Property-record field decoder

Understand what the appraisal result can and cannot prove

Use CAD fields as research clues, then verify the controlling record
Record field What it helps identify What it does not prove Next action
Property ID The appraisal and collection account assigned to the property. That every related tract or taxable asset is included. Search related real, personal, mineral and mobile-home accounts.
Owner display The owner currently shown for appraisal administration. Complete legal title, lien priority or authority to sell. Verify the recorded deed through the County Clerk.
Situs address The assigned physical property location. Mailing address, legal access or surveyed boundary. Compare the deed, map and survey.
Legal description Subdivision, lot, block, abstract, survey or tract. That shortened CAD wording contains every deed provision. Match it with the recorded instrument.
Acreage The land amount used in the appraisal system. Surveyed acreage, usable land or legal boundaries. Use the deed and an appropriate survey.
Market value Young CAD’s estimate of market value for the displayed year. Sale price, loan value or final tax bill. Review characteristics, condition and comparable evidence.
Appraised value The value after an applicable appraisal limitation. That the underlying market value is correct. Compare market, appraised and taxable values separately.
Taxable value The value remaining for a taxing unit after exemptions. The amount due without the adopted rate and collection record. Review the tax status and selected year.
Exemptions Homestead, senior, disability, veteran or another approved benefit. That every taxing unit grants the same amount. Compare taxable value for each entity.
Improvement details Building size, age, class, use and appraisal characteristics. Exact measurement, condition or code compliance. Document errors with photographs and measurements.
Tax status Whether a current or prior tax item appears paid or due. That every related account has been found. Search all owner-name variations and connected accounts.
Taxing units County, city, school, college and hospital entities associated with the property. That every countywide rate applies. Use only the entities listed on the specific account.
A CAD owner display is not a title opinion. Appraisal records do not establish complete ownership, lien priority, legal access, easements, mineral rights or surveyed boundaries.
Search troubleshooting

What to do when Young CAD returns no useful result

Change one search element at a time
Problem Likely reason What to try next
Full owner name returns nothing The record may use initials, a trust, estate, company or different name order. Search only the first or last name.
Complete address returns nothing The situs address may be abbreviated or differ from the mailing address. Search only the main street or road name.
Rural property has no conventional address The tract may be indexed by owner, abstract, subdivision or geographic ID. Use Advanced Search and the interactive map.
Lake-area property is difficult to match The account may use subdivision, lot and block wording instead of the familiar mailing address. Search owner and subdivision separately.
New buyer is not displayed The deed or appraisal ownership update may still be processing. Verify recording with the County Clerk, then contact CAD.
Business account appears without land Personal property and real estate use separate accounts. Search the business, owner and address under each property type.
Mineral interest is missing Mineral ownership may differ from the surface owner. Search the mineral owner, lease, abstract and property ID separately.
A prior-year balance is not visible Older years may be inside the expanded property record. Click the account area beside the Pay Taxes box and review the lower section.
Useful call script: “I am trying to locate property for owner [name] near [location]. I also have [property ID, legal description, abstract or acreage]. Can you confirm the current account and whether an ownership, mapping or appraisal update is pending?”

Appraisal-to-tax explanation

Follow the value from January 1 appraisal to the final tax bill

Young County property appraisal and tax flow Market value moves through appraisal limitations, special appraisal and exemptions before adopted rates create the property-tax bill. MARKET VALUE January 1 appraisal Review or protest LIMIT OR AG USE Homestead cap or productivity appraisal EXEMPTIONS Homestead, senior, disabled or veteran TAX BILL Taxable value × each adopted local rate Young CAD determines values and collects most local taxes; governing bodies adopt the rates.
Market value

The district’s estimate of market value as of January 1 for the selected tax year.

Appraised or productivity value

A homestead limitation, circuit-breaker limitation or qualifying agricultural appraisal can produce a lower value.

Taxable value

The value remaining for a particular taxing unit after applicable exemptions and limitations.

For 2026, the non-homestead circuit-breaker limitation can apply to qualifying real property valued at $5,320,000 or less. The temporary limitation is scheduled to expire after the 2026 tax year unless the law changes.
Rate timing: Young CAD states that the local property-tax database is updated during August and September as elected officials propose and adopt rates. A proposed rate is not the final adopted rate.
Current, prior-year and partial payments

Use the Young CAD cart without missing an account

Account-matching warning: Young CAD states that taxpayers are responsible for ensuring every account is included. Differences in owner names, mailing addresses or physical addresses can cause related property to be missed.

Residence homestead and personal exemptions

File through Young CAD and verify approval on the account

Texas school districts currently provide a $140,000 general residence-homestead exemption. Eligible owners who are age 65 or older or disabled receive an additional $60,000 school-district exemption. Optional local exemptions can differ.

Prepare identification and ownership evidence Follow the form instructions for the driver’s licence, property address, ownership interest and principal-residence information.
Address special ownership situations Heir property, trusts, life estates, manufactured homes and identification-address mismatches can require additional affidavits.
Meet the ordinary deadline The general exemption-application deadline is before May 1.
Ask about late filing when applicable Residence-homestead and certain senior, disability and veteran exemptions have statutory late-filing provisions.
Keep proof of filing Save the portal confirmation, email, tracking receipt or office-stamped copy.
Verify approval Reopen the property account and confirm the exemption and taxable values for the correct tax year.
General homestead

For an owner occupying the property as a principal residence and meeting the statutory requirements.

Age 65 or disabled

May provide the additional school exemption and a school-tax ceiling when eligibility requirements are met.

Disabled veteran or survivor

Use the application matching the veteran’s rating, service circumstances and applicant relationship.

New-buyer warning: Do not estimate future taxes using the seller’s homestead limitation, senior ceiling or veteran exemption unless the buyer independently qualifies.
Ranches, farms, lake tracts and county roads

Build a tract-by-tract Young County property worksheet

Rural ownership can involve several surface tracts, a separate homesite, agricultural productivity appraisal, barns, lake-area lots, mobile homes, mineral interests and business assets under different property IDs.

Property ID for every surface tract
Current and previous owner names
Abstract, survey, subdivision or tract
CAD acreage and deed acreage
Market and productivity values
Homesite and ranch-improvement accounts
Mineral, utility or industrial accounts
Agricultural or timber qualification history
School, city, college and hospital units
Current and prior-year payment status
Ranch without an address

Search the owner, property ID, abstract, subdivision, geographic ID and legal-description wording.

Several related tracts

Create one worksheet row for every property ID and match each account to the deed acreage.

Ranch improvements

Compare homes, barns, sheds, shops, wells and other structures with the appraisal record.

Lake-area parcel

Match the subdivision, lot, block, situs address, legal description and taxing-unit list.

Mineral ownership

Do not assume that the surface-land account includes every mineral, royalty or lease interest.

Buyer tax estimate

Recalculate without seller-specific exemptions or agricultural appraisal when future use may not qualify.

Agricultural, wildlife and timber appraisal

Use Young CAD’s local qualification and intensity schedules

Young CAD publishes Agricultural Appraisal 1-D, Agricultural Appraisal 1-D-1, Timber Land Appraisal 1-D-1 and restricted-use timber applications. Its tax-information page also provides local agricultural qualification and intensity schedules.
Identify every tract being claimed Save the property ID, legal description, acreage, owner and prior appraisal history.
Open the official agricultural forms Select the 1-D, 1-D-1, timber or wildlife-related materials that match the land. Open Young CAD special-appraisal forms
Read the local intensity schedule Compare the operation with Young CAD’s published qualification and intensity requirements. Open local agricultural guidance
Document current agricultural activity Prepare livestock, grazing, crop, hay, lease, fencing, water, equipment, receipt and production records.
Document qualifying history Open-space appraisal depends partly on historical qualifying use, not only the land’s current rural appearance.
Separate homesite and non-qualifying acreage Identify land used for a residence, roads, commercial activity, recreation or another non-agricultural purpose.
Prepare wildlife or timber evidence Wildlife management generally requires prior qualifying open-space appraisal; timber appraisal requires qualifying timber production and management.
Address filing and change-of-use consequences Most special-appraisal applications are ordinarily due by April 30. A non-qualifying change can create additional taxes.
Common mistake: Rural acreage, wildlife, occasional livestock, hay cutting or trees do not automatically establish agricultural or timber qualification.
Business personal property and renditions

Separate equipment and inventory from the real-estate account

For 2026, business personal property with a total taxable value of $125,000 or less in a taxing unit is exempt in that unit. Young CAD warns businesses to review the new 2026 rendition information to avoid penalty or exemption problems.
Real property

Land and attached improvements such as offices, shops, warehouses and permanent site work.

Business personal property

Equipment, machinery, furniture, technology, inventory and other income-producing tangible assets.

Special inventory

Motor vehicles, vessels, heavy equipment and manufactured housing can require separate declarations.

Leased assets

The property owner, equipment lessor and operating business may have different reporting duties.

Search the land and building account Use the real-property type and facility owner or address.
Search the operating business Use Doing Business As and the personal-property type.
Prepare an asset list Include machinery, equipment, furniture, inventory, computers, vehicles and leased property used to produce income.
Use Young CAD’s rendition form The forms page includes Personal Property Rendition, General Real Estate Rendition and Real Property Inventory Rendition. Open rendition and inventory forms
Review the 2026 depreciation and BPP guidance Young CAD publishes a depreciation schedule, cover letter, FAQ and example rendition. Open BPP guidance
Address the rendition deadline Most business-property renditions are due April 15. A timely written extension request generally moves the ordinary deadline to May 15.
Report a closure, move or sale Contact Young CAD instead of assuming the account closes automatically.
Mineral, utility and industrial accounts

Search specialised property separately from the surface tract

Young CAD states that mineral, utility and industrial accounts are appraised for the district by Pritchard & Abbott, Inc. Real estate and ordinary personal-property accounts are appraised locally by the district.
Mineral property

Oil, gas, royalty, working-interest and lease accounts can be owned separately from the surface.

Utility property

Pipeline, electric, telecommunications and other utility assets can use specialised valuation records.

Industrial property

Industrial land, improvements and equipment may involve several property categories.

Annual mineral notices

Young CAD’s tax-information page publishes mineral notices, including a 2026 section.

Search the surface account first Save the owner, property ID, abstract, legal description and acreage.
Search the mineral or specialised property type Use the mineral owner, lease, geographic ID, abstract or property ID.
Confirm the tax year and interest owner Mineral interests, production and ownership percentages can change between tax years.
Compare recorded instruments Use County Clerk deeds, mineral reservations, assignments and leases when legal ownership matters.
Send a precise valuation question Provide Young CAD with the property ID, owner or lease, tax year and exact field being questioned.
2026 appraisal protest and ARB preparation

Use Young CAD’s July 1 deadline—not a generic date

Local 2026 deadline: Young CAD published July 1, 2026 as its protest and appeals deadline. As of July 28, 2026, that ordinary local deadline has passed for many accounts.

A later-mailed notice, a good-cause late protest, failure to receive a required notice or a limited correction remedy may create another deadline. Do not assume that a late filing is available; contact Young CAD promptly and preserve evidence of notice dates.

Save the complete property record Capture the property ID, market value, appraised value, land, improvements, exemptions, property characteristics and taxing units.
Read the Notice of Appraised Value Verify the noticed value, mailing date, property description, filing deadline and protest instructions.
Open the Young CAD Taxpayer Portal Register or sign in to review available documents, applications and property services. Open Young CAD Taxpayer Portal
Use the official Notice of Protest when needed Young CAD publishes Form 50-132 and an Affidavit of Evidence. Open protest forms
Select the correct protest reason The issue may involve market value, unequal appraisal, property description, ownership, exemption action, agricultural appraisal or another determination.
Save proof of filing Keep the portal confirmation, email, screenshot, certified-mail receipt or office-stamped copy.
Request or review the district’s evidence Compare the appraisal method, property characteristics and comparable evidence with your documents.
Prepare issue-specific evidence Use comparable sales, unequal-appraisal accounts, photographs, repair estimates, measurements, leases, surveys, income records or agricultural evidence.
Create a one-page hearing summary State the property ID, disputed field, requested value or correction and the supporting exhibits.
Save the ARB order Preserve the decision, mailing envelope, exhibits and filing confirmation for any available appeal deadline.

Evidence checklist

Notice of Appraised Value
Current and prior Young CAD records
District evidence packet
Comparable sales or unequal-appraisal accounts
Dated property-condition photographs

Keep the request specific: “The appraisal record lists 2,350 square feet, but the measured living area is 2,040 square feet. Exhibits A and B support the corrected size and requested value.”
Deeds, liens, leases and official public records

Use the Young County Clerk for the controlling document

Young CAD records are appraisal and tax-administration records. The Young County Clerk maintains deeds, liens, mortgages, releases, oil-and-gas instruments, plats and other official public records.

Save the CAD property details Record the owner display, property ID, situs address, legal description, abstract and acreage.
Open the official County Clerk page Confirm the current Clerk, contact details, filing hours and public-record link. Open Young County Clerk
Open Online Public Records Use Quick Search or Advanced Search for grantor, grantee, subdivision, document type, document number or date. Search Young County official records
Search current and former parties Use the current owner, previous owner, trust, estate, business, mineral owner and lender names.
Compare document identifiers Match the parties, recording date, instrument number, document type and legal description.
Review related instruments Search for deeds of trust, releases, liens, easements, restrictions, mineral reservations, assignments and leases.
Obtain the appropriate document An online image may work for preliminary research, while a lender, court or agency may require a certified copy.
Provide recording details to Young CAD If a recorded deed is not reflected in the appraisal account, provide the property ID, instrument number and recording date.

Documents brought in after 3:30 PM are filed the following day.

The Clerk publishes $25 for the first page and $4 for each additional page for open-public-record filings. Verify the current total before submitting a document.

Out-of-state checks are not accepted; the office directs filers to use a cashier’s check or money order.

An online index is not a title opinion. Use a title company or qualified Texas attorney when ownership, lien priority, legal access, easements, restrictions or mineral reservations must be determined.
Local taxing-unit routing

Use only the entities listed on the specific property

Young County contains several cities, school districts, a college district and hospital taxation. A property does not automatically pay every rate in the county.

Active Young County taxing-unit categories
Category Officially listed examples Verification step
County Young County Confirm the county taxable value and selected tax year.
School districts Graham, Newcastle, Olney, Bryson and Woodson ISDs Use only the school district shown on the property account.
Cities Graham, Newcastle and Olney City tax generally applies only inside the municipal boundary.
College district North Central Texas College District Confirm the college district appears on the account.
Hospital taxation Olney-Hamilton Hospital District and locally listed hospital service Use the exact hospital entity displayed on the property record.
Collection exception Woodson ISD Follow the collector printed on that tax statement.
Buyer planning tip: Two nearby rural or lake-area properties can have different school, city or hospital taxation. Compare the actual account for each property.
Local Young County scenarios

Adjust the workflow to the property location and account type

Graham residence

Confirm City of Graham, Graham ISD, county, college and any hospital taxation shown on the account.

Olney property

Verify City of Olney, Olney ISD and the hospital district rather than using a Graham calculation.

Newcastle property

Check City of Newcastle and Newcastle ISD only when they appear on the specific appraisal record.

Woodson ISD tract

Use the CAD account for appraisal research but verify the separate collection office before paying school tax.

Bryson ISD property

A Young County mailing address does not establish the school district. Use the account’s taxing-unit list.

Possum Kingdom-area property

Match subdivision, lot, block, legal description, road access and actual taxing units.

Oil or gas interest

Search the mineral account separately and compare the interest owner with County Clerk instruments.

Inherited ranch land

Search the deceased owner, estate, heirs, deed history and every related property ID.

Recently purchased property

What is the official Young County Appraisal District property search?

Use esearch.youngcad.org. It provides Owner, Address, ID, ARB and Advanced Search options and the official property-tax cart.

Use last-name-first-name format. If the complete name fails, search only the first or last name and verify every possible result using the property ID, address, legal description and property type.

Young CAD states that it collects for its listed taxing authorities except Woodson ISD. The elected county Tax Assessor-Collector does not collect property taxes and directs property-tax payments to Young CAD.

How do I pay current or prior Young County property taxes?

Search the property, select the green Pay Taxes button, expand the account to find prior years, add each property and year to the cart, verify the subtotal and complete checkout. A partial payment can be entered by changing the subtotal for a selected year.

What was the 2026 Young CAD protest deadline?

Young CAD published July 1, 2026 as its local protest and appeals deadline. A later notice or limited late-protest or correction remedy can produce another deadline, so contact the district promptly.

How do I apply for a Young County homestead exemption?

Use the Young CAD Taxpayer Portal, online forms or residence-homestead application. Include the required identification, keep proof of filing and verify approval on the account.

How do I apply for agricultural appraisal in Young County?

Use Young CAD’s Agricultural Appraisal 1-D or 1-D-1 application and review its local qualification and intensity schedules. Provide evidence of qualifying current and historical land use.

How do I search Young County mineral or utility property?

Use Advanced Search and the applicable property type. Search the owner, property ID, lease, abstract, geographic ID or legal description. Mineral, utility and industrial accounts are appraised through Pritchard & Abbott for the district.

Where can I search Young County deeds and official property records?

Use the County Clerk’s Official Records Search. Search by grantor, grantee, subdivision, document type, document number or date, then verify certified-copy requirements with the Clerk.

Does the Young CAD parcel map prove a legal boundary?

No. Young CAD states that legal descriptions and acreage are for appraisal-district research and should be verified before legal use. Use the deed, plat and an appropriate survey for boundary decisions.
