April 25, 2026 Wise County storm-damage exemption

Wise CAD published an August 10, 2026 filing deadline. Property that received at least 15% damage from the April 25, 2026 storm may qualify for a temporary exemption covering part of the appraised value. The application is Form 50-312.
Document the storm damage immediately Take dated photographs and video before permanent repairs remove visible evidence.
Save repair and insurance records Keep contractor estimates, invoices, insurance adjuster reports, engineering reports and emergency-repair receipts.
Open the official Wise CAD storm notice Review the district’s current instructions and application link. Open Wise CAD storm-damage notice
Complete Form 50-312 Match the property owner, property ID, damage date, property type and damaged improvements with the live CAD account.
File by August 10, 2026 Submit the application and evidence to Wise CAD and keep proof showing when it was delivered.
Verify the exemption after review Ask how the temporary exemption will appear and how it affects the affected tax year.
A repair estimate alone may not show the full damage percentage. Organise evidence showing the property’s condition, damaged components, estimated cost and loss of use.

Parcel-location help

Use the Wise CAD interactive map for rural, lake and county-road property

Map search is especially useful for ranch acreage, Lake Bridgeport property, Runaway Bay lots, mineral tracts, county-road land, parcels outside city limits and property where the mailing address differs from the physical location.

Open the official GIS map Use a modern browser because the mapping application may not support older browser modes. Open Wise CAD Interactive Map
Locate the property Search by a supported owner, account, address or parcel detail and zoom to the expected location.
Compare neighbouring parcels Check roads, lake frontage, adjoining accounts, tract shape and surrounding property.
Open the connected CAD record Match the property ID, geographic ID, legal description, owner and acreage.
Verify legal boundaries separately Use a recorded deed, plat and professional survey for boundary, access, fencing or construction decisions.
The CAD map is not a legal survey or title report. It cannot establish a boundary, easement, mineral ownership, lake-access right or guaranteed acreage.
Account-field decoder

Understand the Wise CAD property-detail fields

Use every appraisal field as a route to the controlling record
Field What it helps identify What it does not prove Next action
Property ID The appraisal account used by Wise CAD. That every county system uses the same account format. Save it for CAD, exemption and protest questions.
Geographic ID A parcel-oriented geographic reference. A surveyed legal boundary. Compare the map, deed and survey.
Owner name The owner entry used for appraisal administration. Clear title, complete heirship or absence of liens. Search County Clerk records.
Situs address The physical property location carried by CAD. The owner mailing address or complete legal description. Compare it with GIS and recorded documents.
Legal description The abstract, survey, subdivision, lot, block or tract reference. That the abbreviated description is sufficient for a deed. Open the recorded instrument.
Property type Real, mobile-home, personal, mineral or another account category. That no related account exists. Search all relevant property types.
Market value CAD’s opinion of market value as of January 1. A guaranteed sale price or final tax amount. Review sales, condition and equal-appraisal evidence.
Appraised value Value after an applicable cap, limitation or special appraisal. Taxable value for every taxing unit. Review exemptions and entity values.
Agricultural value A productivity-based appraisal for qualifying land. That every acre qualifies or that future use changes have no tax consequence. Check acreage, use and rollback exposure.
Taxing units The county, school, city, MUD, WCID, ESD or other local units attached to the parcel. That the county Tax Office collects every listed tax. Follow the collector shown on each statement.
Value explanation

Separate market value, appraised value and taxable value

STEP 1 Market value

CAD’s opinion of what the property would sell for under normal market conditions as of January 1.

STEP 2 Appraised value

The value after an applicable homestead limitation, non-homestead limitation or special appraisal.

STEP 3 Taxable value

The value remaining after applicable exemptions for each taxing unit.

Do not calculate the final tax bill from market value alone. The bill depends on taxable value for each unit, adopted rates, exemptions, ceilings, prior payments, penalties and the collecting office.
Wise CAD appraises property but does not set local tax rates. Use the district’s Truth in Taxation link to review proposed and adopted local-rate information.
Search troubleshooting

Fix a missing or incorrect Wise CAD result

Try the next search method before assuming no account exists
Problem Likely reason Practical fix
Owner name returns no result The record may use initials, an estate, trust, business, spouse or prior owner. Try only the first or last name, then search the property ID.
Address search fails CAD situs wording may differ from USPS or map services. Use only the street name, then add the street number.
County-road acreage is missing The parcel may be indexed by owner, abstract or legal description. Use Advanced Search and the GIS map.
Lake property is difficult to identify A Runaway Bay or Lake Bridgeport mailing address may not match the parcel description. Compare subdivision, lot, geographic ID and map location.
Mineral account does not appear The search may be limited to real property. Change property type and search the owner, lease or property ID.
Business property is missing Business personal property is separate from the land or building. Search the doing-business-as name and personal-property category.
Recently purchased property shows the seller The recorded deed may not yet have completed CAD processing. Confirm County Clerk recording and save the instrument number.
Acreage or parcel shape looks wrong CAD mapping is maintained for appraisal rather than surveying. Compare the deed, plat and professional survey.
Tax bill differs from CAD value Rates, exemptions, ceilings, payments, penalties or taxing units differ. Match the tax year and open the Tax Office account.
Call script for a Wise CAD account problem
I am researching property ID [number] and geographic ID [number] for tax year [year]. The property is at [situs or legal description]. The account currently shows [incorrect or missing detail]. Should I submit an address change, ownership document, exemption application, correction request or protest?

Local search tips for cities, lake property, ranches and growth areas

Decatur residence

Confirm City of Decatur, Decatur ISD, county, college and applicable emergency-service units.

Bridgeport property

Check the city, Bridgeport ISD, legal description, improvements and any separate business account.

Runaway Bay or Lake Bridgeport

Match subdivision, lot, parcel map, shoreline context and taxing units rather than relying only on the street address.

Boyd, Rhome or Newark

Verify city, school, county and MUD or water-district boundaries in fast-growing areas.

New Fairview or Aurora

Check whether the account includes a city, MUD, Fort Worth-area district or other special taxing unit.

Alvord, Chico or Paradise

Use owner, legal description, abstract and GIS when rural addresses or large tracts are difficult to match.

Ranch or open-space land

Review acreage, qualifying use, productivity value, homesite area and potential rollback exposure.

Beekeeping operation

Check the 5–20-acre range, hive intensity, lease records and qualifying-use history.

Mineral or industrial account

Search property types separately and save each account connected with the owner or lease.

Office routing

Use Wise CAD, the Tax Office or County Clerk correctly

Wise CAD

Use for appraisal values, property characteristics, exemptions, agricultural valuation, maps, address changes, protests and ARB information.

Wise County Tax Office

Use for collected tax bills, online payments, receipts, delinquent balances, tax certificates and quarter-payment arrangements.

Wise County Clerk

Use for deeds, deeds of trust, liens, releases, easements, plats, instrument numbers and certified document copies.

Send the question to the office that controls the information
Your question Correct starting point What to prepare
Why did my value increase? Wise CAD Property ID, notice, tax year and evidence.
Why is my exemption missing? Wise CAD Application, ID, eligibility date and filing proof.
Does my ranch or beekeeping land qualify? Wise CAD Acreage, use history, maps, leases and production evidence.
How much tax is due? Collector shown on the statement Tax account, year, property and taxing unit.
Did my payment post? Wise County Tax Office Confirmation, receipt, amount and payment date.
Who legally owns the property? County Clerk or title professional Grantor, grantee, legal description and date range.
Is the parcel boundary correct? Surveyor, Clerk records and title professional Deed, plat, survey and CAD map.
Record corrections

Correct the source that controls the inaccurate information

Incorrect appraisal owner Verify the recorded deed, probate or heirship record and ask Wise CAD what ownership evidence is required.
Incorrect mailing address Use Wise CAD’s official Address Change Request and verify the Tax Office mailing address separately.
Incorrect acreage Compare the CAD account with the recorded deed, plat and survey before requesting a mapping correction.
Incorrect building details Prepare measurements, plans, photographs, repair records or other evidence showing the physical error.
Incorrect land classification Provide use history, leases, livestock, crop, hay, wildlife or beekeeping records supporting the correct classification.
Incorrect tax payment Contact the Tax Office with the account, tax year, confirmation number, amount and payment date.
A correction and a protest are different. A correction fixes inaccurate data. A protest challenges a protestable appraisal-district action and must follow the applicable deadline.
Free official filing

Apply for and verify Wise County property exemptions

Wise CAD does not charge a fee to file a homestead application. Use official forms or the district taxpayer portal instead of paying a filing service.
Residence homestead

Confirm ownership, principal-residence use, property address and the identification requirements.

Age 65 or older

Review the additional exemption, school-tax ceiling and possible payment or deferral options.

Disabled person

Prepare the required disability evidence and confirm the exemption for every relevant taxing unit.

Disabled veteran

Use the correct veteran application and attach the required VA documentation.

Heir property

Prepare the applicable affidavit, death certificate, utility bill and available ownership records.

Disaster-damaged property

Use Form 50-312 when the official disaster-damage requirements and local deadline apply.

Homestead application micro-steps

Open the official Forms page or Taxpayer Portal Open Wise CAD Forms
Download the current Form 50-114 Do not use an outdated copy from a commercial filing website.
Match the live CAD account Enter the owner, property ID, physical address and legal description accurately.
Include required identification Wise CAD requires a driver licence copy or other information allowed by the Texas Property Tax Code.
Complete any required affidavit Heir property, manufactured-home ownership or identification exceptions may require additional evidence.
Submit the application to Wise CAD Mail, deliver or submit it through the approved online process and keep proof.
Verify the exemption Reopen the account after processing and check every taxing-unit exemption line.
Late filing: certain residence-homestead exemptions can be filed late under Texas law. Contact Wise CAD immediately and identify the tax years involved.
Ranch, hay, livestock and bees

Prepare agricultural, wildlife or beekeeping appraisal evidence

Agricultural appraisal is based on qualifying use, history and local degree-of-intensity standards. Owning rural acreage, cattle or beehives does not automatically qualify every acre.

Match the evidence to the land’s actual use
Land use What Wise CAD may review Evidence to organise
Improved pasture Acreage, animal units, forage, fencing, water and management intensity. Livestock records, leases, feed, veterinary records, maps and photographs.
Hay or crop production Production history, acreage, soil, harvest and commercial use. Invoices, harvest records, leases, equipment and dated photographs.
Wildlife management Prior qualifying appraisal, acreage and qualifying management activities. Management plan, annual report, logs, receipts, maps and photographs.
Beekeeping Acreage, hive density, months on site, commercial purpose and qualifying-use history. Hive count, equipment records, leases, permits, photographs and production records.
Mixed homesite and ranch Qualified acreage versus residence, yard, business or non-ag portion. Survey or map separating the uses.
Change to development Current qualification and possible rollback or additional tax. Development plans, dates, acreage and current land-use documents.
Wise County beekeeping guideline: the district’s published standard describes a 5-acre minimum and 20-acre maximum, six colonies on the first 5 acres and one additional colony for each additional 2.5 acres. The operation must also satisfy applicable agricultural-use history.
Do not change the use of specially appraised land without checking the consequences. Ask Wise CAD whether the change could trigger rollback or additional tax.
Specialised accounts

Search business, mobile-home and mineral accounts separately

Business personal property

Search the doing-business-as name and review equipment, machinery, furniture, inventory and other income-producing assets separately from the real estate.

Mineral property

Search the owner and property type carefully because mineral and surface ownership may follow different accounts and title chains.

Manufactured home

Search the mobile-home park, owner, situs and property type. Land and home ownership may appear in separate records.

Dealer inventory

Use the correct annual declaration and monthly statement for motor vehicle, heavy equipment, manufactured housing or vessel inventory.

Business or owner name
Property ID and tax year
Physical business location
Asset description and category
Original cost and acquisition year

Prepare a Wise CAD protest around one documented issue

Usual filing rule: file by May 15 or 30 days after Wise CAD mailed the Notice of Appraised Value, whichever is later. Use the deadline printed on the individual notice.
Save the notice and current CAD account Keep the property identifiers, legal description, acreage, land, improvements, values, exemptions and map.
Identify the exact protest ground Focus on market value, unequal appraisal, incorrect property details, denied exemption, denied special appraisal or another protestable action.
File through the official protest route Use Wise CAD’s online protest portal when eligible or submit the current Notice of Protest form. Open Wise CAD Online Protest
Protect the deadline first Do not wait until every photograph, estimate or comparable is perfect before filing.
Keep proof of filing Save the portal confirmation, email, fax report, certified-mail receipt or stamped copy.
Build issue-specific evidence Use comparable sales, unequal-appraisal records, photographs, repair estimates, surveys, closing documents, leases or ag-use records.
Review the district evidence Compare Wise CAD’s property facts, sales, land classifications, schedules and adjustments with your documents.
Prepare a short presentation State the requested value or correction first and organise the strongest evidence behind it.
Read the written ARB order Review any district-court, arbitration or other appeal deadline immediately.

2026 local protest workflow

Use Wise CAD’s informal review process correctly

File the formal protest first Wise CAD requires a filed protest before an owner or agent can request an informal conference.
Submit evidence before the informal review Send organised evidence to Wise.Informals@wisecad.net.
Do not expect an informal review on an ARB hearing day Wise CAD states that informal reviews are not held on days when the ARB conducts hearings.
Wait for staff contact A staff member reviews the submitted evidence and contacts the owner or agent by phone or email.
Review any proposed reduction carefully A supported reduction may be proposed by phone, email or fax.
Sign the Settlement and Waiver only after review An agreed proposal requires a signed Settlement and Waiver before it can be processed.
Prepare for the ARB if no agreement is reached Wise CAD allows one informal meeting per property, so preserve the formal hearing date and evidence file.
An informal discussion does not replace a timely protest. File first, preserve proof and do not miss the scheduled ARB hearing while waiting for an informal response.
Bills, payments and receipts

Search and pay Wise County property taxes safely

Open the official Wise County tax portal Start from the county portal rather than a search advertisement or payment message. Open Wise County Property Tax Search
Choose the strongest search field Use account number, owner name, owner mailing address or property location.
Enter account numbers with dashes The portal’s example shows that the full account-number format requires its dashes.
Enter owner names last name first Use a format such as DOE JOHN or DOE J.
Simplify the property location Enter the street number and street name without direction or street type such as Avenue, Lane or Drive.
Choose paid, unpaid or both Include inactive accounts only when researching an older or closed record.
Open the correct tax account Match owner, property location, appraisal-district number, statement number, legal description and tax year.
Review all balances and fees Check current and delinquent years, penalties, interest, attorney fees, prior payments and checkout charges.
Save the confirmation and verify posting Reopen the account after processing and confirm that the payment was applied to the correct property and year.
Quarter-payment instruction: qualifying homestead and over-65 or disabled accounts that elect quarter payments through the website should email taxoffice@co.wise.tx.us after payment so the Tax Office can provide the additional documents needed to process the agreement.
Collection-text verification: the official portal states that a Linebarger text will originate from short code 98023 and include the taxpayer’s name, an account-specific reference number, callback information and disclosures.
Do not enter payment information through an unverified text, advertisement or copied URL. Begin from the official county Tax Office page or tax portal and match the property before paying.
Collector verification

Check whether the county Tax Office collects every Wise CAD tax

The Wise County Tax Office reports that it collects for Wise County and 24 additional taxing entities. The Texas Comptroller’s current directory also lists active Wise CAD units that are not shown in the county collector’s consolidated-unit list.

Common county-collected units

The consolidated list includes Wise County, local school districts, local cities, Weatherford College, selected MUD, WCID, WSD, watershed and emergency-service units.

Verify these separately

The current Comptroller directory does not list Wise County MUD #4, Wise County MUD #5, Walkers Park MUD, Alpha Ranch WCID, Rolling V Ranch WCID Nos. 1–4 or Wise County ESD #4 among the county collector’s consolidated units.

The tax statement controls the collection route. A property can have more than one bill or collector. Confirm every taxing unit before assuming one payment clears the entire property.
Recorded property documents

Use the Wise County Clerk for deeds, liens and document copies

The Wise County Clerk’s index is a guide to recorded documents. It is not a legal title search, lien search or asset search.
Open the Clerk Self Service Web portal Read and accept the disclaimer before entering the document search. Search Wise County Clerk records
Search all reasonable name variations Try grantor, grantee, spouse, estate, trust, business and spelling variations.
Narrow by document type or recording date Use the approximate date, deed type, lien, release, easement or other document category.
Use the instrument number when known This is usually the quickest way to locate a specific recorded document.
Compare the legal description Match the abstract, survey, subdivision, lot, block or tract with the CAD account.
Request a specific document The Clerk does not accept title-search, lien-search or asset-search requests by phone.
Choose a plain or certified copy Published copy fees are $1 per page, or $5 certification plus $1 per page.
Mail requests: send the approximate recording date, full grantor and grantee names, document type and volume, page or instrument number when known. Include a phone number.
A public index search is not a complete title examination. Use a title company or qualified Texas attorney when legal ownership, liens, easements, mineral reservations or heirship must be established.

Review agricultural status

Ask whether ag, wildlife or beekeeping qualification will continue after purchase or a use change.

Check lake and road access

The CAD map does not prove shoreline rights, private-road access or easements.

Search mineral interests

Surface and mineral ownership can follow separate accounts and title chains.

Save closing records

Keep the deed, survey, title policy, closing statement, tax certificate and exemption confirmation.

The seller’s current bill may understate the buyer’s future tax. Exemptions, appraisal limitations, special appraisal and district assessments can change after ownership or use changes.
