Harris County Property Records Texas 2026

Harris County, Texas · HCAD accounts, deeds, parcel maps, tax bills and exemptions

Trace a Harris County Property From HCAD Account to Deed and Tax Receipt

Harris County property information is divided between three major offices. Harris Central Appraisal District maintains appraisal accounts, values, exemptions and property characteristics. The County Clerk records deeds and liens. The Tax Office issues statements, accepts payments and provides receipts.

Use this guide to locate the correct account, fix failed searches, interpret each value field, check the parcel map, research ownership documents, verify tax balances and take the next step without relying on an unofficial property-data website.

No-result troubleshooting

Fix the most common Harris County property-search failures

Change one search element at a time so you can identify the cause
Problem Likely reason Better search method
Full address returns nothing Street suffix, directional, punctuation or unit formatting is blocking the match. Use street number plus the main street name, with no suffix.
Street spelling is uncertain The official record uses a different spelling or abbreviation. Search by street number and ZIP code, then review the matching list.
Owner search returns nothing HCAD may use initials, surname-first formatting, trust wording, an entity name or a previous owner. Search the surname or main business word only.
Too many owner results The name is common or the owner has several accounts. Compare address, legal description, ZIP code and parcel map.
New home is not searchable A new subdivision account can be mapped before appraisal details are entered, or entered before mapping is finished. Search by subdivision, prior tract, builder or owner and contact HCAD.
Account exists but parcel is missing GIS maintenance may lag behind an appraisal-account addition, division, merge or correction. Save the account and ask HCAD whether mapping maintenance is pending.
Recently purchased property shows seller Deed recording and HCAD ownership maintenance are separate processes. Confirm the deed with the County Clerk, then provide HCAD the recording information.
One address has several accounts The site may contain separate land, improvement, condominium, business or adjacent-parcel accounts. Match every account by legal description and property type.
Useful HCAD call script: “I am trying to identify the correct appraisal account for [address or legal description]. I searched using [methods tried]. Can you confirm the account number and tell me whether an ownership, subdivision, split, combination or GIS update is pending?”

Use the appraisal record as a starting point, not as a substitute for every other record
HCAD field What it helps identify What it does not establish Best next action
Account number The HCAD reference used for appraisal, exemption, protest and many tax-related questions. The County Clerk instrument number. Save it for HCAD and Tax Office searches.
Owner name The owner currently displayed for appraisal administration. Complete legal title, lien priority or every ownership interest. Review the recorded deed and title evidence.
Situs address The physical or assigned property location. The full legal description or surveyed boundary. Compare the legal description and parcel map.
Legal description Subdivision, lot, block, reserve, tract, unit or acreage information. That the abbreviated HCAD version includes every deed provision. Match it with the recorded document.
Market value HCAD’s January 1 estimate of open-market value for the displayed year. The purchase price, mortgage value or final taxable value. Review characteristics, sales and equity evidence.
Appraised value The value after an applicable appraisal limitation or cap. That market value cannot be protested. Compare market and appraised values separately.
Land and improvements How HCAD allocates value between land and buildings or improvements. That square footage, quality, condition or feature data is correct. Document incorrect characteristics.
Exemptions Homestead, over-65, disability, veteran or other approved exemptions. That every benefit applies equally to every taxing unit. Review the unit-by-unit taxable value.
Taxing units County, city, school district, MUD, emergency-service and other jurisdictions. The amount currently due. Open the official Tax Office statement.
Value history How appraisal values changed across available years. Why every change occurred. Compare notices, sales, construction and exemption history.
Title warning: HCAD expressly states that it is not an abstract company or an extension of the County Clerk and does not determine who has better title when public records conflict.

Market value

HCAD’s estimate of the price for which the property would sell on the open market as of January 1.

Appraised value

The value after an applicable appraisal limitation. It may be lower than market value for a capped homestead.

Taxable value

The value remaining after exemptions or adjustments for a particular taxing unit.

HCAD publishes 2026 residential, commercial and business-property reappraisal information and interactive market-area maps. These maps are broad research tools; the individual property account and notice remain essential for an account-specific decision.
Parcel and GIS research

Use HCAD Parcel Viewer without mistaking it for a survey

The Parcel Viewer is useful when an address is incomplete, one owner has several accounts, a large tract was divided, a subdivision is new or you need to understand nearby appraisal accounts.

Open HCAD Parcel Viewer Search with an address or parcel number, or select a parcel directly from the map. Open HCAD Parcel Viewer
Locate the general area first Use major streets, subdivisions, highways, bayous, school districts or known landmarks to confirm you are viewing the correct part of Harris County.
Select the possible parcel Compare the parcel number, account, owner display, address and legal description with the main HCAD record.
Inspect nearby accounts carefully Nearby parcels can help with location and appraisal research, but proximity alone does not make another property a valid protest comparable.
Use recorded documents for legal precision Obtain the deed, plat and a professional survey when a boundary, encroachment, easement or acreage dispute matters.
Official map limitation: HCAD states that its geospatial information may not be suitable for legal, engineering or surveying purposes, does not represent an on-the-ground survey and shows approximate property-boundary locations.
Requested parcel divisions, combinations and certain maintenance changes may not appear on the map until a later appraisal year. Compare the map, account status and recorded documents before assuming a change was rejected.
Recorded real-property documents

Search Harris County deeds, liens, releases and plats

The Harris County Clerk records real-property documents. Use the Clerk when you need the recorded deed, deed of trust, lien, release, assignment, plat, condominium document or certified copy—not merely the owner shown on an HCAD account.

Save the HCAD owner name and legal description These details can help narrow the Clerk search but should not replace the recorded document.
Open the Clerk’s Real Property page Select the official record-search option. Open Harris County Clerk Real Property
Search the grantor and grantee names Try name variations, prior owners, trusts, estates and business entities when the first search is incomplete.
Narrow by document or recording information Use the document type, recording date, instrument number or other available index fields.
Match the legal description Compare subdivision, lot, block, reserve, unit, acreage and other property identifiers.
Choose the copy type required A plain copy can support research. A court, lender, agency or title matter may require a certified copy.
Published recording fee

The Clerk currently lists $25 for the first page and $4 for each additional page, plus additional-name charges when applicable.

Published copy fees

Certified paper copies are currently listed at $5 plus $1 per page. Plain paper copies are listed at $1 per page.

Real Property contact

201 Caroline, Suite 320, Houston, TX 77002. Telephone: 713-274-8680.

Verify fees before ordering or recording. The Clerk’s site also states that its eCommerce service can provide certified and non-certified copies of various documents.
Recorded does not automatically mean legally sufficient for your purpose. Full title, lien priority, heirship, easement and ownership disputes may require a title company, licensed surveyor or qualified Texas attorney.
Statements, balances and receipts

Find and verify a Harris County property-tax account

HCAD does not collect the property-tax payment. After values are certified and taxing units adopt rates, the Harris County Tax Office handles statements, payment options, prior-year balances and receipts for accounts it collects.

Save the HCAD account number Also record the owner display, property address and legal description so you can identify a wrong tax result.
Open MyHarrisCountyTax Continue as a guest for a basic payment task or create a profile when you need account linking, payment history, reminders or stored receipts. Open MyHarrisCountyTax
Search by account, address or owner Open each possible result and compare the account, property and tax year.
Click “Explore Service” and select the bill Review current and prior-year balances separately before choosing the payment amount.
Check the payment fee The Tax Office currently publishes a 2.40% card fee with a $1 minimum and a $0.50 electronic-check fee.
Save the confirmation Keep the account, tax year, amount, payment method, date and confirmation number.
Verify posting and obtain the receipt Reopen the account after processing. A submitted transaction is not fully verified until it appears in the payment history or official receipt search.
Partial payments

The Tax Office accepts full and partial property-tax payments, but unpaid balances can continue to accrue applicable penalties and interest.

Prior-year payments

Online prior-year payments generally post to the oldest year first. Review the allocation before submitting.

Official receipt

An online receipt reflects Tax Office data current as of the printed date. Visit a Tax Office location when an official account record is specifically required.

A tax payment is time-sensitive. The Tax Office states that an online payment must be completed by 11:59 PM Central Time on or before the applicable due date to avoid additional collection charges.
Homestead and other exemptions

Apply, document and verify a Harris County exemption

Exemptions are not automatically granted simply because a person purchases or occupies property. The owner must submit the correct HCAD application and supporting information.

Find the exact HCAD account Save the account number, owner display, situs address and legal description.
Select the correct exemption application HCAD Form 11.13 covers the general residence homestead, over-65, disability and over-55 surviving-spouse pathways identified on the form. Open all HCAD forms
Read the identification requirements Prepare the identification, property-address, ownership and occupancy information requested by the application.
Submit online, by mail or in person HCAD states that completed exemption applications can be submitted electronically when available, mailed with required identification or delivered to its customer-service counter.
Retain proof of submission Keep the online confirmation, certified-mail record or stamped copy.
Check the submission status Use HCAD’s exemption-submission lookup when applicable and respond promptly to a request for additional information. Check exemption submission
Verify the exemption on the property account Reopen the HCAD record and inspect the exemption and taxable-value fields for the correct tax year.
HCAD describes April 30 as a soft deadline for several exemption types and encourages early filing. Some late applications may still be considered under Texas law, but late-filing consequences and availability depend on the exemption and facts.
Harris County property owners do not need to reapply for a homestead exemption every five years unless HCAD specifically requests requalification by mail.
iFile, iSettle and ARB preparation

Turn the HCAD record into a focused protest package

Normal deadline: May 15 or 30 days after the Notice of Appraised Value was mailed, whichever is later. The account-specific deadline printed on the notice should control your planning.
Save the notice and complete account record Record the market value, appraised value, land value, improvement value, property characteristics, exemptions and notice date.
Identify the exact issue Separate a market-value argument from unequal appraisal, incorrect square footage, condition, exemption denial, ownership or classification.
File through the owner portal or submit Form 50-132 HCAD accepts eligible online protests through its Electronic Filing and Notice System and also publishes the paper Notice of Protest. Open HCAD owner portal
Use the account number and iFile number HCAD states that both numbers appear near the upper-right area of the Notice of Appraised Value.
Upload useful evidence promptly HCAD’s current owner-portal help says iSettle uploads can include photographs, repair estimates, floor plans, appraisals, sales information and written analysis.
Respect the online upload window HCAD states that iSettle evidence uploads are generally available for five calendar days after filing, subject to the portal’s current rules.
Review and respond to an iSettle offer Sign in, open the offer and accept or reject it before the available response period ends.
Prepare separately for an ARB hearing Online iSettle files may not automatically satisfy the Appraisal Review Board’s evidence-copy requirements. Review the hearing instructions before appearing.

Resolve a difference between the deed and HCAD owner display

When the deed is not recorded

Contact the closing agent, title company, attorney or Harris County Clerk. HCAD cannot replace an unrecorded conveyance with a title determination.

When the deed is recorded but HCAD is outdated

Save the instrument number, recording date, grantor, grantee and legal description, then ask HCAD whether ownership maintenance is pending.

When only the mailing address is wrong

Use HCAD’s Request to Correct Name or Address on a Real Property Account and provide the required account and owner information.

When title is disputed

Do not ask HCAD to decide legal ownership. Obtain the recorded documents and consult a qualified title or legal professional.

Search the County Clerk record first Confirm the relevant deed or other ownership instrument was accepted and recorded.
Match the property description Ensure the deed concerns the same lot, block, unit, acreage and HCAD account.
Save the recording information Record the instrument number, recording date and parties.
Submit the correct HCAD request Use the official correction form or contact route for an appraisal-account name or mailing-address correction.
Recheck both records Confirm that the deed remains available through the Clerk and that HCAD displays the expected owner and mailing information.
Pre-purchase record check

What a Harris County buyer should verify before closing

Correct HCAD account, address and legal description
Land size, building size, year built and property class
Current market, appraised and taxable values
Seller exemptions and appraisal limitations that may end
All taxing units, including MUD or special districts
Current and prior-year tax balances
Recorded deed, liens, releases and plat documents
Parcel map, flood information and survey
Separate accounts for adjacent land or improvements
Title commitment exceptions and seller disclosures
Do not estimate the buyer’s future tax bill from the seller’s current payment alone. The seller may have a homestead cap, over-65 benefit, disabled-person exemption, veteran exemption or other treatment that will not transfer to the buyer.
Investor check: Separate the appraisal question from the title and cash-flow questions. HCAD helps explain value and characteristics; the Clerk supplies recorded documents; the Tax Office shows balances and payment history.
Harris County search situations

Adjust the record search to the property type and location

Houston subdivision home

Search by street number and main street name, then confirm subdivision, lot, block, school district and city jurisdiction.

Condominium or townhome

Match the legal unit and account rather than relying only on the shared building or community address.

MUD-served property

Review every taxing unit. A municipal utility district can materially affect the combined tax burden.

New subdivision account

HCAD mapping and appraisal-account creation may occur at different times. Search the prior tract, builder, subdivision and owner.

Flood-affected property

Use HCAD for appraisal facts, but obtain separate flood-zone, elevation, insurance, permit and condition information before relying on value alone.

Inherited property

Review probate, heirship and deed documents through the Clerk before asking HCAD to change the owner display.

Business site

Check whether real estate, business personal property and inventory are maintained under separate accounts.

Several adjoining tracts

Create an account list showing legal description, acreage, owner, appraisal value and tax status for every parcel.

New construction

Compare completion status, improvement value, year built, square footage and omitted-property issues across the relevant years.

10 property-record answers

Harris County property records FAQs

Where can I search Harris County property records?

Use Harris Central Appraisal District for appraisal records, the Harris County Clerk for deeds and recorded real-property documents, and the Harris County Tax Office for tax statements, balances, receipts and payments.

Can I search HCAD by property address?

Yes. Enter the street number and main street name. Remove words such as Street, Drive or Parkway when the complete address fails, and use N, S, E or W instead of spelling out the directional.

Can I search HCAD by owner name?

Yes. Begin with the surname or main business, trust or estate name. Use fewer words when initials, punctuation, company suffixes or a recent ownership change prevent an exact match.

What is the difference between an HCAD record and a Harris County deed?

HCAD maintains an appraisal account for property-tax administration. The Harris County Clerk records deeds and other real-property instruments. The HCAD owner display is useful for research but does not replace the recorded deed or a title examination.

Why is a property visible in HCAD but missing from the parcel map?

HCAD explains that an appraisal account and GIS mapping can be updated at different times. New subdivisions, parcel divisions, combinations and daily maintenance can create a temporary mismatch. Save the account and contact HCAD when it does not resolve.

How do I find a Harris County property-tax bill or receipt?

Use MyHarrisCountyTax or the official Tax Office property-tax page. Search by account, address or owner, confirm the property and tax year, and save both the transaction confirmation and posted receipt.

How do I apply for a Harris County homestead exemption?

Find the correct HCAD account and submit Form 11.13 or the available online application. Prepare the required identification and occupancy details, retain proof of submission and later verify that the exemption appears on the correct account and tax year.

What is the HCAD property-tax protest deadline?

The usual deadline is May 15 or 30 days after HCAD mails the Notice of Appraised Value, whichever is later. Use the account-specific date printed on the notice and preserve proof that the protest was filed on time.

Can an HCAD parcel map prove a legal boundary?

No. HCAD states that its geospatial data is informational, does not represent an on-the-ground survey and shows approximate property-boundary locations. Use a deed, recorded plat and licensed survey when legal precision matters.

What should a buyer check before purchasing Harris County property?

Check the HCAD account and property characteristics, current exemptions, tax balances, taxing units, deed and lien records, parcel map, flood information, survey and title commitment. Do not estimate the buyer’s future taxes only from the seller’s current bill.
