Value explanation

Separate market value, appraised value and taxable value

VALUE 1 Market value

The appraisal district’s opinion of what the property would sell for under normal market conditions as of January 1.

VALUE 2 Appraised value

The value after an applicable appraisal limitation or qualifying agricultural, wildlife or timber appraisal.

VALUE 3 Taxable value

The value after exemptions. It can differ for the county, school district and water districts.

Do not calculate the final bill from market value alone. Taxable values, exemptions, adopted rates, tax ceilings, payments, penalties and collection costs can change the amount due.
2026 rate warning: do not substitute a previously published tax rate for the final 2026 rate. The local Truth in Taxation database is updated during August and September as taxing units propose and adopt rates.

Zapata CAD’s official forms page links to applications for 1-d and 1-d-1 agricultural appraisal as well as timber appraisal. Qualifying open-space land is appraised according to productivity rather than ordinary market value, but the market value can still appear on the account.

Confirm the land account

Match the property ID, geographic ID, abstract, legal description and acreage before reviewing qualification.

Check market and productivity values

Do not assume the lower appraised value is an error when a qualifying special appraisal applies.

Document historical use

Prepare leases, livestock, grazing, crop, fencing, water and management records requested by the district.

Wildlife management
