Market value

MCAD’s estimate of open-market value as of January 1 for the appraisal year.

Homestead cap

A qualifying residence homestead’s appraised value generally cannot increase by more than 10% annually, plus qualifying new improvements.

2026 circuit breaker

Qualifying non-homestead real property valued at $5.32 million or less may receive the temporary 20% limitation under state rules.

Taxable value

The value remaining for each taxing unit after applicable exemptions and adjustments.

A value limitation does not freeze market value. MCAD can continue to report a higher market value while the appraised or taxable value is limited. Protest the market value when the market estimate itself is incorrect.
The temporary non-homestead circuit-breaker limitation is scheduled to expire after the 2026 tax year unless Texas law changes. Confirm eligibility and treatment on the live MCAD account.

An exemption is not complete merely because a form was downloaded or submitted. The owner should retain proof of filing, respond to any MCAD request and later confirm that the exemption appears on the correct account and tax year.

Texas currently requires school districts to provide a $140,000 general residence-homestead exemption. School districts also provide an additional $60,000 exemption for qualifying owners who are age 65 or older or disabled. Local taxing-unit benefits can differ.

Montgomery County includes ranch, pasture, timber, wildlife-management and other open-space land. Special appraisal depends on qualifying use and history—not merely rural location, acreage or ownership.

Agricultural or open-space land

Texas requires appraisal districts to use a 10% capitalization rate for qualifying agricultural or open-space land in 2026.

Timberland

The Texas Comptroller lists the 2026 timberland capitalization rate as 7.77%.

Rollback or change-of-use risk: Changing qualifying agricultural or timber use can create additional tax consequences. Review the current Texas rules and contact MCAD before changing the use or assuming a buyer will retain the same appraisal.
Notice of protest and ARB preparation

Build a Montgomery County protest around a specific, provable issue

Deadline rule: The usual Texas deadline is May 15 or 30 days after MCAD mails the Notice of Appraised Value, whichever is later. The standard 2026 deadline has passed for many accounts, but a later notice can create a later account-specific deadline.

“My taxes are too high” is not a complete valuation argument because MCAD does not set the tax rate. Identify whether the problem is market value, unequal appraisal, incorrect property data, an exemption decision, ownership, classification, business property or special appraisal.
