Property Tax Austin Texas 2026: Travis County Bill Pay, Rates

Austin and Travis County · Tax lookup, rates, exemptions, payment, protest and receipts

Decode Every Layer of an Austin Property-Tax Bill Before You Pay

An Austin property-tax bill is not one city charge. It can combine the City of Austin, Travis County, a school district, Central Health, Austin Community College and one or more special districts. Each entity can use a different taxable value and rate.

This guide shows how to identify the correct county, search the official account, understand the latest adopted rates, pay securely, verify a receipt, check homestead benefits, prepare a TCAD protest and solve escrow or delinquent-tax problems.

First confirm the county. An “Austin” mailing address does not automatically mean the property is taxed through Travis County or appraised by TCAD. Some Austin-area properties are connected to Williamson, Hays or another jurisdiction. Use the county and taxing-unit lines shown on the official property record.

January 31 before ordinary penalty and interest begin.

Official tax lookup and payment

Search the Travis County account before authorising payment

Reliable sequence: Confirm Travis County, search the tax account, open every plausible match, verify the property and year, review all unpaid periods, choose a payment method, save the receipt and recheck posting.
Open the Travis County Account Search page The official page provides access to balances, original and current statements, previous-year statements, eBill, mailing-address changes, payment plans and receipts. Open Travis County Account Search
Launch the Account Search Tool The county page routes to its payment and account provider. Confirm that you arrived through the official Tax Office page.
Search with the strongest identifier Use the property account or six-digit billing number from the statement when available. Otherwise search by owner name or street address.
Shorten an address search Begin with the street number and main street name. Remove apartment wording, street suffix, direction, city, state and ZIP if the full address fails.
Open every reasonable result One owner can have real estate, mineral, business-personal or multiple parcel accounts.
Verify the property and account type Match the account number, owner, property address, legal information and taxing units.
Check the tax year The tax year is not the same as the payment year. For example, tax-year 2025 bills were generally payable without ordinary penalty through January 31, 2026.
Review current and previous balances A current-year zero balance does not prove that every prior year, separate parcel or business account is paid.
Add only the correct account to the cart Recheck the account, tax year and amount before proceeding to Government Payments.
Enter an email address for the receipt An immediate emailed receipt is especially useful when paying by eCheck.
Confirm posting after processing Reopen the account and verify the balance, payment date and history.
Search troubleshooting

Fix a missing or confusing Austin tax account result

Identify whether the problem belongs to the tax, appraisal or deed system
Problem Likely reason Best next step
Address produces no result Too many address words, a different situs format or the property is outside Travis County. Search street number plus main street name, then confirm the county in TCAD or the deed.
Owner name produces no result Surname-first formatting, initials, trust, estate, LLC or previous owner. Use the surname or main business word only.
Several accounts appear Multiple parcels, separate lots, mineral interests or business-personal property. Match account type, address, legal description and TCAD record.
New buyer not shown The deed or TCAD ownership update may still be processing. Verify the recorded deed, then provide its instrument information to TCAD.
Current-year bill is unavailable Rates or the certified roll may not yet be loaded. Review TCAD’s current-year values and wait for the Tax Office account to be created.
TCAD and Tax Office values differ Current-year TCAD data can be work in progress, while the Tax Office uses certified values. Match the year and ask which system holds the certified value for that bill.
Payment appears on bank but not account Processing, wrong account, wrong year, reversal or returned eCheck. Trace the confirmation and payment history before paying again.
Austin address but no Travis result The property may be in another county or outside the expected jurisdiction. Use the deed, county map or appropriate appraisal district to identify the record holder.
Austin rate layers

There is no single Austin property-tax rate

Property-tax rates are adopted for a tax year, while payment commonly happens during the following calendar year. As of July 2026, tax-year 2026 local rates have not all been adopted. The latest complete comparison generally uses tax-year 2025 rates for bills issued in late 2025 and paid during the 2026 collection season.

City of Austin rate clarification: The City initially adopted a higher fiscal-year 2025–26 rate. After voters did not approve that rate, the Austin City Council amended it on November 20, 2025, to the voter-approval rate of $0.524017 per $100 taxable value. Always use the entity line shown on the final tax statement.
Austin ISD
$0.925200
City of Austin
$0.524017
Travis County
$0.375845
Central Health
$0.118023
Austin Community College
$0.103400
The five example entities above total approximately $2.046485 per $100 taxable value. This is not a universal Austin rate. A property can have another school district, MUD, ESD, PID, road district or other local entity, and each entity may use a different taxable value.
Why multiplying market value by one published rate gives the wrong answer
Tax layer Possible taxable-value difference What to verify
School district State school homestead exemption and an over-65 or disability ceiling can change school taxable value. School entity, exemption amount and ceiling status.
City City exemptions or ceilings can differ from school and county treatment. Whether the parcel is inside Austin’s taxing jurisdiction.
County County exemption treatment may produce another taxable value. County entity line and adopted rate.
Health and college These entities can adopt their own exemption provisions. Central Health and ACC lines shown on the statement.
Special district A MUD, PID, ESD or road district can add another rate or assessment. Every entity listed on the tax account.
Educational Austin tax estimator

Estimate the combined bill using taxable value—not market value alone

Enter the taxable value from your tax statement when possible. When you only have a market value, subtract an estimated exemption amount carefully and remember that taxable value can differ for each taxing unit.

$0

The prefilled combined rate is only the five-entity example shown above. Replace it with the combined rate applicable to the actual account.

Do not use this estimate to submit a payment. The Travis County account controls the amount due and can include separate taxable values, prior balances, credits, penalties, interest or collection costs.
Appraisal-value decoder

Understand the three values on a TCAD notice

Market value

TCAD’s estimate of what the property would sell for as of January 1 under normal market conditions.

Net appraised value

The reduced appraised value after an applicable homestead cap, circuit-breaker limitation or other appraisal limitation.

Taxable value

Net appraised value minus the exemptions applicable to a particular taxing unit.

Use each TCAD field to choose the next action
Field What it helps explain What to do when wrong
Owner display Who TCAD currently associates with the appraisal account. Confirm the recorded deed and provide TCAD with recording details.
Situs address The physical address used for the appraisal record. Request a property-record correction if it does not identify the parcel correctly.
Legal description Subdivision, lot, block, condominium unit or tract reference. Compare the deed and recorded plat.
Land and improvements How TCAD divides the market value and describes structures. Document errors with measurements, photos, plans or permits.
Exemptions Homestead, senior, disability, veteran or other benefits applied. Apply, verify or protest the exemption action through TCAD.
Taxing entities Which local governments can appear on the bill. Compare the final Tax Office statement and jurisdiction boundaries.
Homestead and other exemptions

Apply through TCAD and verify the result after processing

TCAD reported that a homestead exemption saved the average Travis County property owner approximately $3,663 on the 2025 tax bill. Individual savings vary by value, entities and exemption eligibility.
Confirm that the property is in Travis County Use TCAD’s property search and save the account number.
Choose the correct exemption Options can include general residence homestead, over-65, disability, disabled veteran and qualifying surviving-spouse exemptions.
Open TCAD’s official exemption page Applications may be submitted online, by mail or at the TCAD office. Open TCAD Homestead Exemptions
Prepare matching identification A Texas driver licence or state-issued identification card generally needs the same address as the qualifying property.
Attach exemption-specific evidence Age, disability, veteran, surviving-spouse, trust or mobile-home applications can require additional documentation.
Submit and save proof Keep the online confirmation, certified-mail receipt or stamped application copy.
Allow for processing TCAD states that action on an exemption application occurs within 90 days after receipt.
Reopen both records Verify the exemption on TCAD and then confirm that the Tax Office uses the corrected taxable value.
New homeowner

A qualifying owner may be eligible for a prorated homestead benefit after moving in when the statutory conditions are met.

Over-65 or disabled

These exemptions can establish a school-tax ceiling and may support quarter-payment or deferral options.

Completely fire-destroyed home

Beginning in 2026, a qualifying residence completely destroyed by fire may receive a prorated improvement exemption. TCAD states that filing is due within 180 days of the fire.

2026 exemption-audit warning

Respond when TCAD asks you to verify a homestead exemption

Appraisal districts must periodically audit exemption records. When TCAD cannot confirm continuing eligibility, it can require the owner to reapply or submit verification information.

Do not ignore the verification notice. TCAD states that an exemption can be removed when the requested information is not submitted by the deadline on the notice, potentially causing a significant tax increase.
Read the property account and response deadline
Confirm the notice came from TCAD
Use a valid Texas ID with the matching property address
Submit through the official verification page, mail or office
Save proof of submission
Recheck the exemption after TCAD completes its review
TCAD value protest

Build a protest around evidence, not the size of the bill

Ordinary deadline: May 15 or 30 days after TCAD mails the Notice of Appraised Value, whichever is later. The date printed on the individual notice controls.
Save the full TCAD record Record market value, net appraised value, taxable values, land, improvements, exemptions and property characteristics.
Read the notice and deadline Do not wait until the tax bill arrives; the ordinary value-protest window may already be closed.
Select the correct protest reason Market value, unequal appraisal, property-description error, exemption denial and ownership action need different evidence.
File through TCAD’s official process Save the portal confirmation, certified-mail proof or stamped paper copy. Open TCAD Protest Process
Collect condition and factual evidence Use dated photos, contractor estimates, measurements, engineering information, inspection findings and corrected property facts.
Select truly comparable properties Prioritise similar location, size, age, use, condition, lot and improvement type.
Review TCAD’s evidence Identify factual errors, different property features and unsupported adjustments.
Prepare a one-page hearing summary State the requested value or correction, the strongest evidence and the exhibit numbers supporting it.
Notice of Appraised Value
Protest filing confirmation
Current and prior TCAD records
TCAD evidence packet
Comparable-property worksheet
Photos, estimates and measurement evidence
One-page requested-value explanation
Copy of every submitted exhibit
2026 timing: By late July, the ordinary 2026 protest deadline has passed for many accounts. A later-mailed notice can create a later deadline, and limited late remedies may apply to specific circumstances. Contact TCAD promptly rather than assuming no remedy exists.
Payment methods and fees

Choose the lowest-risk payment method for your deadline

Current Travis County payment options and published processing charges
Method Published cost or timing Important action
Online eCheck Currently $1; funds must come from a U.S. bank account. Use an accurate routing and account number; save the immediate emailed receipt.
Online card $3 for a balance under $100 or 3% for a balance over $100. Check bank limits and the final fee before authorising.
PayPal $3 under $100 or 3% over $100. Do not confuse PayPal financing with a county payment plan.
Phone card payment Same published card structure; call 888-286-9242. Record the confirmation number and account year.
In person Cash, check, money order and cards accepted; card fee applies. Check office capacity and hours before travel.
ACH or wire Travis County does not charge an EFT fee, but the bank may. Include the property account or billing number and arrange early.
Mail No county convenience fee for a check or money order. Allow time for a valid USPS postmark and include the account number.
USPS postmark warning: The Tax Office reported that changes in USPS processing can create a delay between handing over an envelope and the regional-processing postmark. Near a deadline, ask a postal clerk for a hand cancellation or use an immediate electronic option.
Austin and Travis County tax calendar

Track appraisal, protest, rate and payment dates separately

Valuation and qualification date TCAD generally determines market value and many exemption qualifications as of January 1.
Ordinary last day to pay without penalty and interest Online payment traffic can become heavy during the final hours.
Ordinary delinquency begins State-mandated penalty and interest apply to unpaid tax unless another valid deadline or arrangement controls.
Business-personal-property rendition deadline TCAD handles renditions; a qualifying extension can move the deadline to May 1.
Common appraisal-protest deadline The actual rule is May 15 or 30 days after notice mailing, whichever is later.
Appraisal-roll certification stage Certified values move to taxing units and the Tax Office after ARB and chief-appraiser processes.
Local rate-adoption deadline shown on Travis calendar Proposed and adopted rates become available through Truth in Taxation resources.
Tax statements become available Review the account online even when a paper statement is delayed or sent to a mortgage company.
Year-end receipt consideration Property owners seeking a receipt dated within the calendar year should pay early enough for processing. Tax treatment should be discussed with a qualified tax professional.
Payment deadlines falling on a weekend or holiday move to the next business day under the Tax Office’s published calendar. A late-issued bill can also postpone delinquency to provide the statutory payment period.
Current and delinquent payment help

Set up the correct plan instead of sending an unidentified partial payment

Four-payment instalments

Available for qualifying over-65, disabled, disabled-veteran and specified surviving-spouse homesteads. Timely instalments can be paid without ordinary penalty and interest.

Residence-homestead delinquent agreement

A qualifying owner may pay delinquent taxes over twelve months. The penalty can be frozen when the agreement is finalised and the first payment is made.

Other payment schedule

The Tax Office describes possible six-month non-homestead or twelve-month homestead schedules for eligible accounts in good standing.

Open the account details Search by name, address, account or billing number.
Select Payment Plans The button appears near the bottom of eligible account details.
Choose the correct plan Current four-payment instalments and delinquent agreements have different eligibility, deadlines and consequences.
Read every agreement term Confirm the amount, due dates, penalty treatment, interest and default consequences.
Make the required first payment An unsigned application or incomplete enrolment may not establish the plan.
Save the agreement and recheck posting Confirm that the account reflects the plan and each later payment.
Missing a delinquent instalment can be expensive. Travis County states that default can remove the frozen penalty treatment and cause recalculation as though the agreement had not been entered.
Receipt and payment-posting help

Trace a payment before paying the same tax twice

Find the emailed or printed confirmation Record the account number, billing number, year, amount, date and confirmation number.
Check the financial account Determine whether the payment is pending, completed, reversed, declined or returned.
Search the property-tax account again Open all payment-history and prior-year sections.
Confirm the exact account and year A successful payment may have been applied to a different parcel, billing number or tax period.
Look for a returned eCheck An initial confirmation does not prevent a later return caused by incorrect bank details or insufficient funds.
Contact the Tax Office with evidence Provide the confirmation, bank status and screenshots or receipt rather than only saying the payment is missing.
Payment-trace script: “I paid $[amount] on [date] for account [number], tax year [year]. My confirmation number is [number]. My bank shows [status], while the county account shows [status]. Can you confirm where the payment was applied?”
Mortgage escrow and closing

Compare the county account with the servicer’s actual disbursement

Property account matches the mortgage collateral
Tax year matches the servicer payment record
Disbursement date was before the deadline
Amount matches the county payment history
No separate parcel or prior-year balance remains
Exemption or appraisal correction was reflected
County shows paid

Download the county receipt and provide it to the mortgage servicer when escrow records still show an unpaid tax.

Servicer shows disbursed

Request the payee, amount, date, account identifier and transaction evidence.

Closing statement shows a seller credit

A seller’s prorated credit does not necessarily mean the title company paid the full annual bill. Review the closing documents carefully.

A buyer can receive the annual tax responsibility at closing even when the seller credited a prorated share. Confirm whether the taxes were actually paid or merely adjusted between buyer and seller.
Deeds, liens and official ownership

Use the Travis County Clerk when the owner display is not enough

The County Clerk records and maintains real-property records, personal-property records, trustee-sale notices and public notices. Public records that are not legally restricted are available through its search system.

Save the TCAD legal description Record the subdivision, lot, block, condominium unit or tract description.
Open the Clerk’s Real Property page Use its Public Records Search for recorded deeds, liens, releases and related instruments. Open Travis County Real Property Records
Search grantor, grantee or instrument details Compare name, document type, recording date, instrument number and legal description.
Review the recorded image Confirm that the deed identifies the same parcel and parties.
Order the required copy Research may need a plain copy, while a lender, court or legal process may require a certified copy.
Follow up with TCAD Provide the recorded instrument number and date when its owner display has not updated.
An appraisal or tax record is not a title opinion. Liens, easements, ownership interests and boundary rights require review of the recorded documents and, when necessary, a title professional, surveyor or lawyer.
Austin-area property situations

Adjust the workflow to the property and location

Central Austin homestead

Compare City of Austin, Travis County, Austin ISD, Central Health and ACC taxable values separately.

Austin mailing address outside Travis County

Confirm the county before using TCAD or the Travis County payment portal.

Condominium unit

Match the unit legal description and account number rather than relying only on the building address.

New construction or major addition

Review when improvements first appear and whether square footage, class and completion percentage are correct.

Buyer estimating future taxes

Do not use the seller’s capped or exempt taxable value as the buyer’s future bill.

Over-65 homeowner

Verify the exemption, school-tax ceiling, transfer status and eligibility for instalments or deferral.

Several adjoining lots

Create a list of every account. Paying the residence parcel may not pay a separate vacant or accessory lot.

Business personal property

Do not confuse the business account with the real-estate parcel. Rendition and value questions belong to TCAD.

Inherited or trust property

Confirm the recorded documents, TCAD owner update, exemption eligibility and every unpaid year.

10 title-specific answers

Austin Texas property-tax FAQs

Where do I pay Austin property taxes online?

For a property located in Travis County, use the Travis County Tax Office Account Search. It provides balances, current and prior statements, online payment, payment plans and receipts. Confirm the county first because an Austin mailing address does not automatically identify the collecting county.

When are Austin property taxes due?

Property taxes are normally payable without penalty and interest through January 31. Unpaid taxes generally become delinquent at 12:01 AM February 1. A deadline that falls on a weekend or holiday moves to the next business day.

What is the Austin property-tax rate for 2026?

There is no single Austin rate because several taxing units can appear on one bill. As of July 2026, tax-year 2026 rates have not all been adopted. The latest complete comparison generally uses tax-year 2025 rates for bills issued in late 2025 and payable during the 2026 collection season.

What payment fees does Travis County charge?

The Tax Office currently publishes a $1 fee for an online eCheck. Card and PayPal payments carry a $3 fee for a balance under $100 or 3% for a balance over $100. Confirm the live checkout fee before authorising payment.

How do I check an Austin property value or exemption?

For property in Travis County, use TCAD Property Search. Search by owner, address, account number or DBA, then review market value, net appraised value, taxable values, exemptions and property characteristics.

How do I apply for an Austin homestead exemption?

Apply through TCAD when the property is in Travis County. Applications can be submitted online, by mail or at 850 East Anderson Lane. The application generally requires a Texas driver licence or state-issued identification card with the same address as the qualifying residence.

What is the Austin property-value protest deadline?

The ordinary TCAD deadline is May 15 or 30 days after the Notice of Appraised Value is mailed, whichever is later. Use the deadline printed on the individual notice.

Can I get a payment plan for Travis County property taxes?

Yes. The official account-search system includes current and delinquent plan options. Qualified over-65, disabled and disabled-veteran homesteads may use four-payment instalments, while eligible delinquent accounts may qualify for a residence-homestead agreement or another payment schedule.

Why did my Austin property-tax bill increase?

Common causes include a higher taxable value, missing exemption, new construction, changed appraisal limitation, additional taxing unit, higher adopted rate, unpaid prior year, penalty, interest or the loss of the seller’s exemption or tax ceiling after purchase.

Where can I find Austin deeds and property liens?

For Travis County property, use the Travis County Clerk Real Property Records. The Clerk maintains deeds, liens, plats and other recorded documents. The TCAD or Tax Office owner display is not a substitute for the recorded deed.
