence

Prior qualification

Wildlife management normally continues qualifying open-space appraisal rather than creating it for previously nonqualifying land.

Wildlife plan

Gonzales CAD links both state and local wildlife guidance plus the official wildlife-management plan.

Annual report

Document activities actually completed, their dates, locations, costs and measurable results.

Multiple activities

Use the required number of recognized habitat, erosion, predator, water, food, shelter or census practices.

Beekeeping use

Prepare active-hive records, location maps, photographs, inspections, production and local-intensity confirmation.

Fencing evidence

Review the district’s fencing guidelines and document fencing suitable for the claimed operation.

Wildlife or beekeeping file

Current property and activity map
Wildlife-management plan
Prior-year annual report
Dated photographs

2026 online protest

Register, request the property PIN and complete the final submission

The ordinary May 15, 2026 protest deadline has passed for most Gonzales County properties. A later notice, exemption denial, supplemental action or other statutory event can create a different deadline. Follow the date printed on the individual notice.
Save the Notice of Appraised Value Preserve the Property ID, owner, proposed values, exemptions, online instructions and deadline.
Compare the online property record Review land, improvements, legal description, acreage, property type, exemptions and prior values.
Identify the exact protest issue Possible grounds include market value, unequal appraisal, incorrect property facts, exemption denial, agricultural denial or ownership.
Open the official protest system Gonzales CAD routes the owner through its account registration and sign-in system. Open Gonzales CAD Online Protest
Create an account or sign in Register using an accessible email address. Use Forgot Password when an account already exists but cannot be opened.
Request or enter the property PIN Use the district’s Request a PIN option when the property is not connected to the account.
Submit the protest ground and requested result State one clear correction or target value.
Upload focused evidence Label each sale, comparison, photograph, estimate, survey, lease, production record or business schedule.
Complete the final submission Creating an account, requesting a PIN or uploading a document is not the same as filing the protest.
Save confirmation outside the account Keep the date, time, confirmation, screenshots and exact evidence submitted.

Appraisal Review Board

Prepare a focused case for the Gonzales County ARB

Gonzales CAD publishes 2026 Appraisal Review Board hearing procedures and a separate hearing-search tool. Use the current hearing notice and procedures rather than relying on prior-year instructions.
Independent board

The ARB hears qualifying disputes that remain unresolved after appraisal-district review.

Hearing notice controls

Follow the date, time, place, attendance method and document instructions on the official notice.

One requested outcome

State the exact value, exemption, acreage, property type or factual correction requested.

Numbered evidence

Label every sale, photograph, estimate, survey page, lease or operational record.

District evidence

Review the district’s proposed comparables, schedules and property-characteristic information.

Written order

Save the ARB decision and immediately review further appeal and payment requirements.

Five-part hearing presentation

Identify the property and issue State the Property ID, location, protest ground and requested result.
Correct account errors first Address acreage, building size, condition, property type, exemption or agricultural treatment.
Present the strongest evidence Explain a small number of relevant sales, account comparisons or operating records.
Respond to the district Identify significant differences in date, size, access, condition, land class, production or interest type.
Repeat the requested decision End with one clear value or account correction.
Tax statements, payments and receipts

Use the Gonzales County Tax Office for the live collection balance

The Tax Office’s property-search system allows owners to review tax records and print statements or receipts. The separate payment processor accepts online property-tax payments by credit card or electronic check.

Search the property Use the owner, Property ID, Geo ID, address, legal description, abstract, subdivision, lease number or lease name.
Choose the correct account type Tax records also separate real, personal and mineral property.
Confirm the latest issued tax year The collection portal generally shows the most recent billed year. A 2026 appraisal value is not the same as a 2026 tax bill before rates and statements are issued.
Review every open year Check current taxes, prior years, partial payments, penalties, interest and attorney-related charges.
Open the official payment processor Begin from the Tax Assessor-Collector page or its official Click to Pay link. Open Gonzales County Tax Office

Waelder substation 1812 U.S. Highway 90, Waelder; Saturday service under the published schedule. Closure notice and lunch period before travelling.
In-person card fee: the county currently publishes a 2.35% vendor convenience fee for credit-card transactions made in person. Online and telephone fees should be confirmed before payment.
A metered postage label is not a USPS cancellation postmark. Near a deadline, take the envelope to a postal counter for a hand cancellation or use an electronic method that provides immediate confirmation.
Half payments, quarterly payments and delinquency

Use the county’s published schedule and confirm eligibility before the first payment

Normal payment deadline

January 31 is the ordinary last day to pay without penalty and interest, subject to calendar and delayed-bill rules.

Half-payment option

The Tax Office publishes November 30 and June 30 as its half-payment dates.

Quarter-payment option

Qualifying owners can use January 31, March 31, May 31 and July 31 installments.

Partial payment

Ask how a payment will be allocated when several years or taxing units are open.

Penalty and interest

Charges generally begin February 1 on an unpaid balance that is not protected by another rule.

Current payoff

Request a live amount before paying a delinquent account because the balance changes over time.

The first installment usually establishes the payment option. Contact the Tax Office before the initial deadline rather than assuming a late payment can be converted into a half or quarterly plan.
Taxing jurisdictions

Verify every county, city, school, water, hospital and emergency-service unit

Gonzales CAD appraises property for these active local units
Jurisdiction group Examples shown by Gonzales CAD What to check
County Gonzales County County taxable value, exemptions and adopted rate.
Cities Gonzales, Nixon, Smiley and Waelder Whether the parcel is actually inside city limits.
School districts Gonzales, Nixon-Smiley, Waelder, Cuero, Yoakum, Moulton and Shiner School district, collector and homestead or tax-ceiling benefit.
Water district Gonzales County Underground Water Conservation District Taxable value and current adopted rate.
Hospital districts Gonzales, Nixon and Yoakum hospital-related districts The exact district shown on the property account.
Emergency services Gonzales County ESD-related units Which emergency-service district covers the parcel.
Do not use the 2025 rate table as a final 2026 tax calculation. Proposed and adopted 2026 rates are published during the Truth-in-Taxation process, generally in August and September.
Business personal property

Search the personal-property account and document the new 2026 exemption

Gonzales CAD appraises real estate and business personal property locally. The district provides a business-personal-property rendition guide, rendition form, extension request and 2026 depreciation schedule.
April 15 deadline

The ordinary 2026 rendition deadline has passed.

Written extension

A timely written request normally extends the deadline to May 15, with limited further relief for good cause.

$125,000 exemption

Qualifying income-producing tangible personal property at or below this value is exempt in a taxing unit beginning in 2026.

Rendition documentation

Follow Gonzales CAD’s instructions for reporting the account and supporting the new exemption.

Confidential details

Rendition information is generally confidential except in circumstances allowed by law.

Late-filing penalty

A late or missing rendition can create a penalty generally equal to 10% of the property taxes.

Rendition preparation checklist

Personal-property account number
Legal and DBA names
January 1 business location
Inventory, furniture and equipment
Acquisition year and original cost
Leased or consigned property
Prior rendition and depreciation records
Evidence supporting the $125,000 exemption
Mineral, utility and industrial accounts

Search the lease account separately from the surface property

Gonzales CAD states that mineral, utility and industrial accounts are appraised for the district by Pritchard & Abbott, Inc. Real-estate and personal-property accounts are appraised locally.
Select the MINERAL property type Do not assume a surface-land search will display the mineral-interest account.
Search the owner and Property ID Try the royalty owner, estate, trust, company and prior-owner variations.
Use the lease fields Search by lease number or lease name when the owner search is unsuccessful.
Match the interest Confirm the owner, lease or unit, operator, property description and tax year.
Prepare valuation evidence Use division orders, royalty statements, production, ownership decimal and recorded mineral conveyances.
Separate appraisal from title A mineral appraisal account does not prove the complete mineral chain, lease validity or royalty interest.
Mineral Property ID
Lease number and lease name
Operator and well or unit information
Division order and decimal interest
Royalty statements and production period
Recorded mineral deeds and probate records
Account corrections

Correct the record system that controls the inaccurate information

Wrong appraisal owner Confirm that the deed or probate document was recorded, then provide Gonzales CAD with the requested instrument information.
Wrong mailing address Use the district’s change-of-address form and separately verify the Tax Office collection record.
Wrong site address Compare city or county addressing, emergency records, the Geo ID, legal description and map.
Wrong acreage or parcel Prepare the recorded deed, survey, plat, field notes and parcel-split or combination documents.
Wrong improvement details Document building area, construction, condition, additions, removal and January 1 completion with measurements and photographs.
Wrong tax payment Contact the Tax Office with the account, year, amount, date, payment method and confirmation.
Correction versus protest: a correction fixes inaccurate account facts. A protest preserves the right to challenge a current-year value, exemption decision, special appraisal or another appealable action.
Recorded property documents

Search Gonzales County Clerk records for deeds, liens, releases and plats

Open the official County Clerk page Open Gonzales County Clerk
Open Records Public Access The Clerk links an official Tyler Technologies index for online searches. Search Gonzales County Official Records
Read and accept the disclaimer The system explains that its index is a guide and does not certify the authenticity of the underlying record.
Search all name variations Try the current owner, former owner, spouse, estate, trust, company and common spelling variations.
Compare the legal description Match the lot, block, subdivision, survey, abstract, tract or acreage with the CAD account.
Review the document chain Look for deeds, deeds of trust, releases, liens, easements, mineral deeds, restrictions and plats.
Request the correct copy Confirm whether a plain or certified copy is required and ask for the current fee.
In-person filing rule: the County Clerk states that valid photo identification is required when a document is presented in person for filing in the official real-property records.
An online index is not a title examination. Use a Texas title company or qualified attorney when clear ownership, probate, liens, minerals, restrictions or easement priority must be determined.
Troubleshooting

Fix common Gonzales CAD search, protest, exemption and payment problems

Try the next practical route before assuming the record is missing
Problem Likely reason Best fix
Full address finds nothing The account uses rural, legal or simplified address wording. Search the street name, owner, Property ID, Geo ID, abstract or legal description.
Owner search returns no record The account uses a spouse, estate, trust, LLC, ranch or prior owner. Use the surname or one entity-name word and try all known variations.
Only surface property appears The mineral interest is maintained as a separate account. Select MINERAL and search the lease number, lease name and owner.
Business equipment is missing The assets are in a PERSONAL account rather than the real-property account. Select PERSONAL and search the legal or DBA name.
Recently purchased property shows the seller The recorded deed has not yet been reflected in the appraisal system. Confirm Clerk recording and provide the instrument information to Gonzales CAD.
Homestead is missing The application is pending, incomplete, filed for another year or never delivered. Contact the exemption clerk with the Property ID and delivery proof.
Online protest will not show the property The owner account is not connected or a property PIN is needed. Use Request a PIN or contact Gonzales CAD before the controlling deadline.
Tax-due filter conflicts with receipt Payment posting is pending or the search is showing another year or account. Check the Tax Office collection ledger and contact tax staff with the receipt.
Ag or wildlife treatment disappeared Ownership changed, a new application was required or evidence did not meet local guidelines. Review the denial, forms, local guidance and protest deadline immediately.
County Clerk search shows no deed Name spelling, date range, document type or indexing differs. Search all spelling variations and contact the Clerk with the legal description.

How this Gonzales County guide was researched and rebuilt

Mahesh Kumar, editor of AppraisalDistrict.org

Existing images preserved while unsupported claims were removed

The original Gonzales CAD screenshot and editor image have been retained. The previous page was too short and included unsupported promises about approvals, savings and website performance.

This replacement adds real, personal and mineral search paths, legal and lease filters, map guidance, account-field explanations, current exemption amounts, agricultural and wildlife preparation, account registration and PIN steps, ARB preparation, Tax Office payment rules, installment dates, cross-county school routing, County Clerk research and local contact details.

Official sources reviewed include Gonzales Central Appraisal District, its property search, forms, online protest, interactive map, contact, news and data pages; Gonzales County Tax Assessor-Collector; Gonzales County Clerk; Gonzales County District Clerk; and Texas Comptroller property-tax guidance.

AppraisalDistrict.org is an independent informational website and is not operated by Gonzales Central Appraisal District, Gonzales County or any taxing unit.
