Before buying any property in Dallas, use the Owner search to pull all properties owned by the seller — you’ll see valuation history, exemptions, and whether there are any other parcels tied to the same owner. Call early morning — save 30+ minutes of hold time
DCAD opens at 7:30 AM — earlier than most CADs in Texas. Call between 7:30 and 9:00 AM for the shortest wait times. Have your 17-digit account number or property address ready before calling. During May–August protest season, midday calls can mean 45+ minute waits.
03Dallas County Appraisal District Homestead Exemption
A homestead exemption directly reduces your school district taxable value — which lowers your actual tax bill without requiring a protest. Apply free through DCAD. Never pay any company to file this for you.
Removes a set dollar amount from your school district taxable value on your primary residence. Dallas County, City of Dallas, and other taxing units also offer optional homestead exemptions up to 20%.
Additional exemption amount plus a school district tax ceiling — your school taxes freeze at the level they were when you first applied. Value can increase but school taxes cannot.
Same benefit and school district tax ceiling as Over-65. Cannot claim both simultaneously — DCAD applies whichever benefits you more. Requires SSA disability documentation.
Partial exemption ($5,000–$12,000) based on disability rating. Veterans with 100% service-connected disability rating or classified unemployable receive a complete property tax exemption.

Go to dallascad.org/forms.aspx and download the Residence Homestead Exemption Application. Or use Texas Form 50-114 from the Comptroller’s office.
Fill out and submit — free
Submit online, by mail, fax, or in person at 2949 N. Stemmons Freeway. You need a Texas photo ID with the property address. No fee — never pay any third-party company.
Deadline: April 30, 2026
Late filing accepted up to 2 years after the delinquency date. Check approval status on your property page under Exemption Details — allow up to 90 days for processing.
04DCAD Property Tax & How to Protest Your Value
DCAD sets your appraised value. Local taxing units — City of Dallas, Dallas ISD, Dallas County, and others — each apply their own tax rate to calculate your actual bill. If your appraised value is higher than what your property would actually sell for, you have the right to protest free of charge.
Look up your 2026 appraised value at dallascad.org
Search your property and note your Market Value, Taxable Value after exemptions, and the Value History tab showing year-over-year changes. A jump of 10%+ in one year with no improvements is your strongest protest argument.
Pull comparable sales using DCAD’s own search
Use the address search to find 3–5 similar properties in your neighborhood that sold recently at prices below your appraised value. Print them — appraisers respond best to their own data.
File your protest online at onlineprotest.dallascad.org
Visit onlineprotest.dallascad.org — DCAD’s uFILE portal. Fastest and easiest method. Check both protest grounds: “Value is over market value” AND “Value is unequal compared to similar properties.”
Attend informal review — most cases settle here
DCAD will schedule an informal review with an appraiser. Bring printed comparable sales, photos of any damage or deferred maintenance, and contractor repair estimates. Argue value — never argue about how high your tax bill feels.
Request formal ARB hearing if needed
If the informal review doesn’t produce a fair result, escalate to a formal Appraisal Review Board (ARB) hearing. Bring three printed copies of your full evidence packet. The ARB is independent from DCAD.
The one mistake that costs Dallas homeowners thousands
The most common protest error: arguing about how high your tax bill feels. Appraisers only have authority over market value — not the tax rates set by the city, school district, and county. DCAD does NOT collect property taxes — common confusion
DCAD only sets your property value and handles exemptions and protests. Tax bills, payments, balances, and payment plans are handled by the completely separate Dallas County Tax Assessor-Collector. Calling DCAD about your tax bill wastes your protest time.
