Major payment detail missing from the old article: Real CAD states that owners generally receive two tax bills for each account. One is the school-district bill. The second includes Real County and other non-school taxing entities. Paying one bill does not necessarily pay the other.

Rural addressing

Request or verify a Real County 911 address separately from the CAD record

A CAD situs address and an officially assigned emergency-service address are related but not identical records. New construction, ranch entrances and remote Frio Canyon parcels may require a separate 911 address request.

Value explanation

Separate market value, appraised value and taxable value

STEP 1 Market value

Real CADโ€™s opinion of what the property would sell for under normal market conditions as of January 1.

STEP 2 Appraised value

The value after an applicable homestead or non-homestead appraisal limitation.

STEP 3 Taxable value

The value remaining after exemptions. It can differ by school district, county, city, college, ESD and water district.

Real County parcels can cross several taxing patterns. Active units include Real County, Leakey ISD, Nueces Canyon CISD, portions of Uvalde CISD and Utopia ISD, City of Camp Wood, Southwest Texas Junior College District, Real-Edwards Conservation and Reclamation District and Utopia-Vanderpool Area ESD.
Do not calculate the bill from market value alone. The amount depends on taxable value for each unit, adopted rates, exemptions, ceilings, payments, penalties and which collector issues the bill.
2026 appraisal limitation

Check whether non-homestead property qualifies for the circuit breaker

For the 2026 tax year, Texasโ€™s temporary circuit-breaker limitation applies to qualifying non-homestead real property valued at $5,320,000 or less. It limits the annual appraised-value increase to 20%, plus the value of new improvements, when all statutory conditions are met.
No application required

The appraisal district calculates the limitation automatically when the property qualifies.

Ownership timing matters

The limitation normally begins after the owner has owned the property on January 1 of the preceding year.

It is not a market-value cap

The market value may still increase more than 20%; the limitation affects appraised value.

Homesteads use another rule

Qualifying residence homesteads use the separate 10% appraisal-cap calculation.

Special-appraisal land is excluded

Agricultural, timber and certain other specially appraised property do not qualify.

The temporary law expires

The current circuit-breaker provision is authorized through the 2026 tax year unless state law changes.

Taxing units look unexpected Parts of Real County lie in different school, ESD and conservation-district boundaries. Compare the GIS parcel, legal description and each taxing-unit line.
Only one tax bill appears paid The school bill and consolidated non-school bill use different payment routes. Verify both bills and both account balances separately.
Online portal will not load The session may have expired or the service may be under maintenance. Return through realcad.org, try another browser and call when a deadline is urgent.

Exemption review

Verify Real County exemptions before estimating either tax bill

Exemptions generally reduce taxable value rather than market value. Review each taxing-unit line because school, county, city, ESD, college and conservation-district treatment can differ.

Residence homestead

Real CADโ€™s current information reflects the $140,000 state-mandated school-district homestead exemption.

Age 65 or older

School districts provide an additional $60,000 exemption, and a school-tax ceiling may apply.

Disabled person

Check qualification documents, the additional school exemption and any applicable tax ceiling.

Disabled veteran

Use the correct form and attach the VA documentation required for the claimed category.

Manufactured-home homestead

A qualifying owner may claim a homestead on the home even when the land is owned separately, subject to documentation.

Other exemptions

File a Real CAD protest around one specific appraisal issue

2026 filing rule: the usual protest deadline is May 15 or the 30th day after the appraisal notice was delivered, whichever is later. The deadline printed on the individual notice controls.
Save the complete property account Keep the property ID, legal description, land, improvements, values, exemptions, agricultural information and property characteristics.
Choose the correct protest reason Possible issues include market value, unequal appraisal, incorrect property data, exemption denial, agricultural-appraisal denial or another district action.

Update both tax-bill systems when your mailing address changes

One address update may not fix both bills. The Real County Tax Office specifically instructs owners to contact Real CAD separately when the school-tax statement address also needs to change.

Important Real County appraisal and payment dates

Property status and valuation date Ownership, use, condition and market value are generally considered as of January 1.
Business personal property rendition Most business-property renditions are due April 15. A timely written request can extend the deadline to May 15.
Most exemption and special-appraisal applications Many homestead, agricultural and special-appraisal applications are due before May 1, subject to late-filing rules.
Usual appraisal protest deadline File by May 15 or the 30th day after the appraisal notice was delivered, whichever is later.
